I have reviewed the plans have the following comments:
1.How will the property to the south (lot 24) be accessed after the redevelopment? A drive off the alley
will need to be constructed to access the existing garage.
2.As mentioned by Angie Conn in earlier emails, a contribution will need to be made to the alley fund.
The amount of this contribution will be $6,000.
3.Please provide a more detailed grading plan.
4.Please show where the sump will discharge.
5.Please show where the roof drains/downspouts will discharge.
6.The typical swale detail needs to be replaced with the City’s detail. Please show the swale on plan view
and show the subsurface drain in the swale and where it will discharge to.
7.Please provide an erosion control sheet showing perimeter protection on the western side of the lot to

protect the pervious pavement in the alley and show a construction entrance off of 2 Ave rather than
the alley.

8.Please submit a request letter to the Board of Public Works to abandon the curb cut off of 2 Ave. NE
and requesting a curb cut off of the alley. This letter needs to be submitted to Dave Barnes in our
office.
