Dear Ms Crediford,
I am writing to the Board of Zoning Appeals, as distributed to the
members for the Meeting on July 27th through you. Thank-you for your
assistance in getting my message to them.
Dear Members of the Board of Zoning Appeals,
Once again you have before you the attempt by developers to do an end
run around the Plan Commission and, more importantly, the neighbors who
are citizens of Carmel and chose their neighborhood for the benefits a
quiet upscale residential community can offer.
Just as on the west side of Carmel, a strip mall with big box store,
chain stores and a gas station was slipped by the Plan Commission under
the guise of an upscale retail development, destroying the S-1 character
of the neighborhood, the developers are now trying to avoid a newly wary
Plan Commission to put an inappropriate business in the S-1 area of
146th St. and Gray Road. Putting a gas station there has been rejected
once before in the normal process of attempting to revise the carefully
crafted Comprehensive Plan, which protects residents and their property
values. While the developers and some members of the Plan Commission
will tell you that a gas station with a convenience store is an amenity
people are clamoring for, common sense should tell you that S-1 is not
the area to place what is generally considered a downscale retail
establishment.
Please, vote against this attempt to degrade a lovely neighborhood with
unnecessary commercial development and set a precedent going forth that
would undermine the Comprehensive Plan for all areas of the city of Carmel.
