Plaza Shopping Center
I am writing to support questions we have about the usefulness, and the negative impact a
laundromat business would have on surrounding nearby neighborhoods. In my absence, I
have delegated members of Hunters Creek Town Houses permission to present my questions
and concerns.
QUESTIONS /COMMENTS:
Is the city infrastructure for water and sewage disposal capable and have the extra capacity
to properly transport the extra waste coming from a Laundromat business. Our neighborhood
has already had problems with mall businesses disposing of wastes in the city sewers and
clogging them. There was sewage blockage that caused waste water gushing above
manhole covers and fouling the ground and sidewalks at the corner of Rohrer and Marana. I
believe the city services department told us there was a four foot slug of waste that
completely plugged the lines. If it had not been for Mr. Bob Busby and another Hunters Creek
resident calling this type of issue to the city, the waste water could have backed up into our
homes and been a serious health hazard, and expenses.
We would ask to see the studies, and be given a chance of appropriate time to analyze and
present counter arguments that suggest the installation of a Laundromat is needed or wise at
this location.
That is, what demographic and economic level of nearby population needs this service that
doesn't already have laundry facilities on their own premises.
What is the immediate and long term environmental impact (air, water, soil, property values) of
this business on surrounding properties, and more importantly on the health of people
especially those such as myself who have chronic illnesses caused by environmental
contamination from chemical agents.
I ask the Board to deny/disapprove a request for a variance allowing a Laundromat be put in
business here.

Hi, Bob—
Upon preliminary research,the underlying zoning of this site is B-3/Business, which permits a Self Service Laundry use,
today. It is the US 31 Overlay Zone which currently Excludes the use, and that is why the Nice Laundromat is seeking Use
Variance approval from the BZA this evening. (On a related note, when the Zoning Ordinance's Appendix A:Schedule of
Uses matrix was created and adopted in 2003, only then did it even list the specific Self Service Laundry use category;
otherwise, prior to that, it would have just been considered a type of service or retail use. )
The Meridian Village Plaza shopping center was approved by the Plan Commission around 1989, and it also received
Special Use approval from the BZA in 1989 because the version of the zoning ordinance in place back then required
special use approval for a retail and service business center(and pretty much every other type of use,too!). (Today's
version of the Carmel Zoning Ordinance permits the retail and service land uses at this location,even in the Overlay
Zone.)
Please let me know if you need us to pull all of the archived files relating to this shopping center,or if I have adequately
answered your question.
