The project consists of a new 1 story structure of which 2 stories are Retail use at the First and Second stories, and 2 stories of Residential above. The facility will be fully sprinklered with 30 feet of yard space on 2 sides at all levels. The north and west level will have 30 feet of yard space from the second floor to the roof and a 3 hour separation wall and floor at the first floor from an existing parking garage. The major occupancies of the building will be classified as R-‐2, A-‐2, A-‐3, M, and B. Building ‘C’ will be classified as Type III-‐A construction, while the parking area that will adjoin an existing parking garage will be non-‐combustible, classified as Type I–A construction. The separation between the first floor parking level from any first floor and second floor building will be the before mentioned 3 hour separation. It is determined that the total area of the building can still fall within the allowable area and allowable number of stories (and height) while using Nonseparated occupancies in Section 508.3. Assembly occupancy Divisions 2 and 3 is the worse case occupancy for the application of this provision, therefore used. A Horizontal separation as in section 510.2 is not necessary if the SITE building is classified as a Type II-‐A. The parking use of the lowest floor MAP SITE
