DEMOLITION
NOTES
1.CONTRACTORS SHALL BE RESPONSIBLE FOR VISITING THE SITE TO BECOME
FAMILIAR WITH AND VERIFY THE EXISTING CONDITIONS. THESE DEMOLITION
DRAWINGS SHALL SERVE TO AID THE CONTRACTOR IN HIS EVALUATION OF THE
EXTENT OF DEMOLITION; BUT SHALL NOT BE HELD TO BE ALL INCLUSIVE.
2.CONTRACTORS SHALL BE RESPONSIBLE FOR ALL DEMOLITION REQUIRED FOR
THE INSTALLATION OF NEW CONSTRUCTION AND AS NECESSARY TO FULFILL THE
PURPOSE AND INTENT OF THE FINISHED WORK, WHETHER OR NOT IT IS
SPECIFICALLY SHOWN OR NOTED IN THESE DOCUMENTS. THE CONTRACTOR
SHALL BE RESPONSIBLE FOR ALL ITEMS CALLED TO BE REMOVED THROUGH OUT
THE ENTIRE SET OF DOCUMENTS.
3.CONTRACTORS SHALL FIELD INSPECT ALL DEMOLITION WORK PRIOR TO
REMOVAL, TO INSURE SUCH REMOVAL DOES NOT IMPAIR STRUCTURAL
INTEGRITY OF THE EXISTING BUILDING. IF THE INSPECTION INDICATES THAT THE
STRUCTURAL INTEGRITY MAY BE IMPAIRED, NOTIFY THE ARCHITECT/ENGINEER
IMMEDIATELY.
4.REMOVE ALL DAMAGED OR EXISTING FINISH MATERIALS FROM REMAINING WALLS,
PARTITIONS AND COLUMNS (GYPSUM BOARD,WALL FABRIC, PANELING, TILE,
MASONRY, CONCRETE, ETC...). PATCH WALLS AND COLUMNS AS REQUIRED TO
RECEIVE NEW FINISH MATERIALS.
5.CONTRACTORS SHALL BE RESPONSIBLE FOR PROVIDING, INSTALLING AND
MAINTAINING DUST TIGHT TEMPORARY CONSTRUCTION BARRIERS TO ALL AREAS
WITHIN THE CONSTRUCTION LIMIT LINES, DURING THE CONSTRUCTION
PROCESS. LOCATIONS SHALL BE COORDINATED WITH THE OWNER AND
ARCHITECT.
6.ALL CONSTRUCTION AREAS, REMOVAL TRAFFIC PATTERN AREAS AND
ASSOCIATED WORK AREAS SHALL BE KEPT CLEAN OF DEBRIS BY THE
CONTRACTORS DAILY.
7.PROTECT FROM DEMOLITION AND RECONSTRUCTION DEBRIS, ALL "EXISTING TO
REMAIN" FIXTURES AND EQUIPMENT REQUIRED TO REMAIN IN PLACE DURING
CONSTRUCTION.
8.REFER TO REMAINING DRAWINGS FOR RECONSTRUCTION. ALL CONTRACTORS
SHALL COORDINATE THE DEMOLITION AND RECONSTRUCTION WORK, TO BE
ASSURED THAT THEIR WORK IS COMPLIMENTARY TO THE WORK OF ALL OTHER
CONTRACTORS AND COMPLETE IN ALL RESPECTS.
9.UNLESS NOTED OTHERWISE ALL DEMOLITION MATERIAL BECOMES THE PROPERTY
OF THE CONTRACTORS AND IS TO BE REMOVED FROM THE PROPERTY, IN A
LEGAL MANNER. THE OWNER RESERVES THE RIGHT AND SHALL BE GIVEN THE
OPPORTUNITY TO CLAIM ITEMS WHETHER OR NOT THOSE ITEMS WERE
SPECIFICALLY NOTED FOR REMOVAL, RELOCATION, OR AS RETURNED TO
OWNER AND SAME SHALL BE RETURNED TO OWNER.
