SECTION 017400 - CLEANING
PART 1 - GENERAL
1.1 RELATED DOCUMENTS
A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and
other Division 01 Specification Sections, apply to this Section.
1.2 SUMMARY
A. Section includes administrative and procedural requirements for Project Cleaning, including, but not
limited to, the following:
1. Disposal Requirements.
2. Cleaning and Protection.
3. Cleaning Materials.
4. Cleaning During Construction
5. Dust Control
6. Final cleaning.
B. Related Requirements:
1. Section 017300 "Execution" for progress cleaning of Project site.
2. Section 017700 "Closeout Procedures."
1.3 DISPOSAL REQUIREMENTS
A. Conduct cleaning and disposal operations to comply with all local codes, ordinances, regulations and
anti-pollution laws.
B. Each trade shall sweep work area and pick up the debris generated by that trade and dispose of in the
dumpsters furnished by General Contractor.
1.4 CLEANING AND PROECTION
A. Clean and protect construction in progress and adjoining materials in place, during handling and
installation. Apply protective covering where required to assure protection from damage or deterioration
at Project completion.
B. Clean and provide maintenance on completed construction as frequently as necessary through the
remainder of the construction period. Adjust and lubricate operable components to assure operability
without damaging effects.
C. Limiting Exposures: Supervise construction operations to assure that no part of the construction,
completed or in progress, is subject to harmful, dangerous, damaging, or otherwise deleterious exposure
during the construction period. Where applicable, such exposures include, but are not limited to, the
following:

1. Excessive static or dynamic loading.
2. Excessive internal or external pressures.
3. Excessively high or low temperatures.
4. Thermal shock.
5. Excessively high or low humidity.
6. Air contamination or pollution.
7. Water or ice.
8. Solvents.
9. Chemicals.
10. Light.
11. Puncture.
12. Abrasion.
13. Heavy traffic.
14. Soiling, staining, and corrosion.
15. Rodent and insect infestation.
16. Combustion.
17. Electrical current.
18. High-speed operation.
19. Improper lubrication.
20. Unusual wear or other misuse.
21. Contact between incompatible materials.
22. Destructive testing.
23. Misalignment.
24. Excessive weathering.
25. Unprotected storage.

PART 2 - PRODUCTS
2.1 MATERIALS
A. Cleaning Agents:
1. Use cleaning materials and agents recommended by manufacturer or fabricator of the surface to be
cleaned.
2. Do not use cleaning agents that are potentially hazardous to health or property or that might
damage finished surfaces.
3. Use cleaning materials only on surfaces recommended by cleaning material manufacturer.
PART 3 - EXECUTION
3.1 CLEANING DURING CONSTRUCTION
A. Execute periodic cleaning, not less than daily, to keep the Work, the Project Site and adjacent properties
free from accumulations of waste materials, rubbish and windblown debris resulting from construction
operations.

B. Remove debris and rubbish from pipe chases, plenums, attics, crawl spaces, and other closed or remote
spaces prior to closing the space.
3.2 DUST CONTROL
A. Clean interior spaces prior to the start of finish painting, and continue cleaning on an as-needed basis
until painting is finished.
B. Schedule operations so that dust and other contaminants resulting from cleaning process will not fall on
wet or newly coated surfaces.
3.3 FINAL CLEANING
A. General: Perform final cleaning. Conduct cleaning and waste-removal operations to comply with local
laws and ordinances and Federal and local environmental and antipollution regulations.
B. Final cleaning of the Work is in addition to cleaning specified for each Subcontractor as specified in their
respective Sections and Division 1.
C. General Contractors, Contractors, and Subcontractors responsible for construction facilities shall remove
and clean up all evidence of temporary construction.
D. Subcontractors are responsible for cleaning portions of the Work that were not properly protected as
specifically specified in each Specification section.
E. Ventilating Systems: Provide ductwork and filter protection and cleaning as specified in Division 23 (in
addition to the requirements below).
F. Prior to final completion, Owner will conduct an inspection of sight exposed interior and exterior
surfaces, and all work areas, to verify that the General Contractor, Contractor, and/or Subcontractor has
cleaned the Work in accordance with the Contract Documents.
G. Cleaning: Employ experienced workers or professional cleaners for final cleaning. Clean each surface or
unit to condition expected in an average commercial building cleaning and maintenance program.
Comply with manufacturer's written instructions.
1. Complete the following cleaning operations before requesting inspection for certification of
Substantial Completion for entire Project or for a designated portion of Project:
a. Clean Project site, yard, and grounds, in areas disturbed by construction activities,
including landscape development areas, of rubbish, waste material, litter, and other foreign
substances.
b. Sweep paved areas broom clean. Remove petrochemical spills, stains, and other foreign
deposits.
c. Rake grounds that are neither planted nor paved to a smooth, even-textured surface.
d. Remove tools, construction equipment, machinery, and surplus material from Project site.
e. Remove snow and ice to provide safe access to building.
f. Clean exposed exterior and interior hard-surfaced finishes to a dirt-free condition, free of
stains, films, and similar foreign substances. Avoid disturbing natural weathering of
exterior surfaces. Restore reflective surfaces to their original condition.

g. Remove debris and surface dust from limited access spaces, including roofs, plenums,
shafts, trenches, equipment vaults, manholes, attics, and similar spaces.
h. Sweep concrete floors broom clean in unoccupied spaces.
i. Vacuum carpet and similar soft surfaces, removing debris and excess nap; clean according
to manufacturer's recommendations if visible soil or stains remain.
j. Clean transparent materials, including mirrors and glass in doors and windows. Remove
glazing compounds and other noticeable, vision-obscuring materials. Polish mirrors and
glass, taking care not to scratch surfaces.
k. Remove labels that are not permanent.
l. Wipe surfaces of mechanical and electrical equipment, elevator equipment (where
provided), and similar equipment. Remove excess lubrication, paint and mortar droppings,
and other foreign substances.
m. Clean plumbing fixtures to a sanitary condition, free of stains, including stains resulting
from water exposure.
n. Replace disposable air filters and clean permanent air filters. Clean exposed surfaces of
diffusers, registers, and grills.
o. Clean ducts, blowers, and coils if units were operated without filters during construction or
that display contamination with particulate matter on inspection.
1) Clean HVAC system in compliance with NADCA Standard 1992-01. Provide
written report on completion of cleaning.
p. Clean light fixtures, lamps, globes, and reflectors to function with full efficiency.
q. Leave Project clean and ready for occupancy.
H. Pest Control: Comply with pest control requirements in Section 015000 "Temporary Facilities and
Controls." Prepare written report.
I. Construction Waste Disposal: Comply with waste disposal requirements in Section 017419 "Construction
Waste Management and Disposal."
