GENERAL NOTES:
1. CONSTRUCTION DOCUMENTS (ERRORS OR OMISSIONS):
A. GC TO HAVE A FULL UNDERSTANDING OF THE GENERAL CONDITIONS FOR THIS PROJECT - REFER TO CONTRACT GENERAL
CONDITIONS INCLUDED IN THE CONTRACT DOCUMENTS.
B. COORDINATE ALL PARTIES INVOLVED IN THE DECISION MAKING PROCESS PRIOR TO CONSTRUCTION AND ACCEPTANCE OF THESE
CONSTRUCTION DOCUMENTS.
C. GENERAL CONTRACTOR AND ALL SUB -CONTRACTORS SHALL REVIEW THE ENTIRE SET OF CONSTRUCTION DOCUMENTS (DRAWINGS
AND SPECIFICATIONS).
D. ITEMS AFFECTING ALL TRADES ARE PLACED THROUGHOUT THE CONSTRUCTION DOCUMENTS.
E. THERE WILL NOT BE ANY "EXTRAS' AWARDED TO A CONTRACTOR FOR AN ITEM THAT WAS INDICATED IN THE CONSTRUCTION
DOCUMENTS, BUT WAS NOT PICKED UP BY THE CONTRACTOR FOR THE PARTICULAR TRADE.
F IF AMBIGUITY, INCONSISTENCIES, OR ERRORS ARE INDICATED IN THE CONSTRUCTION DOCUMENTS AND DISCOVERED BY GENERAL
CONTRACTOR AND / OR SUB -CONTRACTOR, IT IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR AND / OR THE
SUB -CONTRACTOR TO BRING THIS TO THE ATTENTION OF THE ARCHITECT / ENGINEER PRIOR TO CONSTRUCTION OR PRIOR TO
FURTHER PROCEEDINGS WITH CONSTRUCTION SO THAT CONSTRUCTION DOCUMENTS CAN BE CLARIFIED AND CONSTRUCTION
COSTS ARE MAINTAINED AT AFFORDABLE LEVELS. FAILURE TO NOTIFY THE ARCHITECT / ENGINEER WILL RESULT IN A COMPLETE
WAIVER OF ALL LIABILITY FOR THE ARCHITECT / ENGINEER.
G. GENERAL CONTRACTOR AND ALL SUB -CONTRACTORS SHALL VISIT THE SITE AND SHALL EXAMINE TO HIS SATISFACTION ALL OF THE
PHYSICAL CONDITIONS THAT AFFECT HIS CONTRACT PRICE. THIS INCLUDES EXISTING SERVICE LOCATION, LOCATION OF EXISTING
STRUCTURES AND EQUIPMENT. AVAILABILITY OF STORAGE OF MATERIALS, ADDITIONS TO THE
CONTRACT PRICE WILL NOT BE APPROVED FOR IGNORANCE OF THE EXISTING CONDITIONS OF THE SITE AND SURROUNDING AREAS,
WHETHER SUCH CONDITIONS ARE INDICATED IN THE CONSTRUCTION DOCUMENTS OR NOT.
H. THE GENERAL CONTRACTOR AND SUB -CONTRACTOR BY COMMENCING OF WORK ACCEPTS THE CONDITIONS OF THE SITE AND THE
COMPLETENESS OF THE CONSTRUCTION DOCUMENTS (DRAWINGS AND SPECIFICATIONS).
I. INTERFERENCES. VIOLATIONS, AND FIELD CHANGES BY THE GENERAL CONTRACTOR OR SUB -CONTRACTOR WITHOUT PRIOR
WRITTEN APPROVAL BY THE ARCHITECT / ENGINEER THAT AFFECT THE DESIGN INTENT OF THESE CONSTRUCTION DOCUMENTS
SHALL HOLD THE GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR FULLY RESPONSIBLE FOR THE LIABILITY INVOLVED OF SAID
CHANGES. ANY CHANGES THAT HAVE NOT BEEN APPROVED IN WRITING BY THE ARCHITECT / ENGINEER SHALL RESULT IN A
COMPLETE WAIVER OF ALL USABILITY FOR THE ARCHITECT / ENGINEER. ANY SAID CHANGES THAT RESULT IN ADDITIONAL FEES AND
DO NOT HAVE THE WRITTEN APPROVAL OF THE ARCHITECT / ENGINEER AND / OR OWNER OR OWNER'S REPRESENTATIVE ABOVE
THE ORIGINAL CONTRACTOR PRICE, SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR AND NOT THE OWNER.
