Range Line Road Dear Ms. Conn: Review Comments 1. Please submit an engineered and to-scale Landscape Plan (with Planting Plan and Details) to my Dept. and to the Forestry Dept. A landscape plan has been provided to Daren Mindham. Refer to sheet LP -101 and LP-501. 2. Please submit the percent of greenspace proposed vs. the percent of greenspace existing. The proposed project contains 22.5% greenspace. The existing site contains 21.7% greenspace. 3. Please submit the Utility Plan for the site. We need to make sure that the work you propose to do on-site won’t negatively impact any utility lines. The utilities have been shown on the site. Please refer to sheet CS-101. 4. Please submit the light fixture spec sheets for any lighting proposed under the canopy. Will it be flush-mounted to the underside of the roof and have flat lenses? A light fixture sheet has been provided. Please refer to sheet E101. 5. What will happen with that “no man’s land” area located just east of the new proposed canopy column, just north of the building? Will it just be open pavement area with no striping at all? Can any of that asphalt area be removed and made into a new landscaped area, instead? This area will remain asphalt and is used as bypass lane for customers and is needed for the functionality of the site. 6. Please submit to-scale elevations of all sides of the proposed canopy. Scaled elevations have been provided. Will it need a ‘clearance’ sign? The clear height of the canopy is ten feet. A clearance sign is not provided. Please refer to sheet S-100.00. 8. Please make the canopy roof less thick. Right now, the proportions seem ‘off’ when you compare it to the columns’ thicknesses. This has been a topic of discussion here at Hamilton Designs and with the client, Justin Furr. The client has noted that the proposed canopy is of the same style and proportions as the canopy that was approved and installed at the Michigan Road Crew Carwash site (10580 North Michigan Road). Since the existing building at the Michigan Road location is very similar in style to the Rangeline Road Building, the client is requesting that the proposed canopy be approved as shown. Please refer to the scaled elevations on sheet S-100.00. 9. Please submit the proposed color and material samples of the canopy as color digital photographs. The proposed materials will match the existing building materials in both color and style. Color digital photographs have been provided. 10. Please work with the Carmel Building Permits Dept. to gain building permits for the canopy. Please also work with the Carmel Engineering Dept. to gain approvals for the plans and construction work on site.