10.THE CONTRACTOR RESPONSIBLE FOR GENERAL DEMOLITION WORK SHALL
COORDINATE ANY AND ALL ASBESTOS REMOVAL WITH THE OWNER. ALL
ASBESTOS REMOVAL WILL BE PREFORMED BY A LICENSED ASBESTOS REMOVAL
CONTRACTOR. THIS TYPICALLY INCLUDES FLOOR TILE, TILE MASTIC AND PIPE
INSULATION.
11.ITEMS SHOWN IN LIGHTER PEN WEIGHTS ARE EXISTING TO REMAIN.
12.GENERAL CONTRACTOR RESPONSIBLE FOR PATCHING ALL REMOVED
ELECTRICAL OUTLETS. ELECTRICAL CONTRACTOR TO PROVIDE GENERAL
CONTRACTOR WITH QUANTITIES.
13.REMOVE EXISTING FINISHES AS REQUIRED TO INSTALL NEW FINISHES. PREPARE
SURFACES TO RECEIVE NEW FINISH AS PER FINISH MANUFACTURER'S PRINTED
INSTRUCTIONS, SEE FINISH SCHEDULE FOR NEW FINISHES.
14.REMOVE EXISTING CEILINGS AND CEILING SUPPORT SYSTEM WHERE NEW
CEILINGS ARE INDICATED, UNLESS OTHERWISE NOTED.
THESE NOTES SHALL APPLY TO ALL DEMOLITION DRAWINGS
AND TO ALL CONTRACTORS AND/OR SUBCONTRACTORS
THAT WORK ON THIS PROJECT.
INDICATES EXISTING WALL TO BE REMOVED IN ITS ENTIRETY.
INDICATES EXISTING DOOR, FRAME AND ASSOCIATED
HARDWARE TO BE REMOVED IN ITS ENTIRETY. SEE DOOR
SCHEDULE FOR ITEMS TO BE SALVAGED AND REUSED IN
OTHER AREAS.
THESE NOTES APPLY TO ALL FLOOR PLANS, AND TO
ALL CONTRACTORS AND/OR SUBCONTRACTORS THAT
WORK ON THIS PROJECT.
1.OWNER WILL REMOVE ALL FURNISHINGS, LOOSE EQUIPMENT, SUPPLIES, ETC.... PRIOR TO
CONSTRUCTION COMMENCING.
2.ALL EQUIPMENT AND MATERIALS LABELED AS "SALVAGE" OR "RELOCATE AS DIRECTED BY
OWNER" SHALL BE REMOVED, PROPERLY PROTECTED AND TRANSPORTED TO A LOCATION
ON THE PREMISES AS DIRECTED BY THE OWNER.
3.ALL GENERAL CONTRACTORS AND THEIR SUBCONTRACTORS SHALL BE RESPONSIBLE FOR
VISITING THE CONSTRUCTION SITE TO BECOME FAMILIAR WITH ALL EXISTING CONDITIONS
WHICH AFFECT THAT SPECIFIC PORTION OF THEIR WORK. ANY CONFLICTS OR APPARENT
DEFICIENCIES MUST BE SUBMITTED TO THE ARCHITECT IN WRITING PRIOR TO BIDDING.
4.THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR INFORMING IN WRITING THE
OWNER ON A WEEKLY BASIS OF THE CONSTRUCTION SCHEDULE FOR THE APPROACHING
TWO WEEKS CONSTRUCTION ACTIVITY. ANY STORAGE OF MATERIALS, ACCESS OR EGRESS
PROBLEMS, TRAFFIC FLOW OR NORMAL OWNER OPERATIONS WHICH ARE TO BE AFFECTED
MUST BE PROTECTED AND/OR AGREED UPON BY THE OWNER. ALL COSTS SHALL BE
INCURRED BY THE GENERAL CONTRACTOR.
