I think this proposal will be a good solution to screen the mechanical equipment. Please move forward with this option. In regard to the Temporary C/O, I spoke with the Building Commissioner, Jim Blanchard, and he is agreeable to a 60 day extension. Please just send him an email requesting the 60 day extension. The return walls are 9’-0” long to fully screen the equipment. I had the same concerns with the viewing angles, and I think this will provide a full dormer appearance. The roof at the front gable is 3’-0” wide and the extensions on the sides are 1’-6” wide to “cap” the screen wall. I hope this meets your satisfaction. I’m not sure exactly when the TCO expires, but I think it is tomorrow (5/6) or Thursday (5/7). I know the Owner still needs to fully engage a contractor to get the project moving, get the materials ordered, and get this constructed. Would a 60 day extension be asking too much? The construction shouldn’t take that long, but I don’t know how long it will take them to get everyone engaged. Thank you so much for working with us! I think this is a good solution for all of us. I think this is much more in line with what we have been looking for. I think we are ok with the louvers, but we were wondering if we could see some example of what it will look like from the side if the walls are only returning 18”. As you are driving south into the property, will it be very noticeable since there is an existing roof line which might help block the view? What about if you are driving north out of the development; what will that look like? If you could provide us with a side view, that would be very helpful, but I think this solution will probably end up working out. We do have some options to extend the TCO. When is the date that it expires? If we can have an agreement by that date of what the solution will be, then I will let the permitting office know and they can extend the TCO to allow time for construction. Thanks! The Owner did not like the desired screening options and pursued looking at the cost to move the equipment to the other side of the roof. This process has taken way longer than we anticipated. It appears that the cost to move the equipment is extensive, and they are now interested in the screen options. I just met with them, and came up with a dormer that they have agreed upon that is not too tall. This screen is going to act like a sail, and there are ventilation requirements for the exhaust and intake air. As such, we are proposing to provide louvers in the screen that will be painted to match the siding. Attached is the proposed dormer/roof screen. The intent is that the walls will return, but only about 18” of the roof will extend back in order to maintain the open air conditions that the exhaust and intake portions of the equipment will require. I think this comes closer to what you have been looking for. The lower slope on the roof element is an attempt to keep this element from being seen from 116th Street. Let me know if this will be acceptable or call me with any comments or suggestions. I know we are running upon the deadline for the TCO.
