HomeMy WebLinkAbout03100149.2DIVISION 1 - GENERAL REQUIREMENTS SECTION 01 01 0 - SUMMARY OF WORK 1.1 RELATED DOCUMENTS A. Drawings (including these Specifications) and general provisions of Owner -Contractor Agreement, including AIA Document A201 -General Conditions as modified by any Supplementary Conditions issued by the Owner, shall govern the Work. B. Drawings and Specifications are intended to be complimentary. Specific information may be found in either or both. Written dimensions hold preference over scaled dimensions. Do not scale drawings. 1.2 GENERAL A. General Contractor and each subcontractor must visit site to verify all conditions and dimensions before submitting bids. Prior to initial site visit arrangements must be made with the Mall manaaement. Report any discrepancies or any conditions which may interfere with the proper execution of the drawings to the Owner. Report discrepancies during bidding process and before start of construction. Extras will not be allowed for lob or code compliance conditions after commencement of construction. B. Owner has the right to select or reject any and all bids. C. General Contractor shall be responsible to coordinate and schedule with the Owner all Work on this project including Work under separate contracts with all Contractors to assure proper execution of the Work. Work shall be done in proper sequence and at proper time so as not to cause any delay in the progress of any trade or of entire project. D. Layouts of equipment, piping systems, duct and conduit runs, etc. are diagrammatic, unless specifically dimensioned. Each Contractor shall provide all necessary setting materials and accessories (hangers, bolts, trapeze materials, etc.) for a complete and sound installation. E. It shall be the full responsibility of the General Contractor to coordinate and expedite all phases of the Work of all trades for the entire project. The General Contractor and all Subcontractors shall provide for any and all overtime necessary to maintain the construction schedule. 1.3 CONTRACTOR USE OF PREMISES A. Contractor shall verify all conditions and criteria with Landlord's on-site coordinator, including the use of assigned loading docks, freight elevators, deliveries, storage, etc. The General Contractor shall be responsible for scheduling and all related fees. B. Contractor shall coordinate with Landlord's on-site coordinator for all work that is required to be done outside the lease line. Contractor is to be responsible for protecting the Landlord and Owner's Work and for any and all patching, cutting and repair that may be required. C. All contractors shall abide by the rules and regulations published by Landlord for conduct, including but not limited to, those pertaining to parking, toilet facilities, safety, delivery of materials and supplies, employee egress to the Center, and trash storage or collection or removal. The General Contractor and Owner's contractors are held responsible for the actions and behavior of all parties under their direction. 1.4 OWNER OCCUPANCY A. The Owner reserves the right to occupy and to place and install equipment in areas of the leased space, prior to Substantial Completion. Such placing of equipment and partial occupancy shall not constitute acceptance of the total Work. 1.5 OWNER FURNISHED ITEMS A. The Owner will provide items as shown on the Responsibility Schedule. The General Contractor's Work includes receiving, handling, protecting and installation of all items, unless noted otherwise. 1. The General Contractor will inspect all deliveries for damage and notify Owner of any damages. If Owner -furnished items are damaged or missing, the Owner will arrange for replacement. 2. The Contractor is responsible for coordinating the delivery dates and for receiving and handling those items at the site. The Contractor is responsible for protecting Owner -furnished items from damage and to repair or replace items damaged as a result of his operations. 3. Contractor shall include the complete cost of the following: uncrating, disposal of crating & wrapping, installation, layout, labor, equipment, supervision & fasteners to install this Work, unless noted otherwise in the Responsibility Schedule, in a first class manner and of highest quality. 1.6 LANDLORD -FURNISHED ITEMS (if applicable) A. The General Contractor is responsible for coordinating directly with the Landlord for receiving, installation and all costs (if any) related to Landlord -furnished items. SECTION 01040 - PROJECT COORDINATION 1.1 COORDINATION A. It is the General Contractor's responsibility to provide supervision as required to work with subcontractors and Owner's subcontractors as one project team. 1. The General Contractor shall provide or rent all tools, welders, generators, fasteners, labor, equipment, supervision, inspections, permits, fees, etc. required for completing entire Project. 2. Provide supervision on day of and day after store turnover. 