1006 E. Auman Dr – no issue with the demo request.
240 1 st Ave NW is marked as a Contributing Building within the old town overlay zone and cannot be demolished without the
Director’s approval . They have not submitted anything to Mike yet, either, as far as I know. (They did, however, cut down every
single tree on their property! Please have your people keep an eye on this guy/site. )

The buildings on this site are marked as Contributing Buildings within the Old Town Overlay Zone, and they would need the
Planning Director’s approval for a tear down. That is step 1 – to request approval for demolition of the existing structures.
The old town overlay’s ‘Demolition’ section spells out criteria that the director considers when approving or denying a tear
down request of a Contributing Building. Please read the ‘Demolition’ section of the Old Town Overlay Zone ordinance, which
is located online at: http://www.carmel.in.gov/Modules/ShowDocument.aspx?documentid=5260 (and you can start on page
3).
The demolition request would have to be made in writing and also pertinent documentation and exhibits would have to be
submitted with it, too. Photos would help tell the story, as well as any structural report from a building inspector, or anything
that discusses the foundation, roof, electrical, etc. We would also want to see what it could be replaced with (with
architectural building elevations and/or photo examples), that proposed assessed value, etc. and that would also tie in with
the SDR pe tition/application which is required for any new structure to be built, assuming the tear down was approved by the
Director. If the demolition is approved, then they can seek a demolition permit from the Carmel Building Permits Dept.
The site also lies within the Character Subarea (of the Old Town Overlay), so they can also look at that section of the
ordinance for what would be required for a new house/duplex. The underling R-4 zoning does permit a duplex, as well as
single family, at this site, just so they are aware.
Also, here is a link to the SDR application: http://carmel.in.gov/modules/showdocument.aspx?documentid=5478 . The
Planning Dept. would also need to review and approve any new building built on that site, or any modifications made to the
existing house. That is step 2, before you can even apply for a building permit for a new structure on this site. I like to have a
person submit this as soon as possible, since it would help the Director see what might be replacing the existing structure.

Gas service line to 240 1 st Ave NW was retired at the main 7.23.15 – so we do not need anything for you to release demo
permit.
1006 Auman Dr. E – We have an active service to the house, if they ran anything to the detached garage, that would be
private, and we would not know anything about it. So as far as we can tell we do not need anything for you to release
the demo permit.
