The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The height of the proposed amenity building is consistent and compatible with the taller office buildings that surround it and there is a significant landscape buffer with mounding and mature th evergreen trees south of the proposed amenity building along the north side of 96 Street. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The height of the proposed amenity building is consistent and compatible with the taller office buildings that surround it and there is a significant landscape buffer with mounding and mature th evergreen trees south of the proposed amenity building along the north side of 96 . 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The proposed amenity building has been designed to be a height that is consistent and compatible with the taller office buildings that surround it and to provide the internal floor plans on the first and second stories to accommodate the proposed function of the building. The amenity building is very well designed and should be an asset to the Parkwood Crossing Office Complex. Further, there is a significant landscape buffer with mounding and mature th evergreen trees south of the proposed amenity building along the north side of 96 Street that th will buffer the view of the amenity building from 96 Street. Absent the granting of the requested variance, the Applicant will not be able to construct the building for its intended purpose and full potential.