3. Provide for removal of Owner's subcontractor's refuse. B. Coordinate scheduling and timing to avoid conflicts and ensure orderly progress of the Work. 1.2 SUBMITTALS A. Subcontractors: Within 5 working days prior to commencement of construction, submit a list of all subcontractors' names, addresses, phone numbers, and contact person to Owner and Landlord. B. The General Contractor shall obtain and convey to Owner and Landlord all approvals, tests and inspections with respect to electrical, HVAC, plumbing and telephone work, all as may be required to any agency or utility company. 1.3 GENERAL INSTALLATION PROVISIONS A. The Contractor is responsible for the preparation of all substrates and related conditions required for all components. B. Comply with manufacturer's installation instructions and recommendations. C. Layout of Work: 1. General Contractor is to lay out Work and be responsible for all lines, measurements of the building, and other work executed under the Contract. 2. All dimensions given are from face of finish to face of finish, unless noted otherwise. D. Provide attachment and connection devices and methods necessary for securing Work. Secure Work true to line and level. Allow for expansion and building movement. E. Where mounting heights are not indicated, install individual components at standard mounting heights recognized within the industry for the particular application indicated, and in accordance with the Americans with Disabilities Act (ADA) and/or local code. F. Provide all fire -retardant wood and/or metal blocking as required for surface/built-in devices. equipment, cabinets, accessories, fixtures, displays, etc. whether or not, the need for blocking is identified on the drawings. 1.4 GENERAL FLOORING INSTALLATION PROVISIONS A. Flooring Contractor is responsible for inspecting and verifying all field conditions of the leased space floor. B. Flooring Contractor must familiarize himself with all specified floor finishes, whether supplied and installed by the Contractor or the Owner's subcontractor, in order to properly prepare the substrate so as the top of all flooring materials align. 1. All floor finishes shall be installed flush in elevation alignment with each other per transition details. 2. Mall floor elevation shall align with store's entry finish floor. C. Topping Applied to Hardened Concrete (if applicable): 1. Prepare substrate surface per topping manufacturer's specifications. 2. Contractor MUST verify compatibility of floor leveling compound with finish flooring to be applied above it. ONLY install products as recommended by finish flooring manufacturer. D. Failure of topping to bond to substrate (evidenced by a hollow sound when tapped), or disintegration or other failure to perform, will be considered failure of materials and workmanship. Repair or replace in areas of such failures. 1.5 CLEANING AND PROTECTION A. General Contractor is responsible for all cleaning, including Landlord's requirements. B. Premises shall be kept "broom clean" at the completion of each work day. C. Contractor to provide 1/4" masonite protection over entire floor area as required to protect new finishes during construction, up to Substantial Completion. D. Contractor will be responsible for all labor, materials, dumpsters and/or fees, landfill fees and any dumping charges, equipment, and supervision to accomplish all debris removal off-site, including Owner's subcontractors. Contractor will be responsible for meeting all Landlord, local, state, and federal requirements for such dumping. SECTION 01095 - REFERENCE STANDARDS AND CODES 1.1 INDUSTRY STANDARDS A. Except where the Contract Documents include more stringent requirements, applicable construction industry standards have the same force and effect as if bound or copied directly into the Contract Documents to the extent referenced. Such standards are made a part of the Contract Documents by reference. B. Each entity engaged in construction on the Project is required to be familiar with industry standards applicable to its construction activity. 1.2 CODES A. All work, materials and installation shall be in strict accordance with all ordinances, state and local building codes, latest edition, the Americans with Disabilities Act (ADA), and follow all applicable Landlord requirements. B. Loads and code restrictions for all design considerations shall conform to the local and state codes, and all governing codes. C. the General Contractor shall obtain and pay for all required permits and inspections. D. -he General Contractor is responsible for compliance with the provisions of the Occupational Safety and Health Act, latest edition. 