2. BUILDING CODES, REGULATIONS AND CONSTRUCTION PRACTICES:
A. ALL CONSTRUCTION TECHNIQUES, MATERIALS SELECTIONS, AND FINISHED CONSTRUCTION IS TO COMPLY WITH FEDERAL, STATE
AND LOCAL MUNICIPALITY REGULATIONS, GUIDELINES, AND CODES. ANY DISCREPANCIES SHALL BE BROUGHT TO THE ATTENTION OF
THE ARCHITECT / ENGINEER SO THAT PROPER DESIGN CAN BE IMPLEMENTED.
B. ANY CHANGES TO THE DESIGN INTENT BY THE GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR THAT RESULTS IN THE
BUILDING OR SITE TO BE OUT OF COMPLIANCE WITH ALL APPLICABLE REGULATIONS, GUIDELINES, AND CODES SHALL BE
COORDINATED WITH THE ARCHITECT / ENGINEER SO THAT CORRECTIONS CAN BE DESIGNED IN A TIME AND COST EFFECTIVE
MANNER. ANY ADDITIONAL FEES INCURRED BECAUSE OF SAID CHANGES SHALL BE AT THE EXPENSE OF THE GENERAL
CONTRACTOR AND OR SUB -CONTRACTOR. THIS INCLUDES ADDITIONAL FEES FOR DESIGN AND ENGINEERING. FAILURE TO NOTIFY
THE ARCHITECT / ENGINEER TO THESE VIOLATIONS SHALL RESULT IN THE COMPLETE WAIVER OF LIABILITY TO THE ARCHITECT /
ENGINEER.
C. ALL ELECTRICAL WORK SHALL CONFORM TO N.E.C. (CURRENT EDITION)
D. ALL REQUIREMENTS FOR THE AMERICANS WITH DISABILITIES ACT, FEDERAL FAIR HOUSING GUIDLINES, ANSI Al 17.1 STANDARDS,
OR OTHER STATE AND LOCAL ACCESSIBILITY REGULATIONS SHALL BE CONSTRUCTED TO AND MAINTAINED.
E. THE GENERAL CONTRACTOR AND / OR SUB -CONTRACTORS ARE RESPONSIBLE FOR OBTAINING AND PAYING FOR RELEVANT
BUILDING PERMITS. ZONING CERTIFICATES, ETC. UNLESS STATED OTHERWISE OR PREVIOUS WRITTEN AGREEMENTS ARE IN
PLACE. IN DOING SO, THE CONTRACTOR MUST PROVIDE A COPY OF ALL ADJUDICATION ORDERS, PERMITS, AND OTHER RELATED
PAPERWORK TO ARCHITECT / ENGINEER FOR THEIR RECORD.
F. ANY ADJUDICATION ORDERS RESULTING FROM THE INITIAL CONSTRUCTION DOCUMENT REVIEW BY ALL MUNICIPALITIES SHALL BE
RESOLVED BY THE ARCHITECT / ENGINEER. DESIGN REQUIREMENTS RESULTING BECAUSE OF ADDITIONAL PLAN REVIEW
REQUIREMENTS THAT WERE NOT AN ORIGINAL PART OF THE ARCHITECTS I ENGINEERS SCOPE OF BASIC SERVICES MAY BE BILLED
AS AN EXTRA.
