Thanks for checking on this. I would be comfortable with a temporary C/O, only; they need to add a few architectural
elements (mostly shutters) to the East elevation of the building. Jeff Beidl with Buckingham is supposed to get me some
proposed exterior building elevations soon.
I assume Daren’s inspection would be this spring, right?

Chris,
As we discussed the attic access for Building 46 (745,755,765 Mohawk Hills Drive) will be done in the
south gable end of the new truss roof and will be a minimum of 20” x 40” per code. We will also identify
the access in an appropriate manner for your personnel to be able to identify the access point.
As for Building 37 (838, 846 Mohawk Hills Drive) the attic access for this building is currently in a
common hallway on the 2 nd floor and we will leave it there once we are done and ensure that it is 20” x
40” to be code compliant. My understanding is that this access will not have to be identified as the one
for building 46 since it is typical of all other attic access for the remainder of the buidlings on the
property.

Hi, Nick –
If you can separate the pool permit from the clubhouse building permit, then we are okay with that, so that the
construction of the pool can move forward.
And, in response to Jeff Delay’s email response, below, the windows do not necessarily need to be c lear glass; they could
be a frosted glass. Or, the locations of the proposed windows can be moved to where it makes sense. The
Planning/Zoning Dept. does not want to see a blank wall facing Keystone, when that is a major street frontage, and that
side of the building can be changed, now, during the renovation of that building, to accommodate for that. (Feel free to
forward this to both Jeff and Ken. Thank you!)

I have called Jim Blanchard in plan review at the City of Carmel and hope to speak with him on this Monday. We have
approved permit drawings for the Clubhouse that do not include any of the pl an changes she has requested and candidly
where she is asking for is in areas that cannot have windows because they are restrooms on the first floor and second
floor.
I hope to explain this to Jim Blanchard whom I have been working with closely on rev iew and the buildings to resolve but
wanted you to also know where we stand so that if you speak with someone regarding your pool permit they can

release this. I also do not understand what the architectural elevation of the existing building has to do with your
receipt of the pool permit.
I will let you know what if anything comes out of my discussion with Jim Blanchard.

If you can separate the pool permit from the clubhouse building permit, then we are okay with that, so that the
construction of the pool can move forward.
And, in response to Jeff Delay’s email response, below, the windows do not necessarily need to be clear glass; they could
be a frosted glass. Or, the locations of the proposed windows can be moved to where it makes sense. The
Planning/Zoning Dept. does not want to see a blank wall facing Keystone, when that is a major street frontage, and that
side of the building can be changed, now, during the renovation of that building, to accommodate for that. (Feel free to
forward this to both Jeff and Ken. Thank you!)

I have called Jim Blanchard in plan review at the City of Carmel and hope to speak with him on this Monday. We have
approved permit drawings for the Clubhouse that do not include any of the plan changes she has requested and candidly
where she is asking for is in areas that cannot have windows because they are restrooms on the first floor and second
floor.
I hope to explain this to Jim Blanchard whom I have been working with closely on review and the buildings to resolve but
wanted you to also know where we stand so that if you speak with someone regarding your pool permit they can
release this. I also do not understand what the architectural elevation of the existing building has to do with your
receipt of the pool permit.
I will let you know what if anything comes out of my discussion with Jim Blanchard.

I have called Jim Blanchard in plan review at the City of Carmel and hope to speak with him on this Monday. We have
approved permit drawings for the Clubhouse that do not include any of the plan change s she has requested and candidly
where she is asking for is in areas that cannot have windows because they are restrooms on the first floor and second
floor.
I hope to explain this to Jim Blanchard whom I have been working with closely on review and t he buildings to resolve but
wanted you to also know where we stand so that if you speak with someone regarding your pool permit they can
release this. I also do not understand what the architectural elevation of the existing building has to do with your
receipt of the pool permit.
I will let you know what if anything comes out of my discussion with Jim Blanchard.

1. Please confirm that all improvements are over areas that are currently pool or pool deck. Is there any loss of
existing green spaces? Confirmed and there will be no loss of green space. Do you need a plan of exiting pool
location?
2. Does the entire area drain inwards? A grading plan was not provided. I am trying to establish the need for
construction phase erosion and sediment control. The area will drain as it did before sheet draining and we will
install erosion control during construction.
3. What type of concrete washout will be used? Where will it be located? We plan to use a lined dumpster for our
washout area and therefore we can locate it as necessary to accommodate our work.
4. A right-of-way permit will be required for construction equipment access to the property. Which entrance from
126 th Street will be used? We will be using the main entrance off 126 th street at Mohawk Hills Drive to access
the work site at 945 Mohawk Hills Drive. Still need a permit?
5. We did not review this for groundwater or flotation issues…the Department assumes that the risk for buoyancy
due to groundwater has been considered. Yes, Agreed
6. Please confirm that the pumped waste line designated by “P3” in Detail 2/P130 discharges to a sanitary sewer.

Good Morning Nick and Jason,
Vectren would need a current customer data sheet filled out to make sure the existing meter will carry the load
(attached).
Will the existing meter and/or service be in the way of the new construction? If so someone from Mohawk Hills Apts.
Office will need to call our 800 # shown on the customer data paperwork to request the meter and/or service to
temporarily be removed during construction. Our records indicate the 2” steel service runs along the north side of the
club house then down the east side of the building to the pool area, no measurements are given on how far off the
building the service lies, but as with all construction 811 needs called 2 working days before you dig to locate utilities in
the construction area.
