Please add the email address for the owner and the designers on the cover sheet. 2. Where is the existing right-of-way width labeled on sheet 2? I was unable to locate any callout showing the width. 3. Thank you for showing the proposed right-of-way line but we would like for you to call out the width that is being dedicated versus having the total amount of acres that are being dedicated. 4. Please be aware that once a residential structure is proposed on this site, we will require plans to be submitted for review. Also, please be aware that the proposed home must meet all the requirements set forth by Section 104.02 by the Stormwater Technical Standards Manual. 5. Thank you for including the BMP sheet but please include the following on this page: a. Label the limits of the filter strip b. Provide a legend for what the symbols inside the limits means c. Provide a planting list for the vegetation that will be installed 6. What will the second BMP for this site be? 7. Thank you for showing the culvert at the end of the drive, but please show it as RCP. All piping within the right-of-way must be RCP. 8. After reviewing the revised driveway drawing email to me on 1/1/16, I believe that there will need to be an additional culvert added approximately 120 feet north of the proposed culvert at the end of the drive. On the first sheet of the document emailed to me, the western edge of the drive is called out to be at 837.99. Just west of this shot, the topography shows lines at 838-839. If there is no grading proposed at this location, water will stand on the drive during any rain event. Please revise this area. 9. Please show the driveway elevations in the plans. 10. Please show the proposed swale around the house extending from the existing flow line in the northeast corner. This swale will need to have a subsurface drain underneath it and our typical swale cross-section will need to be provided. 11. Has a request letter to the Board of Public Works and Safety been submitted to Dave Barnes for the new curb cut? 12. The agreement for the amount of contribution was decided for the original submittal of this project. I will need to discuss with the City Engineer on whether or not this agreement is still in place. 13. Please place the revised sheets dated 12/28/15 in the new submittal. 14. Sheet 2 of the revised sheets dated 12/28/15 shows “buildable area” within the limits of the 75’ regulated drain easement around the creek. Has the county granted permission to build within these limits? 15. I have discussed the driveway location with Jeremy Kashman and we are fine with the location as long as the following are meet: th a. Any obstructions within the right-of-way on the north side of 106 Street are removed to improve the line of sight. 2 b. The end of the drive is raised within the right-of-way to match or exceed the th elevation of 106 Street. It appears that this is shown in the packet emailed to me on 1/1/15 but needs to be shown on the plans. Please let me know if you have any questions.
