Thanks for providing these updated drawings. They all meet the requirements they need to. As I look over the drawings,
there is one thing that still stands out to me. This is the pavement markers or “signs” relating to the drive thru and one
way traffic. Will the west edge of the drive thru have a striping lane to help identify it as an area not to go into (except if
you are in the drive thru lane)? If so, I don’t see how the pavement markings of drive thru and one way are necessary on
the west side of the building when someone is exiting the drive thru. There is a do not enter sign at the end of the drive
thru lane in this area, that should be sufficient. If there is not a striped line – perhaps there should be. Also, the one way
pavement marking as you enter the drive thru area on the east side – is that necessary? One is already going into the
drive thru when it identifies it as one way only. If these three pavement markers/signs could be removed, that should

Regarding the Dairy Queen, I still need the following information:
1. The menu board and preview board must have brick or stone bases to match the building design. Please update the
rendering to show the addition of a base.
2. The menu board square footage is too high. Please provide more detailed dimensions of just the signage areas
(taking out the casing separators) so I can hopefully get the square footage of copy only down to 30 sq. ft. I have tried to
show the areas I need by drawing red boxes around them in the attached PDF.
3. The directional sign dimensions do not match. Please revise all drawings to show the sign at less than 3’ tall.
4. For the wall signs, please provide all dimensions. Right now on either side of the width of the sign, it say EQ. Please
provide this dimension instead of EQ.
5. Please also confirm the overall height of the tower where the sign is located, from ground to the bottom of the
cornice line.
Once we get this information, we will release the Letter of Grant as it pertains to Dairy Queen. We will also make note
that the other retail building still needs final design approval as it relates to the sign band areas. Please let me know if

portion...That's what I'm attempting to do. Please know you will see the project again once the south side is
finalized.

Please help get these comments and concerns addressed, so we can issue the final
Plan Commission Letter of Grant. Thank you!
Here are the Planning Department’s concerns with the DQ Signage:
1. The directional sign is too tall. 3’10.5” is proposed, 3’ is allowed.
2. The menu sign is too large. 40.15 sq. ft. is proposed, 30 sq. ft. is allowed.
3. The menu sign is too tall. 8’2 11/16” is proposed, 6’ is allowed.
Also, the Planning Dept. would also like to get a to-scale print out of the exterior
architectural building elevations, and/or have the architect put the spandrel panel
dimensions on the elevations for the wall signs. Lastly, the Planning Dept. needs
to work with the architect, or whomever, to get the Dunkin Donuts/C Store
building spandrel panel/EIFS areas figured out and finalized, so we can issue the
Letter of Grant for the overall site .

I just checked with Rachel Keesling in our office, and there are a few review
comments that still need to be addressed so that we can actually issue the plan
commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations
that are to-scale, either on 11 x 17 paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on
you to get the remaining review comments to the appropriate person. Thanks!

Regarding the Dairy Queen, I still need the following information:
1. The menu board and preview board must have brick or stone bases to match the building design. Please update the
rendering to show the addition of a base.
2. The menu board square footage is too high. Please provide more detailed dimensions of just the signage areas
(taking out the casing separators) so I can hopefully get the square footage of copy only down to 30 sq. ft. I have tried to
show the areas I need by drawing red boxes around them in the attached PDF.

Hi Jim,
Regarding the Dairy Queen, I still need the following information:
1. The menu board and preview board must have brick or stone bases to match the building design. Please update the
rendering to show the addition of a base.
2. The menu board square footage is too high. Please provide more detailed dimensions of just the signage areas
(taking out the casing separators) so I can hopefully get the square footage of copy only down to 30 sq. ft. I have tried to
show the areas I need by drawing red boxes around them in the attached PDF.

3. The directional sign dimensions do not match. Please revise all drawings to show the sign at less than 3’ tall.
4. For the wall signs, please provide all dimensions. Right now on either side of the width of the sign, it say EQ. Please
provide this dimension instead of EQ.
5. Please also confirm the overall height of the tower where the sign is located, from ground to the bottom of the
cornice line.
Once we get this information, we will release the Letter of Grant as it pertains to Dairy Queen. We will also make note
that the other retail building still needs final design approval as it relates to the sign band areas. Please let me know if
you have any other questions.

