The Planning/Zoning Department’s preliminary review comments are listed below for the Primary Plat for North Woods

DOCS Review Comments:
General
Please provide paper and digital copies of any revised documents.
1.
Please provide copies of your correspondence with the TAC members and their correspondence with you.
2.
Please submit a copy of the Official list of adjacent property owners from the Hamilton County Auditor’s Office.
3.
a.Be sure to request the Carmel Plan Commission list when you contact Hamilton County.
Provide the filled out and notarized affidavit of notice of public hearing page of the application.
4.
Provide the filled out Notice of Public Hearing page of the application.
5.
Provide the filled out and notarized Public Notice Sign Placement affidavit page of the application.
6.
Remember to include the Primary Plat application’s Findings of Fact sheets in your Plan Commission information

packets.
Please list what ‘green’ or sustainable site or building design aspects will implemented, similar to the LEED
8.
checklist: www.usgbc.org/leed/rating-systems from the US Green Building Council. (This is not a requirement,
but the Commission looks favorably upon this.)
Please submit a draft copy of the neighborhood Covenants and Restrictions (if there will be any).

After Primary Plat approval, please submit the Secondary Plat document and application and the full set of

construction plans for review and approval.
Primary Plat
Please add the docket no. to the primary plat: 17010016 PP.

Please add the words “PRIMARY PLAT” underneath the name of the subdivision.

Please change the “PROPOSED 60’ RIGHT OF WAY LINE” to say “PROPOSED 60’ HALF RIGHT OF WAY LINE”.

Please submit an exhibit of the proposed black lined site plan overlaid upon a current aerial photo of the

immediate area.
Please show the utility easements on the plat. (per section 6.06.01 of the Subdivision Control Ordinance)

Please show/label the concrete monuments at the corner boundaries of the subdivision.

Please show the pins at each outer corner of each lot.

Please change the Zoning to say “S-1 within the West 116 St. Overlay”
18.
Please add the aggregate side yard setback of 30’ to the Zoning box on the plat.

Please add the front yard setback of 100’ to the Zoning box on the plat.

Transportation

A 10 ft. wide multiuse path along 116 Street is required per the Alternative Transportation Plan. Please work

with David Littlejohn, Alternative Transportation Coordinator, and the Engineering Department to meet this
requirement.

Please prepare an estimated construction cost to comply with the Thoroughfare Plan & Alternative

Transportation Plan, and work with Alex Jordan with the Carmel Engineering Dept. on those details, at 317-571-

Landscaping
Please show/label the perimeter bufferyards widths that are required per Zoning Ordinance chapter 26.04, on

the Primary Plat, the Landscape Plan, and the SWPPP. (Bufferyard A = 5-ft wide front and side yard buffers, and
a 10-ft wide rear yard buffer.)
