Angie, Thank you for the comments.
1. Will do. IPE is a beautiful and very dense hardwood that is naturally a brown color. The owner has
indicated they would keep it sealed to preserve this tone even though it is durable enough to be left unsealed,
where it turns to a natural grey but the owner has expressed an interest in keeping the warmer tone. The
grain is very, very tight and therefore does not retain water like softer woods, such as cedar.
2. As to the height, this elevation heights and configuration are are unchanged from the original
approval. The screen wall and equipment is some 35' back from the facade and actually forms part of the
change from the primary (stone) material to the secondary materials on the tertiary facades. Raising the west
parapet another 6 feet was not an option that at the time of design, nor now, is available to us .

Good morning, David – Below are a few comments and questions from the Planning Dept. Please email us back with
your responses. Thank you!
1. We think these are pretty good changes. Please provide us more detail about the durability and
maintenance of the IPE wood material. Our concern with the wood awnings would be how would they look
after they’ve weathered over time? Will they become stained or mildewed? Just general upkeep is a
concern.
2. As for the building changes, we like the additional stone. We are still concerned, though, that the overall
height of the building is not planned to be tall enough to cover/screen the roof top units form view, from
the street. We think your client is missing the point here by having to add the screen wall after the fact,
when they’re starting from scratch and can build the building façade accordingly. Is there anything you can
do about that, please?
3. On the west elevation, we believe there is a left over material identifier - #9 where you propose the two
new wood awnings. This should be removed.
4. Lastly, #15 on the (now) wood awnings – how do you plan to have signage on there? Signage will be
reviewed as part of an entire package, and having this on this proposed building elevation does not mean
that it will be approved out right. It is subject to additional review, via a Sign Permit application .

Angie,
Good morning. I thought I would just follow up as mentioned in my voice mail. As we continue with construction we
have a few minor exterior refinements and just wanted to make sure we kept the approval current. The attached
elevation shows two primary adjustments:
1. Changing the smooth faced limestone on the southwest corner of the building to split face (to match
the house). This was an owner request to more balance the façade; a change that we think is an
improvement.

2. Change the fabric canopies to wood (see example). The canopy framing and geometry would remain
per the original design, but the covering would be IPE, which would offer an enduring cover.

Thanks so much Nick. We have no issues with the release of this project. If the building contractor is different from the
demolition contractor, they will likely need to obtain their own right-of-way permit for construction equipment access to
the site.

Vectren does not need anything for you to release the permit.
John, I’ve attached a customer data sheet for load information. You will need to make application for gas service if you
want gas to the building and if you do we want gas we would also need an AutoCad.

I sent you an approval email back in November, with the attached Building Elevations and Site Plan. The Planning/Zoning
Dept. is still okay with them moving forward with the building process. We would also like a floor plan , that shows the
tables/chairs layouts, kitchen area, etc., so please have the builder or architect email that to us, too. Thank you!

I have attached a marked up site plan identifying the erosion control plans for the project. It is
our intent to install silt fence along the South edge of the asphalt lot and around the wash out
area. We will line the wash out area with visqueen and stake straw bails around the
perimeter. There is a Storm sewer inlet on the adjacent property (outside of our construction
limits). As a precaution, we will install inlet protection at this structure.
Please review this plan and let me know if you need anything further. I appreciate your
assistance, as we need to get this project started.

need some type of perimeter control on the downstream portion of the parking lot…I am thinking a
mulch sock on the pavement or other measure that is effective on pavement. Please confirm what
will be used via email. Please mark up and scan the location of the washout and identify the type
(lined dumpster, etc.) to me via email. That should address our issues.

Gary,
The project has not changed since the June review. The scope is to demolish the flat roof
structure, leaving the house, and construct a new building within the same footprint. The
site in encompassed by asphalt paving and has no Storm Sewer structures. For this
reason, no erosion control plan has been submitted. I can come by your office and
designate on the drawings where we will put the concrete wash out area. The debris
from demolition with be hauled off via dumpsters placed on the existing asphalt lot.
We have submitted all of the paperwork and the bond in order to obtain the ROW permit
(required to obtain the demolition permit). Does your office need anything further to
release the project? Nick has the paperwork he needs for the demolition permit, he is
just waiting on engineering approval.

find a response. Here are the comments that were issued:
“I have reviewed the plan submitted and have no comments
regarding the proposed improvements. A right-of-way permit will
be required for construction equipment access from the right-of-
way and we will need to review a construction phase erosion and
sediment control plan. I expect that most of the measures will be
inlet protection and measures that are effective when placed on
pavement. We will also need to know if there is a concrete washout
proposed.”
Is the project the same? Has anything changed since we reviewed
this in June?

