FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public health, safety, morals and general
welfare of the community because:
The size and appearance of the additional wall signs are consistent with the general development in
the vicinity and is proportional to the site and primary building, providing needed notice and
identification. The approval of this request will have little, if any, discernible negative affect on
public health, safety, morals and general welfare of the community. In fact, the proposed signs will
allow motorists approaching from all directions at the intersection to make an informed and safe
decision prior to reaching or passing the entrances to the real estate.
2. The use and value of the area adjacent to the property included in the variance will not be affected
in a substantially adverse manner because:
The size and appearance of the additional wall sign is consistent with the general development in
the vicinity and is proportional to the site and primary building, providing needed notice and
identification, in particular motorists approaching from the south will be able to identify the site via
the western wall sign as this will be the only sign visible from the northbound Gray Road approach
to the site.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because:
The strict application of the ordinance will prevent the conveying of necessary and visible
information to the public, both motoring and walking/biking, when in the vicinity of the real estate.
The proposed signs will assist in providing proper identification along 146th Street and Gray Road
which shall assist in efficient and safe wayfinding to the site.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards
Variance Docket No. 16080004 V is granted, subject to any conditions stated in the minutes of this
meeting, which are incorporated herein by reference and made a part hereof.

Petitioner: Giant Eagle, Inc.
FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public health, safety, morals and
general welfare of the community because:
The size and appearance of the additional wall sign is proportional to the site and building,
providing needed notice and identification to patrons on site and motorists traveling west bound
on 146th Street.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:
Generally, the wall sign will be visible only from the site and motorists traveling along 146th
Street resulting in no adverse effect on adjacent properties.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because:
The strict application of the ordinance will prevent the conveying of necessary and visible
information to the public, both motoring and walking/biking, when in the west bound 146th
Street lane and pedestrians on the path along 146th Street. The proposed sign will assist in
providing proper identification along 146t Street which shall assist in efficient and safe
wayfinding to the site.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards
Variance Docket No. 16080005 V is granted, subject to any conditions stated in the minutes of this
meeting, which are incorporated herein by reference and made a part hereof.