1.3 SUBMITTALS A. Permits Licenses. and Certificates: For the Owner's records, submit copies of permits, licenses, certifications, receipts for fee payments, and similar documents, correspondence, and records established in conjunction with compliance with standards and regulations bearing Upon performance of the Work, and as required in the Contract. SECTION 01300 - SUBMITTALS 1.1 SUBMITTAL REQUIREMENTS A. Along with administrative submittals required in other Sections of the Specifications, Shop Drawing and Product Data submittals are required whenever existing site conditions Landlord criteria or the Contractor proposes or requires any modification of details materials equipment or methods of construction from those shown in the Contract Documents B. The Contractor shall not proceed with Work that deviates from the Contract Documents before notifying the Owner of the possible modification and receiving approval from the Owner and Landlord if required. C. Submittals received from sources other than the Contractor will be returned without action. The General Contractor is responsible for all costs incurred in forwarding the submittals to the Owner, distribution to the subcontractors, and any submittal to the Landlord. D. The General Contractor will keep on-site a log of all submittals. E. Prepare a fully developed construction schedule. Submit within 5 days prior to the date for commencement of the Work. SECTION 01500 -TEMPORARY FACILITIES 1.1 SUMMARY A. General Contractor is responsible for all costs and actions for acquiring, installing and maintaining the temporary facilities needed on-site including but not limited to lighting, telephone (including fax machine), barricades, electrical service/usage and removal, drain down and re -filling of the fire sprinkler system, and ventilation including any Landlord requirements. Include costs for any fees, allowances, or Landlord charges. B. Comply with industry standards and applicable laws and regulations of authorities having jurisdiction. C. Provide barricades as required by Landlord's criteria. D. Install temporary lighting that will fulfill security and protection requirements, and will provide adequate illumination for construction operations (especially application of painting materials). E. Provide temporary telephone service with call waiting service, one telephone and one fax machine for all personnel engaged in construction activities. F. Collect waste daily. Comply with requirements of National Fire Protection Association (NFPA) 241 and Landlord's requirements. 1.2 TERMINATION AND REMOVAL A. Complete or, if necessary, restore permanent construction that may have been delayed because of interference with the temporary facility. . Materials and facilities that constitute temporary facilities are property of the Contractor. The Owner reserves the right to take possession of Project identification signs. ?. At Substantial Completion, clean and renovate permanent facilities that have been used during the construction period: a. Replace air filters and clean diffusers, inside of ductwork, and housings. b. Replace significantly worn parts and parts that have been subject to unusual operating conditions. c. Replace lamps that are burned out or noticeably dimmed by substantial hours of use. SECTION 01700 - PROJECT CLOSEOUT 1.1 SUBSTANTIAL COMPLETION A. Submit specific warranties, workmanship bonds, maintenance agreements, final certifications and similar documents, and as required in the Contract Agreement. B. Submit a reproducible form of record drawings to the Landlord as required. Submit record drawings, maintenance manuals, and similar final record information to Owner. C. Deliver spare parts, extra stock, and similar items. D. Compiete start-up testing of systems, and instruction of the Owner's operating and maintenance personnel. Discontinue or change over and remove temporary facilities from the site, along with construction tools, and similar elements. E. Complete final clean up requirements, including touch-up painting. Touch-up and otherwise repair and restore marred exposed finishes. F. Submit "Material Safety Data Sheets" to the Landlord and Building Code Officials (if applicable) for all composition construction materials (mastics, composition tile, etc.) certifying that those materials do not contain asbestos or other hazardous materials. 1.2 FINAL ACCEPTANCE A. Provide Owner with all Final Waiver of Liens from each entity. B. Submit the final payment request with releases not previously submitted and accepted. C. Submit a Certificate of Occupancy. D. General Contractor must provide Owner with a copy of the Landlord's Final Inspection report, showing proof that the Contractor has fulfilled all Landlord requirements. E. Provide "Tenant Contractor's Affidavit of Payment" as required by the Landlord. 1.3 CLOSEOUT PROCEDURES A. Arrange for each installer of equipment that requires regular maintenance to meet with the Owner's personnel to provide instruction in proper operation and maintenance 1.4 FINAL CLEANING A. Employ professional cleaners for final cleaning. Clean each surface or unit to the condition Expected in a normal, commercial building cleaning and maintenance program. Comply with manufacturer's instructions. 