5.THE GENERAL CONTRACTOR SHALL PROVIDE ALL NECESSARY WOOD BLOCKING FOR ALL
TRADES. THIS BLOCKING SHALL BE FIRE RETARDANT.
6.ANY PLASTER WORK REQUIRING NEW FINISH SHALL BE SMOOTH, SOUND AND IN A FLUSH
PLANE BEFORE FINISH APPLICATION. CONTRACTOR SHALL REPAIR THE SURFACE FOR THE
NEW FINISH AS SCHEDULED.
7.ALL FIRE RATED WALLS AND FLOOR PENETRATIONS MUST COMPLY WITH ASTME-814.
8.ITEMS SHOWN IN LIGHTER PEN WEIGHT ARE EXISTING TO REMAIN.
9.REMOVE ALL DAMAGED GYPSUM BOARD, MASONRY, CONCRETE, PLASTER, ETC... FROM
EXISTING SURFACES AND REPAIR TO MATCH ADJACENT CONSTRUCTION PRIOR TO
REFINISHING. ALL SURFACES SHALL BE SMOOTH AND IN A FLUSH PLANE.
10.ALL CONSTRUCTION AREAS, REMOVAL TRAFFIC PATTERN AREAS AND ASSOCIATED WORK
AREAS SHALL BE KEPT CLEAN OF DEBRIS BY THE CONTRACTORS DAILY.
11.PROTECT FROM DEMOLITION AND RECONSTRUCTION DEBRIS, ALL "EXISTING TO REMAIN"
FIXTURES AND EQUIPMENT REQUIRED TO REMAIN IN PLACE DURING CONSTRUCTION.
12.REFER TO REMAINING DRAWINGS FOR RECONSTRUCTION. ALL CONTRACTORS SHALL
COORDINATE THE DEMOLITION AND RECONSTRUCTION WORK, TO BE ASSURED THAT WORK
IN EITHER OF THESE AREAS IS COMPLEMENTARY TO THE OTHER AND COMPLETE IN ALL
RESPECTS. ANY CONFLICTS OR APPARENT DEFICIENCIES MUST BE SUBMITTED TO THE
ARCHITECT IN WRITING PRIOR TO BIDDING.
13.ALL WALL HUNG CASEWORK REQUIRES CONTINUOUS HORIZONTAL WOOD BLOCKING
BETWEEN STUDS AT TOP AND BOTTOM OF CASEWORK. BRACE WALL TO DECK AS
REQUIRED.
14.ALL DIMENSIONS ARE FROM FACE OF BASE MATERIAL (STUD/CMU) TO FACE OF BASE
MATERIAL (STUD/CMU) UNLESS NOTED OTHERWISE.
15.PORTIONS OF THE BUILDING SHALL BE OCCUPIED DURING CONSTRUCTION. THE GENERAL
CONTRACTOR SHALL FOLLOW THE FOLLOWING LIFE SAFETY ISSUES. FAILURE TO LIST ALL
LIFE SAFETY ISSUES DOES NOT RELIEVE THE CONTRACTORS FROM COMPLYING WITH
FEDERAL, STATE AND LOCAL CODES, THE CONTRACTUAL AGREEMENT BETWEEN THE
CONTRACTOR AND OWNER, AND OTHER GOVERNING BODIES WHICH HAVE JURISDICTION ON
THIS PROJECT. THE FOLLOWING ARE INTERIM LIFE SAFETY CODE ISSUES WHICH ARE
SPECIFIC TO THIS PROJECT AND MUST BE ADDRESSED:
a.INSURE ALL EXITS PROVIDE FREE AND UNOBSTRUCTED EGRESS. STAFF AND
PERSONNEL SHALL RECEIVE TRAINING AND WRITTEN NOTIFICATION IF
ALTERNATIVE EXITS MUST BE DESIGNATED.
b.INSURE FREE AND UNOBSTRUCTED ACCESS TO EMERGENCY DEPARTMENTS
OR SERVICES FOR EMERGENCY FORCES. COORDINATE WITH OWNER AND
ARCHITECT.
