Mechanical General Notes
1.Installations shall conform to all federal, state, and local laws, ordinances, codes and governing
jurisdictions.
2.Drawings are schematic in nature and show general areas for piping and ductwork routing.
Coordinate piping and ductwork with all other trades prior to fabrication. Ductwork elevations
shall be indicated on sheet metal shop drawings after coordination between trades and prior to
fabrication.
3.These drawings are intended to document the general requirements of / for the mechanical
systems. They may not be complete in every respect. The M.C. is required to provide all
necessary labor, equipment, materials, and accessories, etc. for a complete and operational
installation, whether or not indicated on these documents.
4.Submittals for all equipment, materials, or products must be provided by M.C. and approved prior
to installation.
5.Flexible duct shall be limited to lengths shown on plans.
6.Flexible ducts shall be routed and supported in a fashion that avoids pinching or crushing of
flexible pipe.
7.All non-insulated flexible duct connections to hard duct and diffusers shall be banded at the
flexible inner liner of the duct.
8.Insulated flexible duct connections to hard duct and diffusers shall be banded by the flexible inner
liner of the duct. Once secure, the insulation and outer vapor barrier shall be pulled over the
inner liner connection and then banded to the hard duct. Care shall be taken to verify that no
hard duct is exposed at the connection.
9.Coordinate all openings in roof, floors, or walls with general contractor and structural contractor
prior to commencing work.
10.Coordinate all penetrations of building exterior or roof that accommodate bath vents with G. C.
11.Any conflict or discrepancy between drawings and specifications shall result in the most
stringent applications and should be bid as such. Contract documents consist of both project
manual and drawings and both are meant to be complimentary. Anything appearing on either
must be executed the same as if shown on both in the interest of providing a fully functioning and
operable system(s).
12.Equipment and manufacturers scheduled and / or specified are intended to show a minimum
standard of quality, and are based on the owner's preference. Other non-specified /
non-scheduled manufacturers will not be considered. If the contractor submits equipment other
than by the manufacturer shown on the drawings and in the specifications, it may be rejected, or
subject to review by the architect, engineer, or owner.
13.Any changes or modifications made to this project that deviate from the plans as shown, other
than changes made in coordination with other trades or as a result of unforeseen structural
obstructions, must be approved in writing by the engineer of record.
14.Clearances indicated are based upon best available architectural / structural information.
Contractor shall verify piping, ductwork, sprinkler lines, and electrical routing prior to submitting a
bid / proposal and include any associated costs as required to install work as shown and intended
to provide a complete and functional system.
15.Coordinate the installation of all piping, duct and associated items with items requiring
structural support above the ceiling (i.e. projectors, movable partitions, can lights etc.)
16.Route / locate condensate drain piping, as required, so it will not be a trip hazard.
17.Install all HVAC units level.
18.Provide tagging system that identifies equipment and area served as required.
19.Provide fire dampers, radiation dampers, or smoke dampers as required by code and as noted.
20.Fire stop pipe penetrations of rated walls or structure as required by local code.
21.Paint interior surfaces visible through return air grills. Use flat black paint.

requirements.
23.All disconnect switches serving mechanical equipment shall be installed as required by NEC and
proper service clearances shall be maintained.
Mechanical Plan Notes:
1.Field verify installation location with G. C.
2.Open plenum return air. Return to pull through dropped ceiling from office space to
return air riser.
3.Verify that structural framing in this area accommodates weight of equipment and
ductwork penetrations, as shown.

Plumbing Notes:
1.All Plumbing Systems to be installed to meet the requirements
of the local plumbing code.

grade unless indicated otherwise on the drawings.
3.Contractor is prohibited from using lead-based solder.
4.Fire Protection contractor shall be responsible for providing an on-site flow test
at nearest fire hydrant. The results of this test shall be submitted to the engineer
of record upon completion of test. Coordinate all openings in roof, floors, or walls
with general contractor and structural contractor prior to commencing work.

where possible. Contractor shall coordinate prior to issuing shop drawings.

required to install work as shown and intended to provide a complete and functional
system.
10.Contractor shall include in bid / proposal all costs required to completely and
properly install all work required for the project. Review / coordinate the documents
of other trades that require work done by this division.
11.Waste and vent lines shall be PVC plastic, service weight cast iron, or as required by
local plumbing codes.
12.Water supply lines shall be CPVC or as required by local plumbing codes.
13.All work shall be performed in a first class manner by plumbers, meeting the state
license requirements.
14.Location of piping shown on drawings is diagrammatic
15.Plumbing contractor shall provide all piping, fixtures, valves, and fittings required to
make a complete and working system.

17.Plumbing contractor shall provide materials and hookup for dishwasher.
18.Provide a minimum of 8' of hot water pipe insulation off each water heater as
required by local code.
19.Provide a heat trap at each water heater.
20.Provide and install sure-seal trap seals on hub drains and condensate drains or as
required by local code.
21.Sleeves that are between annular spaces shall be filled or tightly caulked in an
approved manner.
22.Sleeves under or through footings or foundations shall be a minimum of two pipe
sizes larger than the pipe passing through. The sleeve will shall be filled or caulked in
an approved manner.
23.Cleanouts shall be installed every 100' in all horizontal drain lines within the
ďƵŝůĚŝŶŐĂŶĚƐŚĂůůďĞƚŚĞƐĂŵĞŶŽŵŝŶĂůƐŝnjĞĂƐƚŚĞƉŝƉĞƚŚĞLJƐĞƌǀĞƵƉƚŽϰ͘͟
24.Insulate all waste lines and water lines that are installed in the free return with
armaflex.
