If drawings are not included and scope requires M, P, or E work Contractor shall provide design build-design and permitting services for the scope required for a successful project. 2.The design and installation of all MEP systems shall comply with the current Codes in force by the AHJ at the project location. Any required energy compliance or environmental reports required by the AHJ shall be prepared by the Contractor if not provided by the Owner or Architect’s consultants. 3.Contractor to field verify all existing building conditions and systems affected by the project work and be familiar with the drawings and project requirements prior to bid or contracting with Owner. No structural cutting, coring, or drilling shall be performed that impacts any part of the existing facility, without prior approval. Contractor shall retain the services of a structural engineer, if required by the Architect, Owner, or AHJ to obtain a required approval. 4.Architectural drawing have been provided to show the locations of all devices and systems. Contractor shall be responsible for reconfigurations, modifications, and/or new work needed to provide a complete functioning job without permanently disrupting existing building systems. Contractor shall coordinate with Owner, Building Facilities, and or other Tenants 48 hours minimum in advance of any interruption ofany building service. 5.Architectural drawings shall take precedence over all other trades drawings when conflicts arise. Contractor to bring conflicts or inconsistencies between the architectural drawings and the drawing of other trades to the attention of the architect prior to bid, order, or installation.6. Fire sprinkler modifications and new work shall be designed by a licensed fire sprinkler system designer in the state the project resides in, and must be installed by a state licensed installer. Contractor shall obtain any required approvals from the AHJ prior to start of construction. 7.Zoning of MEP systems shall be exclusive to the project area without cross over to other building areas, except as is indicated on the documents or as approved in advance. 8.Contractor to provide all required test and balance reports, O&M manuals, and commissioning activities required by the AHJ or project requirements in the appropriate phases of the project.

All stairwell doors shall remain closed at all times. Contractors shall comply with all OSHA regulations. In the event that smokedetectors are covered, this should be coordinated on a daily basis with Property Management. The job supervisor must ensure that covers areremoved and the life safety system is operational at the end of each day.024100 The Contractor shall notify Landlord 48 hours prior to commencement of dusty work (sheet rock cutting, sanding, extensive brooming, etc.) soLandlord may arrange for additional filtering capacity on the affected HVAC equipment, if necessary. Failure to make such notification will result inthe Contractor absorbing the costs to return the equipment to proper condition. It will be the responsibility of the General Contractor to supply andchange return air filters during construction, and after construction is complete if air is raw during construction. The Contractor must also provideprotection for smoke sensing devices in order to prevent contamination of heads and fire system false alarms. If false alarms occur, fines will beimposed and are due and payable upon receipt to the Landlord.024100 Any and all materials removed and not reused in the construction, except as directed by the Landlord, shall be disposed of by the Contractor aswaste or unwanted materials. The Contractor shall follow all construction waste management requirements established in the Project Notes relatedto reclamation and recycling. Construction debris shall not be deposited in the building's trash dumpsters. Damage to the dumpsters and/or additional haulscaused by the disposal of construction debris will be billed to the General Contractor. The General Contractor will be responsible for maintaining aseparate trash dumpster to be located in an area designated by Property Management. The dumpster area shall be kept clean and all materialscontained within the dumpster. In the event an area is not kept clean and in respectable condition, Property Management will cause the area tobe cleaned by building personnel without prior notice to the General Contractor, who will subsequently be billed for the clean up.087100 Door hardware shall match finish and style of building standards. Mounting heights of items where more than one is furnished in aparticular space shall be determined by the Architect in field. No structural or load-bearing construction shall be demolished or damaged as a result of this project unless specifically noted otherwise on the drawings.Protect all existing structural members during demolition and construction. All stud walls shall be secured to the concrete floor and ceiling or floor/roof construction above unless otherwise indicated. Coordinate locations ofexpansion/control joints with the Architect prior to installation for compliance with design intent. Provide expansion/control joints in the gypsum wall boardwalls over 30'-0" in length per the manufacturer's recommendations.2. All stud or masonry walls extending from floor to roof/floor structure above must provide for a minimum of 2" vertical roof/floor deflection.3. All finishes are to be installed per manufacturers recommended methods and instructions, using suggested products and materials to provide a successfulinstallation for proposed conditions.2. The Contractor shall advise the Architect of locations of changes in dye lots, batches or similar color shifts.3. Where dissimilar floor materials meet, they shall do so under the centerline of a door unless otherwise indicated. If a change of material or elevation wouldcause exposed unfinished surfaces, a transition strip of suitable material shall be installed.4. Contractor shall furnish a minimum of three (3) 12" x 12" square samples of each scheduled finish for review by the Architect. The Architect shall retain two (2)samples of finishes for record, and return a minimum of one (1) sample to Contractor. Finish materials ordered or installed without a reviewed submittal aredone so at the Contractor's risk.5. Interior finishes in rooms and enclosed spaces shall have a flame spread classification of III (76-200 tunnel