Below are comments for this project specifically addressing the area of landscaping. I have reviewed the drawings and
offer the following comments:
URBAN FORESTRY REVIEW COMMENTS
1. On the L100 sheet, per Z-587-14, section 10.2.B the minimum width for a location to plant a shade tree
is 8’. The SW parking lot island is only 7’ wide. Please make this parking lot island at least 8’ wide.
2. On the L100 sheet, per Z-587-14, section 10.4.C.i.a, the minimum planting area width is 8’. It seems the
NE corner of the parking lot is only 4’ wide. Please confirm, and if needed, widen this area to the 8’
requirement.
3. On the L100 sheet, per Z-587-14, section 10.4.C.i.b, please provide a minimum 5’ wide planting area
along the south project line, including 4 shade trees and 20 shrubs per 100 linear feet.
4. On the L100 sheet, per Z-587-14, section 10.4.C.i.b, please provide include 4 shade trees per 100 linear
feet along the east project line.
It is important that this office be made aware of modifications made on the plans being re-submitted, particularly if any
such changes are considered new or fall outside of our previous reviews. Please illustrate how these revisions will be
addressed, including changes resulting from Plan Commission, Special Studies or other committee meetings by letter or
revised plan. If you have questions, please contact me at 571-2417.

I have issued the Plan Commission Docket Number for Fairfield Inn & Suites by Marriott – Grand & Main (DP/ADLS).
(Site plan is attached.) It is the following:

The applicant seeks site plan and design approval for a 61,000 sq. ft. hotel (4 floors or 52’ tall, 105 guest rooms) on 2.176
acres.
The site is located at approximately 1335 West Main Street (the southeast corner of Grand Blvd. & Main Street), and is
zoned PUD (The District: Z-587-14), within the Grand & Main development.

Petitioner, please note the following:
1. This item will be on the Wednesday, March 18 meeting agenda of the Technical Advisory Committee (TAC), which
begins at 9:00 AM. Petitioner, please have a representative attend this meeting. (Petitioner: If not done so already,
please submit plans to all TAC members ASAP, via email and/or mail. The updated TAC members list is online at:
http://www.carmel.in.gov/index.aspx?page=567 .)
2. Mailed and Published Public Notice needs to occur no later than Sunday, March 22. Published notice is required
within the Noblesville Times. Get the public notice ad to the Times by 11:00 AM, two days prior to the public notice
deadline, in order for them to publish it on time (765-365-2316 or legals@thetimes24-7.com ). Also, the placement
of a notice of public hearing sign on the property is required, too, in addition to the certified mailings (with return
receipt) & the legal ad; see Application & Calendar.
3. The Filing Fee and 15 Informational Packets must be delivered to Plan Commission Secretary Lisa Motz no later than
Noon, Monday, April 6. Checks can be made out to The City of Carmel.
4. Proof of Notice (green cards, newspaper affidavit, adjoiner list, etc.) needs to be received by this Department no
later than Noon, Monday, April 13. Failure to submit Proof of Notice by this time will result in the tabling of the
petition.
5. This item will appear on the Thursday, April 16 meeting agenda of the Plan Commission (under “Public Hearings”),
which begins at 6 PM. (A representative must be present.)

6. This item will also appear on the Wednesday, May 6 meeting agenda of a Plan Commission Sub-Committee, which
begins at 6 PM. (A representative must be present.)
7. Please refer to the application/checklist for more detail.
8. Review comments from the Planning/Zoning Dept. will be issued within a few weeks.
