TENANT'S MECHANICAL CONTRACTOR SHALL FURNISH AND INSTALL THE FOLLOWING:
1. THIS CONTRACTOR SHALL FURNISH AND INSTALL EXHAUST FANS, DUCTWORK, DIFFUSERS,
REGISTERS, HANGERS, PROGRAMMABLE THERMOSTAT AND ALL ITEMS REQUIRED TO PRODUCE A
COMPLETE AND OPERABLE HVAC SYSTEM.
2. DUCTWORK: THE MECHANICAL CONTRACTOR IS TO FURNISH AND INSTALL, IN COMPLIANCE WITH THE
MOST RECENT SMACNA STANDARDS FOR LOW AND MEDIUM PRESSURE, NEW DUCTWORK, INSULATION,
FLEX DUCT, GRILLES, REGISTERS, DIFFUSERS, VOLUME DAMPERS, FIRE DAMPERS, SMOKE DETECTORS,
SECONDARY CONDENSATE DRAIN, ETC. NECESSARY TO RENDER THE SYSTEM OPERATIONAL AS
DESCRIBED IN THESE PLANS AND SPECIFICATIONS AND AS REQUIRED BY THE LANDLORD, LOCAL AND
STATE CODES.
3. ALL DUCTWORK SHALL BE HUNG AS HIGH AS POSSIBLE TO MAINTAIN ARCHITECTURAL CEILING HEIGHT
REQUIREMENTS.
4. ALL OUTSIDE AIR AND UNEXPOSED DUCTWORK SHALL BE INSULATED WITH 2" THICK FIBERGLASS FIRE
RETARDANT VAPOR SEAL INSULATION. DUCTWORK WITHIN 10' OF THE UNIT SHALL BE INTERNALLY LINED
WITH 1 1/2" ACOUSTICAL INSULATION. DUCT DIMENSIONS ARE NET FREE AREA ONLY. DUCT SIZE MUST
ACCOMMODATE INSULATION THICKNESS.
5. FIRE DAMPERS MUST BE INSTALLED AT ALL LOCATIONS WHERE DUCTWORK PENETRATES A FIRE
RATED WALL. PROVIDE ACCESS DOORS AS REQUIRED. FIRE DAMPERS TO BE OF THE TYPE APPROVED
BY THE AGENCIES HAVING JURISDICTION.
6. WHEN NEW DUCTWORK CONFLICTS WITH EXISTING DUCTWORK, PIPING, ETC., NEW DUCTWORK SHALL
BE SET UP OR DOWN AS REQUIRED.
7. PROVIDE VOLUME DAMPERS ON ALL NEW SUPPLY AIR DUCT SPLITS AND TAPS.
8. POWER WIRING:
A. THE ELECTRICAL CONTRACTOR IS TO FURNISH AND INSTALL ALL EQUIPMENT AND MATERIAL
REQUIRED TO PROVIDE POWER TO THE ROOFTOP UNIT FROM THE TENANT'S POWER SUPPLY.
B. THE ELECTRICAL CONTRACTOR IS TO FURNISH AND INSTALL A DISCONNECT SWITCH ON THE
ROOFTOP UNIT.
C. THE ELECTRICAL CONTRACTOR IS TO PROVIDE POWER WIRING TO THE EXHAUST FANS.
9. CONTROL WIRING AND CONTROLS: THE MECHANICAL CONTRACTOR IS TO FURNISH AND INSTALL ALL
NECESSARY WIRING (IN CONDUIT IF REQUIRED) AND CONTROLS REQUIRED TO PROVIDE A COMPLETE
AND OPERATING SYSTEM.
10. WHEN THE SMOKE DETECTOR, IN SUPPLY AND RETURN DUCTWORK, ACTIVATES IT SHALL SHUT
DOWN THE ROOFTOP UNIT.
11. REFER TO ARCHITECTURAL DRAWINGS FOR EXACT LOCATION OF ALL CEILING DIFFUSERS AND
REGISTERS.
12. THE MECHANICAL CONTRACTOR IS TO FURNISH AND INSTALL A CONDENSATE DRAIN SYSTEM PER
THE MANUFACTURERS RECOMMENDATIONS AND THE LANDLORD'S REQUIREMENTS. INTERIOR
CONDENSATE DRAIN LINE SHALL BE INSULATED WITH 1/2" THICK ARMAFLEX. PITCH 1/4" PER FOOT.
13. TENANT'S MECHANICAL CONTRACTOR IS RESPONSIBLE FOR COMPLYING WITH ALL THE LANDLORD'S
SPECIFICATIONS FOR THIS INSTALLATION.
14. THIS CONTRACTOR IS TO HIRE LANDLORD'S SPECIFIED CONTRACTOR FOR ALL ROOF PENETRATIONS.

