Gentlemen:
Please be advised that the Cedarwood Four Building Otfice Complex,
"Green on Meridian" located at the Southeast Corner of U.S, 31
(Meridian Street) and 103rd Street, Clay Township, Hamilton County,
Indiana is located with a B-5 Zoned District. The complex is being
constructed in conformance with said S-5 Zoning District and the U.S.
31 corridor overlay requirements.
The complex as presented and approved by the Carmel Plan Commission
would not be affected by the requirement of the Carmel Subdivision
regulation, per the definition of Subdivision (see attached), approved
by the Carmel C'ity Council on July 2, 1984, Ordinance amendment Z-201
so long as ownership of such complex is not divided into three (3) or
more parcels, sites or lots, when more than two of the lots are less
than five (5) acres in area, or the improvement of one or more parcels
of land for residential, cornmercial or industrial structuzes or groups
of structures involving the subdivision and allocation of land as streets
or other open spaces for common use by owners, occupants or lease
holders or as easements for the extension and maintenance of public
sewer, water, storm drainage, or other public utilities and facilities.

Docket No. 28-85 DP/ADLS. Consists of Four (4) Multi-tenant office buildings located at the S.E.
corner of 103rd and U.S. 31 (Meridian Street).'Changes are as follows:
1. Reduction of the storage lane along 103rd St: dimensioned from the centerline of
103rd St. from 30 ft. to 24 ft.
2. Elimination of a 27-ft widening along 103rd St. from our taper lane west to U.S. 31.
Change to a 7-ft wide wedge tapering down to meet the existing 24-ft. wide pavement
at the intersection of U.S. 31 and 103rd St.
3. A reduction of the proposed Pennsylvania St. from 30 ft. to 24-ft. width.
PETITIONERS PRESENT: A. J. Vasaris, Mike Terry
. 103rd - pavement now varies 22' - 24'
. Original proposed improvement - 18' total paved area south of centerline plus 1 inch
asphalt overlay over existing pavement from U.S. 31 to 75' east of Pennsylvania St.

Road south of 103rd Street by Cedarwood Construction. As you know
the proposed Clara Knotts will be located within the Penn right-of-
way. Because of the size of pipe proposed for this section of the �
' Knotts and the equipment which will be required to install the drain,
any road surface installed now will be damaged.

Upon discussions concerning this situation with Jim Hufford, George
Allen of Cedarwood , Mike Terry of Mid States and �self , a con�:ensus `
� has been reached. The recommendation to the Commissioners is as
� follows: �
1, penn Road south of 103rd Street not be paved at this time.
2. Stone base be installed at this time by Cedarwood.