c.INSURE FIRE ALARM, DETECTION AND SUPPRESSION SYSTEMS ARE NOT
IMPAIRED. A TEMPORARY, BUT EQUIVALENT, SYSTEM SHALL BE PROVIDED,
INSTALLED AND TESTED PRIOR TO ANY EXISTING FIRE SYSTEM BEING
IMPAIRED.
d.INSURE TEMPORARY CONSTRUCTION PARTITIONS ARE SMOKE TIGHT AND
BUILT OF NON COMBUSTIBLE MATERIALS. THESE PARTITIONS SHALL BE
COORDINATED WITH THE OWNER AND ARCHITECT.
e.SMOKING SHALL BE PROHIBITED EXCEPT IN DESIGNATED AREAS OF THE
BUILDING.
f.DEVELOP AND ENFORCE STORAGE, HOUSEKEEPING AND DEBRIS REMOVAL
PROCEDURES THAT REDUCE THE FLAMMABLE AND COMBUSTIBLE FIRE LOAD
TO THE LOWEST LEVEL NECESSARY FOR DAILY OPERATIONS.
g.IOSHA REQUIRES MATERIAL SAFETY DATA SHEETS (MSDS) FOR ALL
MATERIALS BEING USED OR STORED ON THIS PROJECT BE MADE AVAILABLE
TO ALL WORKERS ON THIS JOBSITE. COPIES MUST BE PROVIDED TO THE
OWNER'S DIRECTOR OF SECURITY, IMMEDIATELY, AS WORK BEGINS.
h.SECURE ALL TOOLS AND CONSTRUCTION MATERIALS DURING BREAKS AND
NON-CONSTRUCTION HOURS.
1.ALIGN ALL CEILING AND BULKHEAD REVEALS, CONTROL OR SEISMIC JOINTS WITH THE
ADJACENT REVEAL, CONTROL OR SEISMIC JOINTS IN WALLS INDICATED ON
ELEVATIONS.
2.ALL CEILING AND BULKHEAD HEIGHTS INDICATED ARE TO FINISHED FACE OF GYPSUM
BOARD OR TO THE BOTTOM FACE OF ACOUSTICAL CEILING TILE PAD, UNLESS NOTED
OTHERWISE.
3.CEILING CONTRACTOR TO PROVIDE ALL CEILING GRID TO SUPPORT HVAC SUPPLY
DIFFUSERS AND RETURN GRILLS.
4.DEVICES OTHER THAN LIGHTING AND DIFFUSERS ARE SHOW IN APPROXIMATE
LOCATIONS, FINAL LOCATION TO BE COORDINATED WITH ALL TRADES AND
ARCHITECT.
5.AT LOCATIONS WHERE GYPSUM BOARD CEILINGS ARE INDICATED, THE CONTRACTOR
HAS THE OPTION TO USE LIGHT GAGE METAL FRAMING OR SUSPENDED GYPSUM
BOARD GRID UNLESS OTHERWISE DETAILED. THE CONTRACTOR WILL COORDINATE
ANY MODIFICATIONS WITH THE OTHER TRADES ON THE PROJECT. THE CEILING
CONTRACTOR'S FINAL MEANS AND METHODS WILL NOT CONFLICT WITH THE WORK
OF OTHERS OR THE INTENT OF THESE DOCUMENTS.
6.WHERE EXISTING SUSPENDED ACOUSTICAL CEILINGS ARE SCHEDULED TO REMAIN,
CUT AND PREP THE CEILING GRID IN PREPARATION FOR REPAIRING. SALVAGE
ENOUGH CEILING PADS FOR RECONSTRUCTION. STORE AND PROTECT ALL
MATERIALS. USE NEW MATCHING MATERIALS FOR RECONSTRUCTION AS REQUIRED.
7.SEE THE ROOM FINISH SCHEDULE FOR ADDITIONAL COMMENTS REGARDING
MATERIALS AND FINISHES.