1 . Remove labels that are not permanent labels. �'.. Clean transparent materials, including mirrors and glass in doors and windows. Remove glazing compound and other substances. Replace chipped or broken glass and other damaged materials. 3. Clean exposed hard -surfaced finishes to a dust -free condition, free of stains, films and similar foreign substances. Restore reflective surfaces to their original reflective condition. Vacuum carpeted surfaces. Mop clean all hard -surfaced floors or as recommended by manufacturer. z.. Wipe surfaces of mechanical and electrical equipment. Remove excess lubrication and other substances. Clean light fixtures and lamps. 5. Clean the site, of rubbish, litter and other foreign substances. Remove stains, spills and other foreign deposits. SECTION 01740 - WARRANTIES AND INSURANCE 1.1 WARRANTY REQUIREMENTS A. All Work shall be warranted for one (1) year after date of Substantial Completion. B. When correcting warranted Work that has failed, remove and replace other Work that has been damaged as a result of such failure or that must be removed and replaced to provide access for correction of warranted Work. C. When Work covered by a warranty has failed and been corrected by replacement or rebuilding, reinstate the warranty by written endorsement. The reinstated warranty shall be equal to the original warranty with an equitable adjustment for depreciation. D. Upon determination that Work covered by a warranty has failed, replace or rebuild the Work to an acceptable condition complying with requirements of Contract Documents. E. Manufacturer's disclaimers and limitations on product warranties do not relieve the Contractor of the warranty on the Work that incorporates the products, nor does it relieve suppliers, manufacturers, and subcontractors required to countersign special warranties with the Contractor. 1.2 INSURANCE A. The General Contractor is to secure, pay for and maintain for all periods of construction and fixturing Work within the premises. all of the insurance policies required and in the amounts as determined by Landlord or Owner requirements. Contractor shall not commence any Work until all required insurance has been obtained and certificates of such insurance have been delivered to Landlord and Owner. 1. All insurance policies required under this exhibit, except as noted above, shall include the Owner, its consultants, Architect, Landlord, and those entities listed on the lease as additional insured. except the worker's compensation insurance; further provided, said worker's compensation insurance shall contain an endorsement waiving all rights of subrogation against the Owner. Architect and Landlord. B. The following minimum coverage is required, verify with Landlord for required liability limits: 1. Workman's Compensation and Occupational Disease. 2. Commercial General Liability Insurance. 3. Comprehensive Automobile Liability Insurance. 4. Owner's and Contractor's Protective Liability Insurance. F. Builder's Risk Insurance. C. Certificates of insurance shall provide that no reduction in the amounts or limits of liability or cancellation of such insurance coverage shall be undertaken without prior 30 day written notice to Landlord, Owner, Architect and L.L 's required additional insureds. DIVISION 5 - METALS SECTION 05521 - PIPE TUBE SYSTEMS 1.1 PERFORMANCE REQUIREMENTS AND SUBMITTALS A. Engineer, fabricate, and install systems to withstand the following structural loads without exceeding the allowable design working stress of the materials for anchors, and connections. B. Control of Corrosion: Prevent galvanic action and other forms of corrosion by insulating metals and other materials from direct contact with incompatible materials. 1.2 METALS A. Provide metals free from surface blemishes where exposed to view in the finished unit. Exposed -to -view surfaces exhibiting pitting, seam marks, roller marks, stains, discolorations, or other imperfections on finished units are not acceptable. B. The display system, handrails, floor fixtures (benches, etc.) shall be constructed from standard weight (schedule 40), black finish, iron pipe with malleable cast iron, slip-on, threadless pipe fittings conforming to American Society for Testing and Materials (ASTM) A47-77-32510 as regularly supplied by Kee Industrial Products, Inc., Buffalo, NY (800) 851- 5181 . 1. All fittings shall be secured to the pipe by zinc plated set screws with a case hardened cup point. The minimum outside diameter of the set screws shall be .650" O.D. with a nominal I.D. pipe size of 1-1/2". 