ESTATES OF WEST CLAY
Proposed Single Family Subdivision
(Located at the northwest corner of 131ST Street and Ditch Road)
Water System
The water supply to the proposed development shall be provided by the Indianapolis Water
Company by a connection at 131ST Street and along Ditch Road.
Sanitary Sewer System
The proposed development shall be served by an on-site sanitary sewer which will connect to
the sewer main located on the adjacent property to the west and served by Clay Township
Regional Waste District.
Storm Drainage System
The storm water management design for the development is proposed to be private and shall
consist of a system of storm sewers which will convey stormwater runoff from inlets located in
the streets and rear yards to multiple stormwater detention ponds. The ponds will outlet the
storm runoff at a controlled rate into Elliot Creek to the southwest and to Almond Ditch to the
north via various conveyance systems.
Electric Service
Electric service will be provided by Cinergy/PSI.
Gas Service
Gas service will be provided by Indiana Gas
Telephone Service
Telephone service will be provided by Ameritech.
Cable Television Service
Cable television service will be provided by Time Warner Cable.

The Estates of West Clay
Maintenance Plan Statement
The Estates of West Clay will be developed into a community of 25 large single family homesites that will.K`/
have an average lot size in excess of 1 acre. Lot dimensions will average 200' in width by 250'_in depth!
Lots will be maintained by the homeowner and will be large single family homes. This maintenance plan
will address the maintenance of the common areas only.
The Estates of West Clay will have approximately 8.52 acres of common area or approximately 19%.
Approximately 4.86 acres or 57%of the open space is designated as Designed Open Space and 3.66 acres
or 43%of the open space is designated as Stormwater Management Area. All of the common areas will be
maintained by the The Estates of West Clay Homeowner's Association.