8.THE DESIGNATION 'CJ' INDICATES GYPSUM BOARD CONTROL JOINTS. WHERE
INDICATED PROVIDE USG #093 ZINC CONTROL TYPICAL. INSTALL JOINT THROUGH
THE FULL EXTENTS OF ANY GYPSUM CEILING OR BULKHEAD. WHERE THE GYPSUM
CEILING COMPONENT MEETS A GYPSUM WALL, EXTEND THE CONTROL JOINT DOWN
TO THE FLOOR TYPICAL.
9.THE GENERAL CONTRACTOR WILL PROVIDE AND INSTALL ALL SUPPLEMENTAL AND/
OR MISCELLANEOUS STEEL FRAMING AS REQUIRED BY THEMSELVES OR BY THEIR
SUBCONTRACTORS FOR THE INSTALLATION OF THE EQUIPMENT SCHEDULED AND
SPECIFIED. NOT ALL OF THE REQUIRED SUPPORT STEEL MAY BE DETAILED OR
CALLED OUT FOR IN THESE DOCUMENTS. COORDINATE ALL REQUIREMENTS WITH THE
SPECIFICATIONS, EQUIPMENT SUPPLIERS AND SUBCONTRACTORS. THERE WILL BE NO

other than those serving required exits, smoke barriers or enclosures of vertical openings
and hazardous areas."
SMOKE BARRIER WALL (1-hour Rated Existing):
19.3.7.3 - "Any required smoke barrier shall be constructed in accordance with
Section 8.3 and shall have a minimum 1/2 hour fire resistance rating....."
19.3.7.6 - 19.3.7.8 - Doors shall have a 20 minute fire rating and shall be self-closing or
automatic closing. Doors are not required to swing with egress travel and positive latching
hardware is not required.
18.3.7.3 - "Any required smoke barrier shall be constructed in accordance with Section
8.3 and shall a minumum 1-hour fire resistance rating....dampers shall not be required in
fully ducted system....."
18.3.7.6 - 18.3.7.8- Doors shall have a 20 minute fire rating and shall be self-closing or
automatic closing, and permitted to be held open only by an automatic releasing device.

SMOKE ZONES (Not to Exceed 22,500 s.f.):
19.3.7.1 - "To divide every story used by inpatients for sleeping by more than 30 patients into
not less than two smoke compartments;(1) To limit the size of each smoke compartment to an
area not exceeding 22,500 sq. ft. (2) Where neither the length nor width of the smoke
compartment exceeds 150 ft, the travel distance to each the smoke barrier door shall not be
limited.
18.3.7.1 - "(1) To divide every story used by inpatients for sleeping or treatment into not less
than two smoke compartments; (2) To divide every story having an occupant load of 50 or
more persons, regardless of use, into not less than two smoke compartments; (3) To limit the
size of each smoke compartment to an area not exceeding 22,500 sq. ft. (4) To limit the
travel distance from any point to reach a door in the required smoke barrier to a distance not
exceeding 200 ft.
SMOKE PARTITION (Hazardous Areas):
19.3.2.1 Hazardous Areas - Any hazardous area shall be safe-guarded by a fire barrier
having a 1-hour fire resistance rating or shall be provided with an automatic extinguishing
system in accordance with 8.7.1. The automatic extinguishing shall be permitted to be in
accordance with
19.3.5.9.Where the sprinkler option of 19.3.2.1 is used, the areas shall be separated from
other spaces by smoke-resisting partitions and doors.
19.3.2.1.5 Hazardous areas shall include, but shall not be restricted to, the following:

SET OF CONSTRUCTION DOCUMENTS.
5.THE CONTRACTOR SHALL INCLUDE ALL ITEMS THAT ARE REQUIRED TO ENSURE THAT THE
ENTIRE SYSTEM IS FUNCTIONING IN COMPLIANCE WITH THE APPLICABLE CODES, AND
MANUFACTURES INSTALLATION RECOMMENDATIONS AND OR REQUIREMENTS.