test) and a smoke density of no greater than 450(Class C). Materials exposed within plenum spaces designed to allow air movement and function as part of the air distribution system are required to be noncombustibleor shall have a flame spread index less than 25 and a smoke developed index less than 50 when tested in accordance with ASTM E 84. All combustiblematerials located within these plenum spaces shall be enclosed in noncombustible material (5/8" gypsum wall board) unless otherwise indicated. Contractor shall provide subcontractor with complete Architecture and Engineering Drawings. The Contractor shall notify Architect or Engineer of anyconflicts or discrepancies prior to bid date for resolution.B. Building Rules1 The Contractor shall be responsible for obtaining a current copy of the Building Rules and Regulations from the Building Owner or Property Manager.Compliance with the Building Rules and Regulations shall be maintained throughout the duration of this project.2. The contractor shall coordinate with the building owner and/or property manager access to the space on all ongoing construction work. Disruptive orpotentially hazardous construction activities shall be coordinated to occur after normal business hours to minimize the disturbance to building occupants. Thecontractor shall review project phasing and detailed construction schedule plans with Building Owner, Property Manager and Architect prior to bid and startof construction.3. The Contractor shall coordinate with the Building Owner and/ or Property Manager for delivery to the space of all building materials, and shall arrange for theusage of the appropriately designated elevator. The Contractor shall coordinate such deliveries in a manner which poses no hazard to any personnel withinor around the building and construction site.4. Transport trash, rubbish and debris from the site and legally dispose of same. The manner of removal must be confirmed with the Building Owner and asallowed by City and State regulations.C. Bidding1. The Contractor shall be responsible for obtaining a clarification from the Architect prior to bid submittal and/or start of construction with regard to any questionregarding the contract documents, existing conditions or design intent.2. The Contractor's bid shall be based on providing all specified items. Substitutions shall be considered only under the following circumstances: 1.) The specifieditem is accompanied by the words "equal to". Reference to makes, brands, models, et. is to establish type and quality desired. 2.) The item is shown to have aprohibitively long lead time. 3.) An item of equal appearance and equal or greater quality to the specified item can be provided at an substantial savings tothe Tenant.3. All Contractor or Supplier Requests for Substitutions of specified items shall be submitted in writing accompanied by the alternative product information to theArchitect for approval. Substitution Requests shall be submitted no later than five (5) working days prior to the bid date. Substitutions shall not sacrifice quality,appearance or function. It is incumbent on the Contractor or Supplier to provide adequate information to determine if the substitute is of equal quality to theproduct specified.4. Bids submitted with Substitutions that are not formally submitted and approved as equal prior to the bid date shall not be increased if the substituted material isrejected during the submittal process.D. Permitting1. The contractor is responsible for contacting local building officials and inspectors for permits and inspections. Advise the Architect immediately of anydiscrepancies.2. This set of Architectural drawings and any incorporated Consultant drawings are intended for permitting only. If Consultant drawings are not included in theset of drawings, the Contractor is responsible for obtaining all required Structural, Mechanical, Electrical, Plumbing and Fire Protection design and permits.E. Scheduling1. The contractor shall provide a complete project schedule indicating milestone dates and critical path. The schedule shall be updated and distributed uponany change to critical path, or at each project meeting.2. The Contractor shall be responsible for advising the Tenant and Architect of all long lead items that may adversely affect the project schedule and shall, uponrequest from the Tenant or Architect, submit order confirmations and delivery dates for such items.F. Submittals1. Shop drawings shall establish actual detail of all manufactured or fabricated items, indicate proper relation to adjoining work, amplify design details ofinstallations in proper relation to physical spaces and incorporate minor changes of design or construction to suit the actual conditions.2. No portion of work requiring submission of a shop drawing, product data, samples shall commence until the submittal has been approved by the Architect. Allsuch portions of the work shall be in accordance with the approved submittals.3. Shop drawings, product data and/ or samples shall be provided on all items noted and shall not be limited to lighting fixtures, plumbing fixtures, contractorfurnished equipment, toilet accessories, doors, frames, hardware, furniture, specialty equipment, and all interior finishes including but not limited to flooringfinishes (i.e. carpet, vinyl etc.) wall finishes (i.e. paint, vinyl wall coverings, etc.) and ceiling finishes (i.e. ceiling tile, paint, etc.) shall be provided to ensure thatthe specified products are furnished and installed in accordance with the design intent. The manufacturer or construction of any pieces of equipment, deviceor other item for which shop drawings, product data and/ or samples are required to be furnished, shall not commence prior to complete processing andapproval of the submittal. Refer to Finish Legend and Notes on Sheet A241 for specific submittal requirements.4. Reviewed shop drawings and schedules prepared by others shall not be construed to be part of the contract documents. The Architect assumes noresponsibility for drawings, schedules and/or specifications for work on the project prepared or accomplished by others.5. Contractor shall allow for five (5) working days for the Architect and Consultants to the Architect to review submittals.6. Product data and drawings may be submitted in electronic format. Product samples must be submitted as an actual product sample or the ORIGINAL copyof a product