I’ve also noticed that I left without approved plans for the parking garage. I have Volumes I and II of the apartment set,
both very large in their own right, and sets of the revisions resulting from the Fire Marshal review, but I don’t have a set
for the garage.
Since I assume we need to keep a set of approved plans at the constr uction site, please let me know when I can come by
and pick it up.

The Division of Fire & Building Safety at the IN Dept of Homeland Security has advised us the revisions warrant
submission for addenda to our Design Releases for the Grand & Main apartments and parking garage.
None of those revisions affect the foundations, so we intend to pursue foundation-only permits, one for the apartments
and one for the parking garage. We are reaching out to the City departments for confirmation of their approvals.

Thanks for your comments. We offer the following responses:
Regarding comment 1. roofing material:
• On the ADLS-approved plan, the roofing material is called out as “Metal Roofing System, Typ.”. Our 4/6/15
response to Rachel’s 3/27/15 email comment #49 stated that “the proposed sloped roof material will be
overlapping metal shingles or standing seam metal roof”.
• Our current elevations refer to it as “Standing Seam Metal Roofing, Typ.”.
• Although there is still some consideration for the metal shingles, we are leaning heavily to a standing seam
product for its clean, linear aesthetic, maintenance-free attributes and efficient installation. The attached
brochure shows examples of a standing seam metal roofing material.
• The material hasn’t changed as much as the selection is being refined.
• In hindsight, it would have been better if we didn’t graphically depict the roofing material as individual shingles
on the ADLS elevations and more clearly stated the either-or situation.
• The roofing material color (such as Slate Grey, Zinc Grey or Charcoal on the attached color guides) is intended to
match the other grey trim and accent elements on the building exterior.
Regarding comment 2. Courtyard A, East Elevation:
• Simply stated, there was a mistake on the ADLS elevation that was originally approved. The West Elevation
Facing Street A (#1) on Sheet A5.4 of the ADLS plan was revised (on early ADLS submittals, elevation #1 didn’t
match enlarged elevation #2 on that sheet, something Rachel noted in her 3/27/15 email). In conjunction with
revisions to said west elevation, Courtyard A, East Elevation on Sheet A5.7 of the ADLS plan should have been
revised. It was not.

• When the discrepancy came to light later, decisions were made to wrap the decorative fiber cement panels
around the corner (with masonry at the base) and clad the lower half of the stair tower with masonry. Changing
materials at an outside corner would have been awkward. (See attached for copies of the ADLS elevations
highlighting the subject “outside corner”). In the end, the surface area of “standard” fiber cement is greatly
reduced and the quantity of masonry has maybe been reduced a bit but not that much; it’s just in a different
location.
• I apologize for not bringing this to your attention sooner. Although the architect mentioned the elevation
needed work early on, I didn’t follow through and didn’t fully recognize the final result until you pointed it out.
If my explanations are not clear, I’d be happy to meet and go over the plans in person. We respectfully request your
consideration and approval.
And by the way, don’t be surprised to hear “Avant” being used instead of the generic Grand & Main Apartments
moniker. We’ve selected Avant as the name for the apartments, and we’re currently working on branding, including
elements to be integrated into signage that we’ll be presenting to DOCS soon.

Nick,
After meeting with you yesterday, I reached out to the State about whether the plan revisions require an amended
Construction Design Release. I have not heard back yet.
In the meantime and immediately, we would like to pursue foundation-only permits (preferably to include footings,
underslab plumbing, and slabs) for the Apartments and for the Parking Garage. What are the steps for us to be able to
get foundation permits?
FYI, John Duffy has told me to expect a response from Utilities today. I intend to respond to Angie’s recent comments
this morning.

In order to help clarify Ryland’s petition, the petition is an ADLS Amended petition. Edward Rose as part of the DP
approval has already submitted and received approval on the grading, utility, landscaping, signage, lighting, and parking
plans for the entire project, including the townhome lots. Ryland’s petition is only for the architecture of the
townhomes and those items listed above that particularly affect the townhomes as part of the overall Grand and Main
project. With that said, we will do our best to provide you with any additional information previously approved as part

Hello Steve,
Please see the attached as we circled a couple of areas we see that need attention.
Please note that rooms 154 and 155 are between 142 and 147. In the same way, rooms 160 and 161 are between 166
and 168. Please adjust the numbering so that the rooms are consistent and of course the same thing would need to be
adjusted on all floors.
You will also see a circle around rooms 153 and 108. This is where way finding needs to be really clear. I assume that is
already being addressed just wanted to say something now just in case.
Additionally in regards to way finding, since the trip around the “square” will be pretty long, we thought it would make
sense to basically cut the parking garage diagonally so that signs will direct people from south hallway (bottom) to
rooms 115 to 130, and as you come to the hallway where rooms 108 and 153 are currently shown, the way finding
would be 153 to 131. This way you are not going all the way around the “square” when you could have just gone up the
hallway to room 141, for example.
If there is something better that you have already planned, please let us know and we can look at it.

updated grading plan/flood routes provided at the pre-construction meeting into the signed sets of plans. They are
available for pick up. The approved storm water permit for the Grand and Main Project is attached. The following
submittals are still needed by our office;
1. Original Storm Water Control Bond to Dave Barnes in our office in the amount of $229,558
2. Signed hardcopy of O&M manual and 1 digital copy. Does not need to be recorded until final BMP design is
accepted.
3. Right of Way Estimate for review to Dave Barnes in our office – For use when secondary plat approval is
pending.
