RE: FW: Carmel Keystone RAB RFI #002
Cheryl,
We have reviewed the supporting documents from Smock Fansler and Apple Electric and found the following:
1. Scope is consistent with field discussions and RFI response.
2. Additional 80 feet of directional bore and associated conduit is consistent with the changes discussed.
3. Additional 150 feet of 61110 AWG conductors is consistent with the changes discussed.
4. We ran a cost estimate using RS Means data for the conduit and wire and came up with a number that was
slightly lower than $1,026.00. We attribute the discrepancy to the volatility of copper and conduit pricing and
Find that it is consistent with what we anticipated.
5. We understand from the email chain below the directional bore pricing is consistent with unit costs for the
project.
We recommend approval of this proposal. The change is all value added to the project, no rework was required. The
change was a result of several factors:
1. In ability to utilize existing conduit sleeves based on a lack of adequate marking and as-builts identifying their
location and elevation.
2. Original project provided no spare conduits between the utility cabinets and hand holes. Not even when the
hand hole was within 10 lineal feet of the cabinet and cost was essentially tens of dollars.
3.. We incorrectly located the lighting hand hole on the east side of -the site directly adjacent to -the cabinet when in
fact it was on the opposite side of the road. Combination of a lack of detailed as-builts and an error in our field
notes.

All,
Please see the attached additional cost breakdown per the investigation results of RFI #002. Also attached is
the quote from Apple electric. The price difference represents our standard G&A mark-up of 13%. There is a
lump sum for the conduit and wire and unit price quantity increase for the directional bore, which is in line with
the pricing schedule of the project. Let me know if you have any questions or concerns.

Subject: Keystone and Main RAB - Winter Conditions for Masonry
Cheryl,
Per my voice mail to you, the stone masons are scheduled to start this week on
the stone veneer/cladding on the structural walls which are now complete and we
feel the west wall has been exposed to cure long enough that the concrete's
moisture content will not be an issue. We have been working diligently to get as
much work finished before cold weather as possible, but currently the
temperatures are not favorable for the thin set system specified for the
application of the stone veneer. As I mentioned in the pre -con meeting in
September, there was a real possibility of encountering winter conditions before
the wall was finished and, if I remember correctly, we agreed we would cross that
bridge when we came to it.
Broady Campbell has reviewed the product information for the Laticrete thin -set
system with regard to.the current weather conditions and has also consulted with
their supplier, General Shale, who confirmed, the information via the Laticrete
Tech Info hotline. They informed me the initial air and water barrier coating is to
be applied in temperatures of 50 degrees and above where the substrate must
be at 50 degrees for 24 hours before installation and 48 hours after
installation. The mortar bed allows temperature ranges down to 40 degrees, but
the current overnight lows are below that range as well. This will require a full
tenting of the walls as work is performed. The cost of doing both walls for the
proper duration of the work is $9,500.00. 1 can send an email to the local
Laticrete rep as well to see if he can let us know what latitude we may have, but I
don't hold out much hope they will deviate from their product manuals.
Given the time frame in which the project was bid relative to the date of our
notice to proceed we feel we have been as responsive as possible toward the
project and are not responsible for incurring the cost of winter protection
measures. Please let me know how you would like to proceed or if you would
like to meet to discuss further.

Cheryl,
Please see the attached RFI #002 regarding electrical handholes and trenching/boring. There
appears to be an infrastructure oversight which may significantly alter the electrical scope. Feel free
to contact Scott Apple directly (317-840-6117) to get further clarification of his questions. An onsite
meeting next week may be warranted as well.

Joe,
Per our phone conversation, please move forward with heating and tenting per herein in an attempt to wrap up with
wall work for the season. As discussed, the goal will be to limit blocking any sight lines and working toward completion
as soon as possible so sight can be cleaned up for winter. I'll also work with you on a change order to get executed over
the winter.
Thank you,
Lance

Lance,
Greg Broady confirmed my concerns about continuity; the primer is only UV stable for short periods of
time. They have a message in to the laticrete rep to get a firm number but it is measured in days, not weeks,
before the mortar layers must be applied. That is why they didn't just go ahead and apply it this
week. Rain/snow delays will be less of an issue with the tent.

I will check with them. I'm sure they can probably start but the process has to be completed once started. If I understand
the material properly, the layers can't be installed and left alone for long periods of time before the next one.

Can Broady get started as even over night temps look good in the extended forecast while the City is
making a decision on tenting costs if needed. Maybe these costs are reduced based on need.

Thanks Joe,
Did Broady indicate it would be a moving operation as tenting will move to where
extents of the current work is versus a one-time set-up for apex 1 % weeks over entire
wall?
And maybe a week and a half per wall either way is ok with the City but this information
may help them with their decision.
Thanks,
Lance

Cheryl,
Broady says it will be about three weeks to do both walls (finished by Christmas if
starting right away and no further delays) and the tenting will be about 3 feet
wider than the wall where they're working. The tent is only needed for the veneer
since the coping can be placed on a decent weather day and covered with
blankets.
Please let me know ASAP if I can get Broady out there next week.

Joe,
Would you please provide further clarification as to how long you will anticipate it will
take to place the veneer if the tenting/heating is used? Also, can you provide the
estimated scope of the tenting within the RAB? There is concern that tenting will
obstruct site lines, particularly if they will be necessary for a significant amount of
time. Any clarification you can provide as to scheduling and extent would be helpful.
Thank you,
