property ("Property") described in attached Exhibits A & B incorporated herein by this reference,
which Property is located in the City of Carmel, Hamilton County, State of Indiana, hereby grants,
conveys and warrants in fee simple and with no reversionary rights whatsoever retained, all of
Grantor's rights, title, and interest in the Property, to the City of Carmel, Indiana ("Grantee"),
subject to all existing easements and rights-of-way of record, for the sum of One Dollar ($1:00) and
other good and valuable consideration, the receipt and sufficiency of which are hereby
acknowledged.
The person executing this Dedication & Deed of Public Rights -of -Way on behalf of a party hereto
represents that he/she has the authority to bind that party to the terms and conditions set forth herein
and that all necessary action therefore has been taken.
This conveyance of real estate is not subject to Indiana gross income tax.

RIGHT-OF-WAY DEDICATION
A part of Section 34, Township 18 North, Range 3 East, Clay Township, Hamilton County,
Indiana, more particularly described as follows:
Beginning at the Southwest corner of the Southeast Quarter of the Northwest Quarter of
said Section, said point being on the western boundary of property owned by Jackson's
Grant Real Estate Company, LLC as recorded in Warranty Deed, Instrument #2014043392,
Dated September 26, 2014 in the Office of the Recorder of Hamilton County, Indiana;
thence along the bounds of said Jackson's Grant Real Estate Company, LLC property by the
next two (2) courses: 1) North 00 degrees 20 minutes 44 seconds East also being the West
line of said Quarter Quarter Section 1,314.57 feet to the Northwest cotner of said Quarter
Quarter;2) North 89 degrees 33 minutes 14 seconds East also being the North line of said

ACCEPTANCE OF DEDICATION & DEED OF PUBLIC RIGHTS-OF-WAY
WHEREAS, the foregoing Grantor having filed with the City of Cannel, Indiana ("City"), its
Dedication and Deed of certain real property ("Property") to the City for the purpose of establishing
City rights-of-way, which Dedication and Deed is attached hereto and incorporated herein as
Exhibit "A & B" hereinabove set forth;
AND WHEREAS, the City believes that said fee simple conveyance of property is.desirablc and
necessary and in the City's best interests;
NOW THEREFORE, the City, by and through its Board of Public Works and Safety, hereby
accepts said Dedication and Deed, and orders that the Instrument of Dedication and Deed described
herein be recorded in the Recorder's Office of the County of Hamilton, State of Indiana, and that
said described real property be, and the same hereby is, declared open and dedicated to the City.

RE: RIGHT OF WAY DEDICATION — CLAY CENTER ROAD — JACKSON'S GRANT ON WILLIAMS CREEK
Dear Board Members:
Mr. Douglas Wagner, Senior V.P. of Jackson's Grant Development Co., LLC, has requested the Board sign
the Dedication of Public Right of Way documents as presented to the Board for approval.
These documents dedicate the right of way for Clay Center Road along the west side of the Jackson's
Grant On Williams Creek development, located in part of Section 34, Township 18 North, Range 3 East in
Clay Township, Hamilton County, Indiana. The Department of Engineering has received and approved
construction plans for this development. Total acreage dedicated consists of 1.39 acres.
Submitted documents have been reviewed and approved by the Department of Engineering and the
Carmel Law Department.
On behalf of the City of Carmel, I would like to thank Mr. Douglas Wagner and Jackson's Grant
Development Co. for this dedication of Right of Way. I recommend the Board accept and sign these
documents for this dedication.
