Mr. Barnes, FROM: Kelly Fields Blackmore & Buckner Roofing, LLC 1504 Sadlier Circle South Drive Indianapolis, IN. 46239 317 -916 -2030 - PH 317- 489 -6277 — FAX kfields@blackmorebuckner.com After performing a more detailed inspection of the existing dormer walls and the wall louvers, we found that the louvers had not been properly flashed into the walls when they were first installed. It appears that caulking had been intended to be a permanent seal between the louver frame and dormer wall siding. There are large openings around the sides of the louvers where water is blowing in, even during a normal rain. Which dormer wall is leaking depends on the direction of the rain, along with the amount of wind at the time. It is our recommendation that the louvers be removed and the proper flashings be installed, prior to reinstalling the existing louvers. This work will need to be performed from the roof and inside the dormer, as the area is too far to reach from a man lift or crane. We propose the following: • We will install roof jacks and walk boards around the base of the dormer (Cupola) to act as a safe working surface to perform the louver repairs. • Working from inside the dormer, along with having a man positioned on the walk board for safety, we will disconnect the existing louvers from the dormer walls and bring them into the dormer for storage, during the repair process. • Due to the inability to foresee the amount of damaged or deteriorated wood around the wall openings, any bad wood will be replaced on a time and material basis at our standard rates listed below. • We will seal the existing wall cavity with EPDM, to act as a second barrier against leaks, beyond the new metal flashings. • New aluminum channel flashings will be fabricated and installed around the louver openings. Metal colors will be chosen by owner, from the manufacturer's standard list of colors. • The existing louvers will be reinstalled, anchored to the existing dormer walls and sealed to the new channel flashings. • A new foam backer rod and urethane sealant will be installed around the outside edge of the louvers to seal any gaps between the louvers and new metal flashings. • After all louver work has been completed, we will remove the roof jacks and walk boards and reinstall any previously removed slate in their locations. • It is our intention to work on only one (1) louver at a time. If the louver that we are repairing cannot be set back in place at the end of the day, we will cover the existing wall opening for weather protection until it can be reset. Our price for this work is $19,995.00 This proposal is based on the assumption that all work will be completed during normal work hours, Monday thru Friday. Any work performed outside the above listed scope of work will be done on a Time & Material basis at our standard rates listed below: Roofers: $69.00 per hour. Sheet Metal: $93.00 per hour.