G. AT TIMES THERE ARE UNFORESEEN CIRCUMSTANCES THAT MAY ARISE AS A RESULT OF LOCAL BUILDING OFFICIAL OR ZONING
OFFICIAL'S REQUEST DURING THE INITIAL PLAN REVIEW, THESE CHANGES IN DESIGN INTENT THAT INCREASE CONSTRUCTION
COSTS SHALL BE EXAMINED ON A CASE BY CASE BASIS. ALL CONTRACTOR FEES RESULTED FROM SAID CHANGES SHALL BE
APPROVED BY THE ARCHITECT / ENGINEER AND / OR OWNER OR OWNER'S REPRESENTATIVE PRIOR TO CONSTRUCTION,
H. CONTRACTOR SHALL SUPPLY AND PAY FOR ALL TEMPORARY POWER.
3. DIMENSIONS:
A. DIMENSIONS INDICATED ON THE PLANS ARE FACE OF MASONRY OR FACE OF STUD UNLESS STATED OTHERWISE,
B. DIMENSIONS FOR INDICATION OF HEIGHTS ARE FROM ABOVE FINISH FLOOR (AFF).
C. ALL CONTRACTORS SHALL FIELD VERIFY DIMENSIONS.
D. CONTRACTORS ARE TO USE DIMENSIONS INDICATED IN CONSTRUCTION DOCUMENTS (FIGURED DIMENSIONS). DO NOT SCALE
PLANS FOR DIMENSIONS. IF THERE IS A DISCREPANCY IN THE CONSTRUCTION DOCUMENTS OR ADDITIONAL INFORMATION IS
NEEDED, THE CONTRACTOR SHALL NOTIFY THE ARCHITECT / ENGINEER.
4. SITE, BUILDING, AND MATERIAL CONDITIONS AND GUARANTEES (PRIOR TO AND DURING CONSTRUCTION).-
A.
ONSTRUCTION):A. GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR SHALL OBTAIN "ALL RISK' INSURANCE AND ALL CUSTOMARY STATUTORY
INSURANCE FOR COMPREHENSIVE GENERAL LIABILITY, ETC. ADDITIONAL INSURANCE MAY BE REQUIRED AT THE REQUEST OF THE
OWNER OR OWNER'S REPRESENTATIVE.
B. OVERHEAD AND UNDERGROUND UTILITIES SHALL BE FIELD VERIFIED TO DETERMINE IF THERE IS ANY INTERFERENCE WITH NEW OR
REMODELED CONSTRUCTION. THE REMOVAL OR REWORK OF THESE INTERFERENCES WHETHER INDICATED IN THE
CONSTRUCTION DOCUMENTS OR NOT, SHALL BE COORDINATED BETWEEN THE GENERAL CONTRACTOR. SUB -CONTRACTOR,
ARCHITECT / ENGINEER, AND OWNER OR OWNER'S REPRESENTATIVE TO DETERMINE THE METHOD TO RESOLVE SAID
INTERFERENCE, ANY COSTS ASSOCIATED WITH THIS INTERFERENCE SHALL NOT BE BILLED AS AN "EXTRA". PLEASE NOTE THAT IT IS
VERY IMPORTANT THAT THESE CONDITIONS BE VERIFIED PRIOR TO CONSTRUCTION SO THAT ALL CONTRACTS AND FEES CAN BE
RESOLVED UP FRONT.
C. ALL MATERIALS FURNISHED AND INSTALLED SHALL BE NEW AND FREE FROM DEFECTS.
D. ALL MATERIALS DELIVERED TO THE JOB SITE ARE TO BE NEW UNLESS STATED OTHERWISE.
E. GENERAL CONTRACTOR AND / OR SUB -CONTRACTORS SHALL PROTECT ALL MATERIALS AND EQUIPMENT FROM DAMAGE.
VANDALISM. AND THEFT. PROVIDE ALL NECESSARY BARRICADES, TEMPORARY SUPPORT. PARTITIONS, DUST SHIELDS,
SCAFFOLDINGS, ETC. AS REQUIRED TO PROVIDE THIS PROTECTION. THIS INCLUDES PROTECTION OF THE ADJACENT SITES
AND BUILDINGS.
F. ALL WORK SHALL BE GUARANTEED FOR A PERIOD OF (1) YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION OR FORMAL
ACCEPTANCE FROM OWNER. DURING THIS PERIOD, THE GENERAL CONTRACTOR AND/ OR SUB -CONTRACTOR SHALL CORRECT
ANY PROBLEMS DUE TO DEFECTIVE MATERIALS OR FAULTY WORKMANSHIP AT NO COST TO THE OWNER.
THESE CONDITIONS MUST BE CORRECTED TO THE APPROVAL OF THE OWNER OR THE OWNER'S REPRESENTATIVE.
G. NO SUBSTITUTIONS OF SPECIFIED MATERIALS OR EQUIPMENT SHALL BE ACCEPTED UNLESS A WRITTEN REQUEST FOR APPROVAL
IS SUBMITTED TO THE ARCHITECT / ENGINEER AND THE CONTRACTOR HAS RECEIVED BACK WRITTEN APPROVAL BY THE ARCHITECT
/ ENGINEER IN THE FORM OF AN ADDENDUM OR BULLETIN.
