primar lat, we offer the following responses:

3. Streets and right-of-way
A. "Stub street to the east ..."
The submitted primary is proposed to be platted along a portion of
the east row of Pebblepointe Pass and Thicket Hill Circle for the
purpose of having access to the east parcel. We at this time have not
finished the planning of the east parcel and do not have an exact
ocation of the proposed stub.
"Curve Data ..."
Curve data is in compliance with section 6.0. Complete curve data
and other design information will be provided with the final plat per
the subdivision control ordinance.
C. "Twenty foot planting strip and non-access easement..."
Non- ess easements have been provided along 116th, Gray and
6th Streets.
. "Accel/Decel Lanes ..."
The entrance details have been checked with section 6.3.22 and
revised where necessary. We have also provided an optional detail
for 116th Street entrance.

.—� Sidewalks have been provided along the perimeter streets. A variance
is being requested for the single loaded portion of Heathstone place.

No improvements are planned for Gray Road and 126th Street. The
entrance drives will be presented to the Carmel Board of Public
Works and Safety.
"Right of Way Width ..."
The proposed right of way has been indicated along Gray Road and
126th Street and at each entrance into the project.

Plans have been submitted to Carmel Fire and Police Departments for
their review.
B. "Waterstone Way and Bayhill Drive..."
The above street names will not be changed. The secondary
thoroughfares can act as a divider for the change of street names as
in many other cases in Carmel.

along building lines has been shown as typical.

Indiana Gas has been labeled on the existing easement and plans
ave been submitted for their approval.

This easement should be adequate for maintenance. Access can be
made through side lot easements at various places along the lake.

Easements have been added to plan.

The above mentioned easement will be dimensioned at every lot at
final plat stage.

Easements and common area have been provided at all entrances and
perimeter lots.

The flood plain and floodway lines have been added to the plat.
Our wetland submittal to the Corp of Engineers with their response letter
has been enclosed per your request.
9. "Erosion Control ..."
Erosion control notes and procedures are on the plan; a detailed erosion
control plan will be provided with construction plans.
10. "Covenants ..."
To be provided by Brenwick Development Co.
11. "Landscape Plan & Signage ..."
Landscape plans have been submitted for your review.

Primary Plat
First, upon review of the Statute and discussion among the staff, the commitment
amendment will need return to and be approved by both the Plan Commission and City
Council prior to final action of the Plan Commission on the primary plat. The following
would be a possible outline of how the above could be accomplished;
April 20, 1991 - Public notice to adjacent property owners for Commitment change and
primary plat
May 21, 1991- Public Hearing before the Plan Commission on both the commitment
change and the primary plat. Plan Commission would need to suspend
Rules and act on the commitment change that evening (this is a crucial
action for timing).
May 24, 1991 - Public notice for City Council action on Commitment change
June 3, 1991 - Public hearing at City Council on Commitment change - 1st reading
June 11, 1991- Subdivision committee review of the primary plat -with recommendation to
the full Plan Commission
June 17, 1991- 2nd & 3rd reading before City Council - hopefully approval
June 18, 1991- Plan Commission action on primary plat
