Crediford, Maggie Subject: FW: Remonstrance for McDonald's at The Bridges From: Lyle Hartman [mailto:carmellmh©aol.com] Sent: Monday, November 17, 2014 9:47 PM To: Motz, Lisa Subject: McDonalds at The Bridges public hearing Tues. Nov. 18 at 6 pm at City Hall Lisa, please forward this e-mail to the Plan Commission members for the Tuesday, November 18, 2014 scheduled meeting regarding the Bridges. Thank you for your assistance Marian Hartman 465 Burlington Lane Carmel. IN 46032 317-846-0168 General Comments from neighbors (1) I've driven by other McDonalds, & the traffic patterns/drive-thru positions & signs appear to all be laid out the same as for The Bridges. It's a cookie-cutter corporation, that doesn't change anything if it doesn't have to. The so-called Prairie style building for The Bridges also looks very similar to the corporate prototype, except for the yellow squares near the roofline & a little "stone". (2) McDonalds is claiming environmental sustainability. It's been a long time since I've been in one, but I was always astounded that such a giant corporation, that could make such a difference. showed no signs of recycling all that trash. Do they? I would dearly love an answer to that question. Their related pages in Laser fiche were clipped off, but I saw nothing about recycling the tons of food packaging that they generate. (3) For the P.C.'s future benefit, I would mention that most neighbors do not feel that McDonalds or the existing businesses at The Bridges represent the high end establishments that they were "sold" in The Bridges PUD. Just more of what you can find anywhere else nearby. Nothing special or unique, except for possibly the coming grocery store. At a number of the meetings, we were told that this is a very special property and that we would see high end restarants. We are now getting a McDonalds to go along with the Jimmy Johns. Comments Regarding Blair's Answers to Neighbors' Questions (from CCRZ 11-13-14 update below): (E.3.e.) I highly disagree with Blair's statement that he sees no problem with increased traffic because McDonalds"will not be a destination, rather McDonalds will suck up the internal traffic from The Bridges." It will absolutely be a destination, & he knows it. Especially for nearby office workers at lunch, & for frazzled mothers trying to feed kids cheap & fast. Are they going to have a sign or billboard on Meridian St. to draw in that traffic, too?? (E.9.) Junipers are evergreen shrubs, not trees. (E.10.) In other words, there are no limits on loudness of the drive-thru speakers! The outdoor patio on the "opposite side" is still not at all far away. I'm sure that's just another corporate"standard" that won't change since there are no residential areas within earshot. (E.13.) He doesn't consider increased number& size of the menu board signs to be a major change to the PUD, but I do. There are limits on both for a reason. I believe they are going thru the BZA instead of Council (who approved the PUD) because they know approval of the changes will be much more likely at the BZA&with much less public scrutiny. Bypassing Council via the BZA is fast becoming a worrisome avenue for developers to get increased density for their residential developments, too. Although lately, Council seems all too willing to approve increased density. 1 Cohn,,Angelina V • From Keesling,'Rachel M. The:Bridges location is able to meet the 6' height, but is still;asking for number and size.So in regards to the menu sigriage; it is practically the same as Carmel,Drive, with the height exception. The building:design is a lot different because of the prairie style architecture, but overall the building is the same shape/layout as Carmel Drive.Thesite, layout'is pretty much the same too.