3.CONTRACTOR SHALL VISIT THE SITE AND EXAMINE CONDITIONS OF THE PREMISES AND THE
CHARACTER AND EXTENT OF WORK REQUIRED PRIOR TO BIDDING. ANY DIFFICULTIES IN COMPLYING
WITH THE DRAWINGS AND SPECIFICATIONS SHALL BE BROUGHT TO THE ATTENTION OF THE
ARCHITECT/ENGINEER BEFORE BIDDING.
4.IT IS THE INTENT OF THESE DRAWINGS AND OTHER RELATED DOCUMENTS TO PRODUCE A COMPLETE
AND FUNCTIONING ELECTRICAL SYSTEM. THE ELECTRICAL CONTRACTOR SHALL PROVIDE ALL
LABOR, MATERIAL AND OTHER SERVICES AS MAY BE NECESSARY TO ACHIEVE THIS PRODUCT. IT
SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO BRING TO THE ATTENTION OF THE

5.IF, DURING THE COURSE OF THE WORK, THE CONTRACTOR EXPERIENCES A PROBLEM WITH THE
PERFORMANCE OF THE INSTALLATION RELATIVE TO THE PLANS AND SPECIFICATIONS, THE NATIONAL
ELECTRICAL CODE, OTHER APPLICABLE CODES AND GOVERNING DOCUMENTS, THE CONTRACTOR
SHALL BRING THE PROBLEM TO THE ATTENTION OF THE ARCHITECT AND/OR THE ENGINEER FOR
RESOLUTION PRIOR TO EXECUTION OF THE WORK.
6.ALL MATERIAL SHALL BE NEW AND BEAR THE UL LABEL LISTED APPROVAL FOR ITS INSTALLED
APPLICATION.
8.CIRCUIT BREAKERS USED FOR SWITCHING OF LIGHTING OR SIGN CIRCUITS SHALL BE APPROVED FOR
SWITCHING DUTY AND SHALL BE MARKED "SWD" IN ACCORDANCE WITH N.E.C. ART. 240.83 (D).
9.PROVIDE "LOCKING" TYPE DEVICES ON ALL CIRCUIT BREAKERS CONNECTED TO EMERGENCY AND
NIGHT LIGHTING, SIGNS, FIRE ALARM, AND SECURITY SYSTEMS.
11.ALL SERVICE EQUIPMENT SHALL BE GROUNDED IN ACCORDANCE WITH NEC ARTICLE 250.
14.ELECTRICAL PLANS ARE DIAGRAMMATIC. DO NOT SCALE DRAWINGS.
23.CONTRACTOR SHALL VERIFY WIRE SIZES, CIRCUIT BREAKER AND FUSE RATINGS FOR ALL HVAC
EQUIPMENT, AND BRING TO THE ATTENTION OF THE ARCHITECT AND/OR THE ENGINEER ANY
DISCREPANCIES AFFECTING THE WORK PRIOR TO PROCEEDING.
24.HORSEPOWER RATINGS INDICATED ON DRAWING MAY DIFFER FROM ACTUAL EQUIPMENT
FURNISHED. IF FURNISHED EQUIPMENT DIFFERS FROM RATINGS ON DRAWINGS, CONTRACTOR
SHALL NOTIFY ARCHITECT AND/OR THE ENGINEER FOR APPROPRIATE ACTION TO BE TAKEN.

7.THE PLUMBING CONTRACTOR SHALL GUARANTEE ALL MATERIALS AND LABOR

9.ANY DEVIATIONS FROM THE DRAWINGS OR SPECIFICATIONS SHALL BE BROUGHT