1.3 FASTENERS, AND ANCHORS A. Select fasteners of the type, grade, and class required to produce connections that are suitable for anchoring pipe to other types of construction indicated and capable of withstanding design loadings. Provide exposed fasteners for interconnecting components and their attachment to other work. 1.4 INSTALLATION, GENERAL A. Install system per manufacturer's specifications and instructions. B. Fabricate systems to comply with requirements indicated for design, dimensions, details, finish, member sizes, spacings, and anchorage, but not less than those required to support structural loads. C. Provide manufacturer's standard wall brackets, flanges, miscellaneous fittings, and anchors to interconnect tubing system members to other construction. D. Mount system on gypsum board assemblies only where reinforced to receive anchors and where the location of concealed reinforcements has been clearly marked. E. Fit exposed connections accurately together to form tight joints. F. Set systems accurately in location, alignment, and elevation, measured from established lines and levels and free from rack. 1. Set posts plumb within a tolerance of 1/4 inch in 12 feet. 2. Align rails so that variations from level for horizontal members do not exceed 1/4 inch in 12 feet. G. Provide anchorage devices and fasteners where necessary for securing tubing systems to in-place construction, H. Protect finishes of systems from damage during construction period with temporary protective coverings approved by manufacturer. Remove protective coverings at time of Substantial Completion. DIVISION 6 - WOOD AND PLASTICS SECTION 06105 - MISCELLANEOUS CARPENTRY 1.1 LUMBER, GENERAL A. Furnish lumber manufactured to comply with Product Standard of NBS (U.S. Dept. of Commerce) PS 20 "American Softwood Lumber Standard" and with grading rules of inspection agencies certified by American Lumber Standards Committee's (ALSC) Board of Review. B. Provide fire -retardant treated materials. C. Dressed lumber, S4S, unless otherwise indicated. D. S -DRY, KD 19 or MC 19 (19 percent maximum moisture content). E. No. 2 or standard grade, 2 Common, or Construction Boards. 1.2 INSTALLATION, GENERAL A. Install members plumb and true to line and level. B. Securely fasten miscellaneous carpentry as indicated and according to applicable codes and recognized standards. C. Countersink nail heads on exposed carpentry work and fill holes. D. Use fasteners of appropriate type and length. Pre -drill members when necessary to avoid splitting wood. E. Construction Panels: Comply with applicable installation recommendations in American Plywood Association (APA) Form E30 "Design/Construction Guide -Residential & Commercial." DIVISION 8 - DOORS AND WINDOWS SECTION 08111 - STANDARD STEEL DOORS AND FRAMES 1.1 GENERAL A. Provide factory primed doors and frames to be field painted. B. Provide doors and frames complying with Steel Door Institute (SDI) "Recommended Specifications Standard Steel Doors and Frames" American National Standards Institute (ANSI) ANSI/SDI-100 and as herein specified. C. Fire -Rated Door Assemblies: Units that comply with NFPA 80, are identical to door and frame assemblies whose fire resistance characteristics have been determined per ASTM E 152 and which are labeled and listed by UL, or other testing and inspecting organization acceptable to authorities having jurisdiction. 1.2 MATERIALS AND FRAMES A. Cold -Rolled Steel Sheets: Commercial quality carbon steel, complying with ASTM A 366 and ASTM A 568. B. Supports and Anchors: Fabricate of not less than 18 -gage sheet steel. C. Inserts, Bolts. and Fasteners: Manufacturer's standard units. D. Shop Applied Paint: Apply after fabrication. 1. Primer: Rust -inhibitive, suitable for specified paints complying with ANSI A224.1. E. Provide metal frames for doors as shown on drawings and schedules. Conceal fastenings, unless otherwise indicated. Fabricate frames of minimum 18 -gage cold -rolled steel. F. Door Silencers: Drill stops to receive 3 silencers on strike jamb. 1.3 FABRICATION AND INSTALLATION A. Fabricate frames, stiffeners, reinforcement, and edge channels, from cold -rolled steel. B. Locate hardware in accordance with "Recommended Locations for Builder's Hardware on Std Steel Doors & Frames," published by Door & Hardware Institute (DHI), or per code. C. Apply shop coat of prime paint of even consistency to provide a uniformly finished surface ready to receive finish paint. D. Check and readjust operating hardware items, leaving doors and frames undamaged and in complete and proper operating condition. SECTION 08211 - FLUSH WOOD DOORS 1.1 QUALITY ASSURANCE AND WARRANTY A. Quality Standards: Comply with the following standards: 1. I.S.1 "Industry Standard for Wood Flush Doors", of National Wood Window and Door Association (NWWDA). 2. "Architectural Woodwork Quality Standards"; including Section 1300 "Architectural Flush Doors", of Architectural Woodwork Institute (AWI) for grade of door, finish and other requirements exceeding those of NWWDA quality standard. B. Provide doors which are identical in materials and construction to units tested in door and frame assemblies per ASTM E 152 and which are labeled and listed for ratings indicated by UL, or other testing and inspection agency acceptable to authorities having jurisdiction. C. Provide written warranty in door manufacturer's standard form signed by Manufacturer, Installer and Contractor, agreeing to repair or replace defective doors that have warped (bow or twist) or that show telegraphing of core construction in face veneers, or do not conform to tolerance limitations of referenced quality standards. 