brochure (no scanned or copied product brochures for selecting finish colors will be accepted).G. Project Close-Out1. The Contractor shall instruct the Tenant or Tenant's Representative in the proper use and maintenance of the equipment furnished or installed by their trade(s).2. The Contractor shall maintain all printed instructions, manuals and warranties that are provided with equipment and materials used or installed. Instructions,manuals and warranties to be delivered to the Owner at the time of Substantial Completion.3. The Contractor shall provide a thorough construction clean-up prior to Tenant taking occupancy of any space. Clean-up shall include, but not be limited tocleaning all surfaces and vacuuming and cleaning all carpeting, window treatments and glass surfaces. All protective films, tags, and labels or other markingsshall be removed from material fixtures and equipment. Clean trim, outlet and switch plates. Clean plumbing fixtures to a sanitary condition. Clean all lightlenses.H. Demolition/Existing Conditions1. Contractor shall be responsible for field verification of all dimensions and job conditions prior to starting construction unless otherwise indicated. Notify theArchitect of any discrepancies prior to proceeding with demolition.2. Notify Architect of any deviations in Architectural drawings from existing conditions observed on site. Dimensions of existing conditions are provided as acourtesy, and must be verified on site prior to bidding and fabrication.3. The Contractor shall be responsible for verifying all existing work to remain and determining the suitability for repair and/or reconditioning to match and blendwith new materials and components. Contractor shall obtain the Building Owner's and/or Tenant's approval of the scope and limit of existing work to remainprior to starting construction. No change orders shall be accepted for completed work that do not conform to the standard established prior to the start ofconstruction.4. The Contractor shall provide protection for all existing conditions to remain and all building common areas outside the scope of work that may be affected bythe Contractor's work. The Contractor shall be responsible for all damage to such areas caused by the execution of this scope of work, and damage shall berepaired at the Contractor's expense.5. The Contractor shall be responsible for repairing and refinishing walls of adjacent suites outside the scope of work that are affected by the requirements of thework (e.g. level of finish on new demising walls, patching of carpet or ceiling where affected by a new demising wall). Specific requirements shall becoordinated with the Building Owner and the annotations noted in these documents.6. The contractor shall verify existing conditions to determine if leveling or patching of the existing floor slab is required – either because the surface of the slab isnot within required tolerances for installation of new work (including, but not limited to, operable partitions and frameless glass assemblies), or becauseresurfacing is required for installation of specified finish – use a self-leveling cementitious topping equal to Ardex Inc. K-15, installed as per the Manufacturerinstallation instructions.7. The Contractor shall be responsible for testing moisture content of all slabs prior to flooring installation. If testing results are outside the tolerance of specifiedflooring materials, Contractor shall provide appropriate, approved mitigation measures.8. The Contractor shall NOT perform any work affecting the structural integrity of the building without the approval of the Building Owner or Building Owner'sRepresentative.9. Make all demolition clean and complete, in a manner suitable to accept new finishes and/or surfaces. Continuous surfaces shall be prepared to the nearestintersection. Refer to architectural floor plan, finish plan and details for the application of new materials.10. Demolition shall be done without damage to existing conditions to remain. Where such damage occurs - patch, repair, or restore walls, floors, ceilings, etc. tomatch existing adjacent conditions.11. Prior to beginning demolition, dust control barriers shall be constructed to prevent the spread of dust into the surrounding areas.12. Contractor shall be responsible for the coordination of demolition items prior to the start of demolition work.13. Contractor shall identify unused salvaged items shall be turned over such material to the Building Owner or stored in a designated area by the Building Owner.14. Per the Building Owner's directions, materials identified to be relocated shall be cleaned and placed in storage until materials are ready to be reinstalled. If anitem is damaged during demolition or relocation, it shall be repaired or replaced with a new item approved by the Building Owner at no expense to theBuilding Owner.15. Remove all existing construction, items and finishes made obsolete by, or in conflict with new construction. Coordinate with Architectural floor plans andrelated details.16. Contractor shall maintain CLEAR EXIT ROUTES during construction to ensure public safety per all code and jurisdiction having authority requirements.17. Contractor shall remove dirt, dust, and debris on a daily basis.18. ALL roof mounted equipment must be installed in locations and manner designated by the Building Engineer. Building Owner MUST provide approvals forroof-mounted equipment.19. The Contractor shall remove all adhesive, plaster, and other surface materials from existing ceilings, floors, walls, and columns where scheduled to be exposed,such that it leaves a clean finished appearance.20. In ceiling areas scheduled to be exposed to existing structure above, Contractor shall remove all existing hangers, attachments, and other items fixed to thestructure that are not in use.21. Following above ceiling demolition activity, the Contractor shall return the existing suspended ceiling system to remain to like new condition. All existing floor slab penetrations and recesses that are not used or do not meet current building codes shall be patched and repaired to match adjacentslab or be replaced with code compliant assemblies.23. No equipment, component(s), material(s), or other element(s) may be salvaged from areas outside of the Limits of the Project Scope and incorporated intoconstruction and/or turned over to the Tenant or the Building Owner unless otherwise indicated.
