We were asked to provide a drawing representing how the site would be accessed. I have attached the drawing illustrating the access point for construction deliveries through the south alley. Please let Scott or I know if anything else is needed to complete the right of way permit. We actually just replaced the entire sewer line from the building to the main about a month ago. It actually runs right down the westerly property line now so that will be just outside the structure. As for water or other lines, they did not find any other lines under the proposed structure when they did the locates in preparation for the sewer line excavation. Happy to meet here to discuss in detail. I can be here most any day from 11 - 3. Let me know if and when you’d like to meet. I have no issue if he proceeds at his own risk until the variance is approved. Dave and Bonnie at the State of Indiana would need to see your plans, and their addresses can be found highlighted on this sheet. Once you receive the response from them you can submit your plans to us. We will need 3 sets of building plans and a completed application. In the meantime, I can send these plans out to other departments such as engineering, utilities, etc and make sure everyone is OK with it. Once we have everything submitted, including all approvals, our review time is typically one week. If you have any questions, give me a call. The proposed parking lot facing sign needs sign permit approval, and also needs to comply with the Sign Ordinance standards for a multi-tenant building and multi-tenant building complex. (He will need to remove the current parking lot facing sign, too, as part of this approval for the new sign which is to hang from the wood truss area.) As proposed, the 100% logo sign does not comply. The sign needs to incorporate text, too, so that the logo makes up 25% of the sign area or less. Scott can work with Cat S. in our office to get the signage reviewed and approved, via the sign permit process. Vectren should not have any issues with the patio addition as it doesn’t appear to be in conflict with our natural gas lines or meter settings. As for the unobstructed exit from the rear of the building, we have it designed as a 5’ wide direct, unobstructed path that runs straight from the back door to the rear patio exit. The rear patio exit will be 5’ wide as well. (Note: the back door of the building is 36” wide) 55 By the way, the parking area shown in our patio design has not changed whatsoever from the original plans that were submitted and approved last year. We simply have used the area previously designated as “open yard space” as the new patio. In other words, we are not changing anything with regard to parking.
