Please accept this email as the Planning/Zoning Department’s administrative approval of the canopy addition for the Crew Carwash site located at 10580 Michigan Rd. A copy of this approval and the associated plans will be placed in the original Plan Commissions approval file for the site, under docket no. 07090014 DP/ADLS. Please work with the Carmel Building Permits Dept. to secure the required permits/inspections. We are very close to approving this item administratively, and then you can work with the Carmel Building Permits Dept. (317-571-2444) to secure an improvement location permit and also work with the City Engineering Dept. (317-571-2441) to secure any permits for work in the right of way, erosion control, and things like that. Planning Staff has one last minor request: Please raise the height if the canopy just a little bit, so that the bottom of the ACM bronze fascia areas line up with the brown brick on the building, forming a continuous horizontal line, so to speak. Below are additional comments and questions we have. Please email with responses to each of these, as soon as you are able. 1.Please make the column widths more substantial/ thicker to be to scale with the rest of the structure. Columns will be 2’-0” X 2’-0”. 2.Please make the columns wrapped in limestone and brick, with a patterning that complements the main building. The columns will be constructed to mimic the pattern of the main building. The elevations of each pattern will carry through from the building to the columns. 3.Where will the column footer locations be? And, will this impact any of the existing landscaping? Column footers are under the pavement and will not have any effect on existing landscape areas. 4.Will the canopy roof conflict with any of the existing trees on the site? The canopy roof is totally contained within the paved area and will not interfere with trees. 5.Will the ACM bronze fascia be a matte finish and color? (Similar to what the awnings over the main building’s doors look like?) The metal fascia is Dark Bronze to match the existing building 6.Is any signage proposed on the canopy? 3 No signage is proposed. 7.Will the lighting be recessed and flush mounted to the underside of the canopy? The lighting will be recessed and flush with the underside of the canopy. We will utilize LED lighting specifically designed for canopies. An example of this can be seen at the Shell station at Guilford and Main St. in Carmel. 8.Please submit any additional photo examples or product cut sheets of what this canopy will look like. In looking at a photo of the existing building on Michigan Rd., the front (east) portion of the building actually has a flat roof with the parapet walls, so it might not be too bad to have a canopy mimic that design (rather than doing the mansard roof with shingles design)… but we will see what you present later this week, and go from there. We are working to put together the specific items you have requested and hope to have them ready by late next week. In the interim, please find an aerial attached showing the proposed location of the canopy (details are included on the attached). Our intent is to locate the front (east) face of the canopy on the same plane as the front building line. 5 I have also attached a photo of our newer style canopy installed at our location in Anderson, IN. We understand that the proposed canopy in Carmel is to be constructed of the same materials as the main building so it would be built with the same brick as our building and have a sloped mansard roof with shingles rather than the block and metal shown in the photo. We plan to install 8 led light fixtures under the canopy (shown in photo) and we would install lettering indicating lane usage. We do not plan to install the green led signs as shown in the photo. And, you care correct that the site lies within the Michigan Rd./ US 421 Overlay zone. Normally, any proposed changes to a site or building exterior requires review by a committee of the plan commission in this corridor. However, based on the initial information you gave me, my Department might be able to just review/approved the proposal administratively. But, just to be sure, we need additional information about your proposal: Please submit to our Department a site plan (or aerial photo)of the property, marking the proposed location of the canopy on it. Please also submit the design details of the proposed accessory structure/canopy. We need to review the colors, materials, height, dimensions, etc. You can also submit photo examples. We will also need to know if any signage will be on this structure and if you propose any lighting with it. Please submit these items to us as soon as you are able, and we can review them and let you know if we can review it internally or not.
