The property is located along N. Illinois Street, immediately south of a common east/west drive, south of 116th Street and fronting Illinois Street. (Refer to Tab 2 for location maps). The property is zoned PUD – The Bridges Planned Unit Development District as established by Ordinance Z550-11. The proposed facility has been reviewed by the Developer and is in conformance with the Development Standards established for this zoning district. The project was submitted for Development Plan approval and docketed as 14070011 DP/ADLS. Variances have been identified that relates to the menu boards planned for the facility. The Bridges Planned Unit Development allows for only one menu board and a menu board sign square footage of 30 sq. ft. The facility, as proposed, is planned to utilized McDonald’s standard dual drive through configuration that provides for the most efficient customer services and keeps wait times minimal. This configuration is similar to the recently remodeled store located at 750 E. Carmel Drive that was also reviewed and approved by the BZA as Docket Number 1208008V – 12080014V in October of 2012. This petition seeks approval of the following: - Docket No. 14100023 V – Number of Menu Signs – 2 proposed, 1 allowed. Z-550-11, Section 9.5 I - Docket No. 14100024 V – Menu Sign Square footage – 38.81 SFT proposed, 30 SFT allowed. Z-550-11, Section 9.5 I The material contained herein includes renderings and elevations of the proposed facility, site plans and sign location maps, signage summary tabulations, and cut sheets for all signs proposed for the facility.