6.ALL CUTTING, DRILLING AND PATCHING OF WALLS, FLOORS AND/OR STRUCTURAL MEMBERS
FOR THE INSTALLATION OF THE PLUMBING AND FIRE PROTECTION SYSTEMS SHALL BE
PROVIDED AS PART OF THE SCOPE OF THIS PROJECT.
7.STRUCTURAL COMPONENTS SHALL NOT BE CUT, DRILLED OR MODIFIED IN ANY WAY WITHOUT
THE STRUCTURAL ENGINEERS REVIEW AND PRIOR WRITTEN APPROVAL.
8.PROVIDE FIRE STOPPING WHERE PIPES PENETRATE FIRE RATED FLOORS AND WALLS. FIRE
STOPPING MATERIALS AND METHODS SHALL BE PER LOCAL AND STATE CODES AND
REQUIREMENTS.
9.ALL PLUMBING SYSTEMS SHALL BE INSTALLED PER THE CURRENT PLUMBING CODE FOR THE
LOCATION OF THE WORK BEING INSTALLED.
10.ALL PLUMBING EQUIPMENT, PIPING, FIXTURES, AND PIPE ACCESSORIES SHALL BE NSF 61,
ANNEX G COMPLIANT.
11.ALL PIPING LOCATED WITHIN A RETURN AIR PLENUM SHALL COMPLY WITH A 25/50 FLAME
SMOKE RATING. ANY EXISTING PIPING DISCOVERED WITHIN A RETURN AIR PLENUM THAT
DOES NOT COMPLY WITH THIS REQUIREMENT SHALL BE BROUGHT TO THE ATTENTION OF THE
ARCHITECT FOR FURTHER CLARIFICATION.
12.ALL EXTERIOR WALL PENETRATIONS SHALL BE SEALED WATER AND WEATHER TIGHT BY THE
APPROPRIATE TRADE COMPETENT IN COMPLETING THIS WORK. THE COST OF THIS WORK
SHALL BE INCLUDED IN THE SCOPE OF THIS PROJECT.
13.ALL VENT THROUGH ROOF (VTR) LOCATIONS SHALL BE FIELD VERIFIED IN REGARDS TO ANY
OUTDOOR INTAKE. LOCATION OF VTR SHALL BE NO LESS THAN AS REQUIRED BY THE LOCAL
OR STATE CODES.
14.DO NOT ATTACH ANY CONSTRUCTION TO THE ROOF DECK JOIST BRIDGING, JOIST CROSS

2. OCCUPIED MODE:
2.1 SUPPLY AIRFLOW SHALL BE HELD AT A CONSTANT VOLUME TO MAINTAIN A MINIMUM OF 20 AIR CHANGES DURING
OCCUPIED MODE.
2.2 RETURN SIRFLOW CONTROL VALVE SHALL TRACK SUPPLY AIR VOLUME MINUS AN OFFSET OF APPROXIMATELY 500 CFM
TO MAINTAIN A MINIMUM POSITIVE PRESSURE OF +0.01". OFFSET SHALL BE VERIFIED AND ADJUSTED DURING

IN CONTINUOUS AND NON-INTERRUPTED OPERATION DURING THE REMODELING / ALTERING OF THE EXISTING BUILDING. THE SPECIFIC AREA(S)
BEING REMODELED / ALTERED AT ANY TIME ARE OBVIOUSLY EXCLUSIVE OF THE STATEMENT. SERVICES TO EXISTING BUILDING SHALL BE KEPT ON
CONTINUOUS OPERATION INCLUDING POWER, FIRE ALARM, LIGHTING, TELEPHONE, ETC. DOWNTIME OF THESE SYSTEMS SHALL BE MINIMIZED.
WEEKEND AND AFTER HOURS WORK MAY BE REQUIRED TO PREVENT OR MINIMIZE INTERFERENCE WITH OWNERS OPERATION.
