The client and contractor's attention are directed to the following notes:
• Purpose - The within plot plan was prepared only for the benefit of the parties indicated hereon and for the express purpose of obtaining a residential
construction permit only.
• Information from others - This plot plan was compiled based in part on documents, such as construction plans or record drawings, prepared by others, and
is not based on a field survey. The Schneider Corporation cannot and does not warrant the accuracy, completeness, acceptance or sufficiency of such
information.
• owest Finished Floor Elevation - The lowest floor elevation depicted hereon has been determined based on a variety of factors including, but not limited to,
(i) the pad grades, elevations and/or contours taken from the construction plans for this subdivision, (ii) the architectural plans for the dwelling, and (iii)
nearby bodies of water and jurisdictional flood protection grades, if any. Unless otherwise stated, no information about water tables, soil conditions, or soil
types has been provided or stated on said plans. If any ground water is encountered during the excavation, or if other known water elevation or soils
conditions are present, the builder should contact The Schneider Corporation to discuss possible courses of action.
• Minimal Tolerances - If the home location shown hereon has minimal tolerance for placement of said home due to its proximity to setback lines and/or
easement lines, it is suggested that the builder have the foundation pinned after the footing is poured to help ensure that the improvements do not
encroach upon such lines.
• Existing Conditions - Contractors should verify existing conditions prior to any construction. Any discrepancy found on this drawing should be immediately
reported to The Schneider Corporation. Failure to do so will result in the contractor's assumption of all liability.
• Drainage - Contractor to ensure positive drainage away from structure(s).
• Sewer/Water ine Separation - Contractor to maintain a minimum distance of ten feet (10'-0") between water line and sanitary sewer laterals.
• Area of water tap to be back filled with granular material to within 10" of top of curb. Area of water tap to be restored to its' original condition prior to
construction.
• Sanitary Lateral - Contractor shall cut excess off of sanitary lateral as necessary and begin from that point and connect to house.
• Sump Pumps - Contractor to place sump pump(s) as needed.
• Pavement and Manholes/Cleanouts - Contractor shall not place pavement or concrete, including driveways and sidewalks, on or within one foot (1'-0')
horizontally of any sanitary sewer manhole or clean out casting.
• Sidewalk Placement - It is the responsibility of the contractor to ensure correct sidewalk placement. See sidewalk details and/or as built plans as available
for specific sidewalk details and placement.
• Ramps - Contractor to install street access ramps in accordance with municipality requirements.
• Note - This drawing is not intended to be represented as a retracement or original boundary survey, a route survey, or a surveyor location report.
• Nearby Manhole Casting Elevations - The upstream sanitary manhole top of casting elevation shall be no less than one foot (1'-0") below the F.F.E. of the
residence.
Granular back fill suggested under driveway at sanitary sewer lateral trench, water line trench ad any other excavated areas. (If situation occurs)
ocation af utilities on plot plan are general locations per plan and should be verified in the field.
Note: Builder is to grade side yard swale to grades snown on tnis plan. If builder is unable to acnieve positive drainage away from proposed structure, tne engineer
snall be contacted. builder is not to deviate from grades shown on this plan witnout the consent of both the Tne Schneider Corp.
All mud in streets from trucks leaving lot to be cleaned at the end of each day.
Straw bales and silt fence to be used where needed to keep mud off of streets and out of storm sewers.
Note:
The basement elevation, depicted nereon, has bee determined and based upon tne pad grades and/or contours taken from tne construction plans for tnis
subdivision. Unless stated, no information about fluctuating water tables, soil conditions, or soil types has been provided or stated on said plans. It is recommended
that the basement fiished floor elevations be at least two feet (2') above the normal pool elevation of any adjoining bodies of water, unless a study of facts
reveals otherwise. If during tne excavation process any ground water is witnessed, The Schneider Corporation should be notified immediately. The basement elevation
should be raised two feet (2') above the ground water, and additional construction techniques should be incorporated to alleviate future problems.
This plot plan was prepared based on information taken from record plats, subdivision plans, record drawings and plans provided by client. It is the responsibility af
the contractor to verify site conditions prior to construction and notify The Schneider Corp. of any discrepancies.