Gary,
The project has not changed since the June review. The scope is to demolish the flat roof
structure, leaving the house, and construct a new building within the same footprint. The site in
encompassed by asphalt paving and has no Storm Sewer structures. For this reason, no erosion
control plan has been submitted. I can come by your office and designate on the drawings where
we will put the concrete wash out area. The debris from demolition with be hauled off via
dumpsters placed on the existing asphalt lot.
We have submitted all of the paperwork and the bond in order to obtain the ROW permit (required
to obtain the demolition permit). Does your office need anything further to release the
project? Nick has the paperwork he needs for the demolition permit, he is just waiting on
engineering approval.

We looked at this June 6, 2014 and we issued comments. I cannot find a
response. Here are the comments that were issued:
“I have reviewed the plan submitted and have no comments regarding the
proposed improvements. A right-of-way permit will be required for
construction equipment access from the right-of-way and we will need to
review a construction phase erosion and sediment control plan. I expect
that most of the measures will be inlet protection and measures that are
effective when placed on pavement. We will also need to know if there is a
concrete washout proposed.”
Is the project the same? Has anything changed since we reviewed this in
June?

The Planning/Zoning Dept. generally has no issues with them moving forward with the permitting process; the pdf’s you
attached to your initial email appear to be the same architectural elevations that we just approved. However, I need to
double-check with Rachel to make sure that what they propose to build is what we just approved administratively and
that we have no outstanding issues (they requested to change a few things after the Plan Commission committee
approved the petition).

JKB Properties has put the gas in their name, so as long as the gas service/meter is not in the demolition/construction
way we are good. I’ve attached our commercial customer data sheet to be filled out and returned to Randy Crutchfield

After some refinement, we have included some interior design driven adjustments. Please review the attached updates
and note the following below, in reply to your last questions:
1. What does this new rooftop mounted screen (#26) look like? Material? Color? We are concerned this will be
seen from the road, and that the screen might not cover the top of the unit. Could you provide a site line
exhibit? See attached. At this time, the screen is anodized aluminum on the west and north sides, fiber cement
wall parapet on the south. The site line is taken from approximately 5’ above building floor line on the sidewalk
on the east side of Old Meridian Street. Let me know if further information is needed on this.
2. Concerned that the rooftop units (#19) may extend above the roofline – even if only a little. Can a rooftop plan
be provided to show where all the rooftop units are located? Or could you provide a site line exhibit? The unit
on the southwest corner may be approximately 6-12” above the parapet., but is back some distance from it.
3. We are happy to see the new height on the back half of the building. Is this to fully enclose the cooler units? Or
are these moved to the new expansion on the east façade? The coolers are moved to the east façade and the
south portion of the site between the building and drive will be left open.
4. On the south, east and north elevations, where the #23 Ashlar Buff limestone meets with the existing concrete
block wall #11, the height of these two “bases” do not match up. Is there a way to line this up better? How will
the new fiber cement board walls be constructed? Can they extend further down to match up? Or can the Ashlar
veneer be increased in height to match the cement block base? Refer to drawings for updated allignent. As a
point of note, due to the new structure all foundations will be new CMU.
5. On the north elevation, where does the smooth buff stone #6 end and the fiber cement boards begin? The
stone ends in a ‘wing wall’ at the west façade, and the fiber cement extends across the roof. we envision it to
set back (south) about 8” from the end of the stone wing wall.
6. On the site plan, it appears that a wall ends and you will be able to see into this back area. What does this look
like? What is the purpose of this area? This is now kitchen access, between the dumpster and coolers

project design from the initial ADLS submittal. For clarity, we have placed ‘clouds’ around those items that have

RE: BRU Burger Bar
The Managers of the City of Carmel’s Collection System have reviewed the prints for the BRU
Burger Bar Restaurant and have accepted the sanitary connections.
Sanitary Sewer Comments:
1. All connections must be inspected prior to backfilling
2. All connections must be made in accordance with Carmel’s sewer standards
3. Per our discussion Carmel Utilities will need certified construction plans
Note: I was out on site to locate the lateral prior to demolition and we ran several hundred
gallons of water with dye to insure that was the active lateral. It took some time to reach the
manhole. I would advise you camera the line from clean-out to clean-out to insure there are no
bellies. If there are bellies you may have future issues with a grease interceptor connected on this
lateral.