1.2 INTERIOR FLUSH WOOD DOORS A. Solid Core Doors for Opaque Finish: Comply with the following requirements: 1. Faces: Any closed -grain hardwood of mill option. AWI Grade: Custom. B. Shop prime exposed portions of doors with one coat of wood primer. 1.3 INSTALLATION AND PROTECTION A. Install wood doors to comply with manufacturer's instructions and of referenced AWI standard and as indicated. 1. Install fire -rated doors in corresponding fire -rated frames in accordance with requirements of NFPA No. 80. B. Protect doors as recommended by manufacturer to ensure that doors will be without damage or deterioration at time of Substantial Completion. SECTION 08305- ACCESS DOORS 1.1 QUALITY ASSURANCE A.. Fire -Rated Door Assemblies (if applicable): Provide units that comply with NFPA 80, are identical to door and frame assemblies tested for fire -test -response characteristics per test method as indicated below, and are labeled and listed by UL, or other testing and inspecting agency acceptable to authorities having jurisdiction. 1. Test Method for Vertical Installations: ASTM E 152. 2. Test Method for Horizontal Installations: ASTM E 119. 1.2 MATERIALS - Provide trimless, flush access doors for gypsum board as required. A. Steel: 14 gauge door and 14 gauge mounting frame both with factory applied prime coat of grey baked enamel. B. Door: Flush to edge of frame. - C. Frame/Flange: Galvanized steel drywall taping bead on all sides with prepunched holes. D. Hinge: Continuous, concealed. E. Latch: Screwdriver -operated cam latch. F. Manufacturer: Acudor #DW -5040 (for non -fire -rated applications), or equal. 1.3 INSTALLATION A. Preparation: Advise installers of other work about specific requirements relating to access door installation, including sizes of openings to receive access door and frame, as well as locations of supports, inserts, and anchoring devices. Furnish inserts and anchoring devices for access doors that must be built into other construction. B. Comply with manufacturer's instructions for installing access doors. C. Install concealed -frame access doors flush with adjacent finish surfaces. D. Adjust hardware and panels after installation for proper operation. E. Remove and replace panels or frames that are warped, bowed, or otherwise damaged. SECTION 08710 - DOOR HARDWARE 1.1 HINGES, LATCHES, CLOSERS AND PLATES A. Provide only template -produced hinge units. B. Except as otherwise indicated, provide hinge pins as follows: 1. Interior Doors: Non -rising pins. 2. Tips: Flat button and matching plug, finished to match leaves. C. Provide not less than 3 hinges per door leaf for doors 90 inches or less in height and one additional hinge for each 30 inches of additional height. D. Provide manufacturer's standard wrought box strike for each latch bolt, with curved lip extended to protect frame, finished to match hardware set. E. Closers shall comply with ANSI A117.1, for door opening force and delayed action closing. F. Fabricate brushed aluminum, (U.S. 18 gage) protection plates not more than 1-1/2 inches less than door width on both sides, by height indicated. 1.2 INSTALLATION A. Mount hardware units at heights indicated by DHI, except as specifically indicated or required to comply with governing regulations. B. Install each hardware item in compliance with the manufacturer's instructions and recommendations. Do not install surface -mounted items until finishes have been completed on the substrates involved. C. Set threshold in full bed of sealant. D. Adjust each operating item to ensure proper operation or function. 1. During the week prior to occupancy, make final check and adjustment of all items. Clean items as necessary to restore proper function and finish. SECTION 08800 - GLAZING EXISTING STOREFRONT SYSTEM TO REMAIN. DIVISION 9 - FINISHES SECTION 09255 - GYPSUM BOARD ASSEMBLIES PART 1 - GENERAL AND PRODUCTS 1.1 DEFINITIONS AND QUALITY ASSURANCE A. Refer to ASTM C 11 and GA -505 for definitions of terms. B. Where fire -rated gypsum board assemblies are indicated, provide materials and construction identical to those tested per ASTM E 119. C. All conditions noted as existing are based on the best information currently available at the time of preparation of these drawings. The Contractor is to verify all conditions before starting work. Should conditions arise which are different from those shown on the drawings, the Architect shall be notified immediately and additonal drawings based on more accurate information will be prepared. D. It is the Contractor's sole responsibility to determine erection procedure and sequence and insure the safety of the builindg and its component parts during erection. This includes the addition of whatever shoring, temporary bracing, etc. That may be necessary. Such material shall remain the Contractor's property after completion of the project. 