H. ANY DEBRIS LOCATED ON THE SITE (EITHER EXISTING OR CREATED DURING CONSTRUCTION) SHALL BE REMOVED LEGALLY. IT IS
THE RESPONSIBILITY OF THE GENERAL CONTRACTOR AND SUB -CONTRACTORS TO MAINTAIN A CLEAN SITE AND BUILDING AT ALL
TIMES. REMOVAL OF RUBBISH AND DEBRIS SHALL BE DAILY DURING AND AFTER THE COMPLETION OF CONSTRUCTION.
I. GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR SHALL COORDINATE ANY TEMPORARY INTERRUPTIONS IN UTILITIES WITH THE
OWNER AND ANY OTHER AFFECTED PARTIES SUCH AS ADJACENT TENANTS OR OWNERS. EVERY EFFORT SHALL BE MADE TO GIVE
MAXIMUM ADVANCED NOTICE IN ORDER TO PROVIDE A SATISFACTORY MEANS OF PROPER SCHEDULING OF ALL PARTIES
CONCERNED. LOSS IN REVENUES DUE TO CONTRACTOR COMMUNICATION FAILURES MAY RESULT IN CHARGES BACK TO THE
CONTRACTOR BY ALL PARTIES INVOLVED.
J. WHERE ANY MECHANICAL, ELECTRICAL, PLUMBING, OR BUILDING FEATURES INTERFERE WITH EACH OTHER AND DO NOT ALLOW
FOR PROPER CONSTRUCTION TECHNIQUES OR DESIGN INTENT, GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR SHALL
NOTIFY ARCHITECT / ENGINEER ABOUT SAID CONDITIONS SO THAT COST AND TIME EFFICIENT DESIGN SOLUTIONS CAN BE
RESOLVED PRIOR TO CONTINUANCE OF CONSTRUCTION. AN ADDENDUM OR BULLETIN MAY BE ISSUED TO RESOLVE THESE
CONDITIONS.
K. ANY ADDITIONAL STRUCTURAL LOADS. EITHER TEMPORARY OR PERMANENT, THAT ARE NOT A PART OF THESE CONSTRUCTION
DOCUMENTS SHALL BE APPROVED IN WRITING BY THE ARCHITECT / ENGINEER PRIOR TO IMPOSING SAID LOAD.
5. SHOP DRAWINGS:
A. SHOP DRAWINGS ARE TO BE SUBMITTED TO ARCHITECT / ENGINEER FOR APPROVAL PRIOR TO FABRICATION AND INSTALLATION.
B. GENERAL CONTRACTOR AND / OR SUB -CONTRACTOR SHALL SUBMIT (2) COPIES OF ANY DRAWINGS AND (5) COPIES OF ANY
PRODUCT LITERATURE TO ARCHITECT / ENGINEER FOR APPROVAL
C. SHOP DRAWINGS THAT ARE RECEDED BY THE GENERAL CONTRACTOR AND / OR SUB -CONTRACTORS THAT ARE NOT SUBMITTED TO
THE ARCHITECT / ENGINEER FOR APPROVAL SHALL RESULT IN THE COMPLETE WAIVER OF LIABILITY FOR THE ARCHITECT / ENGINEER
OF SAID MATERIAL OR CONSTRUCTION STANDARDS. ANY CONDITIONS RESULTING IN FIELD CHANGES BECAUSE SHOP DRAWINGS
INCONSISTENCIES SHALL BE HELD LIABLE TO THE GENERAL CONTRACTOR AND / OR SUB -CONTRACTORS. CONDITIONS THAT RESULT
IN A CHANGE OF DESIGN INTENT MAY BE REQUIRED TO BE CORRECTED AT NO COST TO THE ARCHITECT / ENGINEER AND / OR
OWNER OR OWNER'S REPRESENTATIVE.
D. ALL TRUSSES. STEEL DESIGN, ANCHOR BOLTS / PLATES, STRUCTURAL MATERIALS, ETC. MUST BE APPROVED BY THE ARCHITECT /
ENGINEER.
E. SHOP DRAWINGS AND SUBMITTALS SHALL BE REVIEWED AND APPROVED BY THE GENERAL/TRADE CONTRACTOR PRIOR TO
SUBMITTAL TO THE ARCHITECT/ENGINEER. UNAPPROVED SHOP DRAWINGS & SUBMITTALS WILL NOT BE REVIEWED BY THE
ARCHITECT/ENGINEER.
F. ARCHITECT/ENGINEERS REVIEW SHALL BE FOR GENERAL CONFORMANCE WITH DESIGN INTENT ONLY,