I just checked with Rachel Keesling in our office, and there are a few review
comments that still need to be addressed so that we can actually issue the plan
commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations
that are to-scale, either on 11 x 17 paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on

there is one thing that still stands out to me. This is the pavement markers or “signs” relating to the drive thru and one

Hi Jim,
Thanks for providing these updated drawings. They all meet the requirements they need to. As I look over the drawings,
there is one thing that still stands out to me. This is the pavement markers or “signs” relating to the drive thru and one
way traffic. Will the west edge of the drive thru have a striping lane to help identify it as an area not to go into (except if
you are in the drive thru lane)? If so, I don’t see how the pavement markings of drive thru and one way are necessary on
the west side of the building when someone is exiting the drive thru. There is a do not enter sign at the end of the drive
thru lane in this area, that should be sufficient. If there is not a striped line – perhaps there should be. Also, the one way
pavement marking as you enter the drive thru area on the east side – is that necessary? One is already going into the
drive thru when it identifies it as one way only. If these three pavement markers/signs could be removed, that should
take care of our remaining concerns. Please let me know.

Here are the Planning Department’s concerns with the DQ Signage:
1. The directional sign is too tall. 3’10.5” is proposed, 3’ is allowed.
2. The menu sign is too large. 40.15 sq. ft. is proposed, 30 sq. ft. is allowed.
3. The menu sign is too tall. 8’2 11/16” is proposed, 6’ is allowed.
Also, the Planning Dept. would also like to get a to-scale print out of the exterior
architectural building elevations, and/or have the architect put the spandrel panel
dimensions on the elevations for the wall signs. Lastly, the Planning Dept. needs
to work with the architect, or whomever, to get the Dunkin Donuts/C Store
building spandrel panel/EIFS areas figured out and finalized, so we can issue the
Letter of Grant for the overall site .

I just checked with Rachel Keesling in our office, and there are a few review
comments that still need to be addressed so that we can actually issue the plan
commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations
that are to-scale, either on 11 x 17 paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on
you to get the remaining review comments to the appropriate person. Thanks!

Regarding the Dairy Queen, I still need the following information:
1. The menu board and preview board must have brick or stone bases to match the building design. Please update
the rendering to show the addition of a base.
2. The menu board square footage is too high. Please provide more detailed dimensions of just the signage areas
(taking out the casing separators) so I can hopefully get the square footage of copy only down to 30 sq. ft. I have
tried to show the areas I need by drawing red boxes around them in the attached PDF.
3. The directional sign dimensions do not match. Please revise all drawings to show the sign at less than 3’ tall.
4. For the wall signs, please provide all dimensions. Right now on either side of the width of the sign, it say EQ.
Please provide this dimension instead of EQ.
5. Please also confirm the overall height of the tower where the sign is located, from ground to the bottom of the
cornice line.
Once we get this information, we will release the Letter of Grant as it pertains to Dairy Queen. We will also make note
that the other retail building still needs final design approval as it relates to the sign band areas. Please let me know if
you have any other questions.

I just checked with Rachel Keesling in our office, and there are a few review
comments that still need to be addressed so that we can actually issue the plan
commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations
that are to-scale, either on 11 x 17 paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on

Here are the Planning Department’s concerns with the DQ Signage:

2. The menu sign is too large. 40.15 sq. ft. is proposed, 30 sq. ft. is allowed.
3. The menu sign is too tall. 8’2 11/16” is proposed, 6’ is allowed.
Also, the Planning Dept. would also like to get a to-scale print out of the exterior
architectural building elevations, and/or have the architect put the spandrel panel
dimensions on the elevations for the wall signs. Lastly, the Planning Dept. needs
to work with the architect, or whomever, to get the Dunkin Donuts/C Store
building spandrel panel/EIFS areas figured out and finalized, so we can issue the
Letter of Grant for the overall site .

I just checked with Rachel Keesling in our office, and there are a few review
comments that still need to be addressed so that we can actually issue the plan
commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations
that are to-scale, either on 11 x 17 paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on
you to get the remaining review comments to the appropriate person. Thanks!

I just checked with Rachel Keesling in our office, and there are a few review comments that still need to be addressed so
that we can actually issue the plan commission Letter of Grant (that was supposed to go out last fall), and it’s mostly
signage related, but some building related. I will get you that email soon.
Also, we will need one paper copy of the exterior architectural building elevations that are to-scale, either on 11 x 17
paper or 24 x 36 paper.
Joe - I think the original architect for the project was released, so I will rely on you to get the remaining review
comments to the appropriate person. Thanks!
