Petitioner: St. Elizabeth Ann Seton Catholic Church
FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare
of the community because:
The scale and height of the proposed ground/directional signs are proportionate to their purpose, are located
internal to the site and are intended to assist parishioners and guests of the church to locate various
buildings on the church property.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The scale and height of the proposed ground/directional signs are proportionate to their purpose, are located
internal to the site and are intended to assist parishioners and guests of the church to locate various
buildings on the church property. The proposed signs are internal to the site and are appropriate in their size
and character and therefore will have no adverse impact on the adjacent properties and their property
values.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because:
Absent utilizing the ground/directional signs, the Applicant will be unable to properly and adequately
identify to the parishioners, guests of the church and the general public traveling onto the site the various
locations of buildings on the church property. The proposed signs will assist in providing proper
identification which shall assist in efficient and safe wayfinding.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals Hearing Officer that Development
Standards Variance Docket No. 16090009 V is granted, subject to any conditions stated in the minutes of this
meeting, which are incorporated herein by reference and made a part hereof.