1.2 STEEL FRAMING COMPONENTS FOR CEILINGS AND PARTITIONS A. Provide components complying with ASTM C 754 for materials, sizes and spacings unless otherwise indicated. B. Wire for Hangers and Ties: ASTM A 641, as required by local code or ceiling grid suspension manufacturer, 12 gauge minimum. C. Channels: Cold -rolled steel, 0.05980 inch minimum thickness of base (uncoated) metal and 7/16 inch wide flanges. D. Steel Studs and Runners: ASTM C 645, with flange edges bent back 90 degrees and doubled over to form 3/16 -inch minimum lip (return). All steel studs shall be manufactured by Cemco per ICBO Report 3403. Use 362ECS20 studs at 16" o.c. throughout unless noted otherwise. All tracks shall be 362SLT18 unless noted otherwise and shall be screwed to each stud with 1-#8 sheet metal screw to each flange unless noted otherwise. E. Steel Ceiling Track: Flex Track System, SFT Series, by Delta Star, Inc. 800-368-3017, or equal. Track operates as a slip joint, by means of "V" shapes on the sides of the track that "give" when pressure is applied, preventing cracking due to deflection. E. Steel Rigid Furring Channels: ASTM C 645, hat -shaped, depth of 7/8 inch. F. Fasteners for Metal Framing: Provide fasteners of type, material, size, corrosion resistance, holding power, and other properties as required; complying with the recommendations of gypsum board manufacturer. G. Grid Suspension System for Gypsum Board Interior Ceilings: ASTM C635, C636, C645, and C754. Manufacturer's standard heavy duty direct -hung double -web grid suspension system composed of main beams and cross furring members that interlock to form a modular supporting network for the screw attachment of gypsum board. System shall be "Donn Rigid X Drywall Suspension System" by USG, or improved equal. All materials and fabrication techniques shall be followed as specified by the manufacturer. The Contractor is solely responsible for the engineering , design and installation of the complete system. H. All electrodes shall be E60XX. Since the stresses in the welds are less than one-half of the allowable, field welding need not be inspected. I. All threaded rod shall conform to ASTM A307. J. All shot pins shall be Hilti DNP 8 pins (.145" diameter shank x minimum 1-1/2" long) with 14 gauge washers installed per ICBO Report 2388. 1.3 GYPSUM BOARD PRODUCTS A. Provide in maximum lengths available to minimize end-to-end butt joints. B. Gypsum Wallboard: ASTM C 36, Type X, 5/8 inch thick. Provide water-resistant gypsum board at all wet locations. Use multiple layers of less thick gypsum board to achieve flexibility as required at certain locations. 1.4 ACCESSORIES, JOINT TREATMENT, AND MISCELLANEOUS MATERIALS A. Corner beads, edge trim, and control joints complying with ASTM C 1047 and requirements indicated below: 1. Cornerbead on outside corners, unless otherwise indicated, #103 by USG Corp. 2. L -bead #200-B by USG Corporation. B. Provide joint treatment materials complying with ASTM C 475 and the recommendations of the manufacturer. C. Texture Finish Products: 1. Primer: Of type recommended by manufacturer. 2. Orange Peel Finish: Factory -packaged joint compound mixed with water at Project site for spray application to produce a light -spatter finish texture. a. Submit sample for approval. PART 2 - EXECUTION 2.1 INSTALLING STEEL FRAMING, GENERAL A. Install steel framing to comply with ASTM C 754 and with ASTM C 840. B. Install framing, blocking, and bracing to support fixtures, furnishings, or similar construction. Comply with details indicated and with recommendations of gypsum board manufacturer or with "Gypsum Construction Handbook" published by USG. C. Isolate steel framing from building structure to prevent transfer of loading imposed by structural movement. D. All steel stud vertical members shall be 362ECS20 Cemco metal studs unless noted otherwise. Provide (3) #8 sheet metal screws at all intersections, unless noted otherwise. E. All steel stud horizontal members shall be 362ECS18 for spans 8 feet or more and 362ECS20 for spans less than 8 feet unless noted otherwise. Provide (3) #8 sheet metal screws at all intersections unless noted otherwise. F. All steel stud braces shown shall be 362ECS20 Cemco metal studs. G. Provide 18 gauge bridging at midspan of ceiling joists for spans over 6 feet long. Bridging not required with plywood or drywall on both sides of joists. H. Grid Suspension System: Install according to manufacturer's specifications, including lateral bracing as required. The Contractor is solely responsible for the engineering , design and installation of the complete system. 2.2 INSTALLING STEEL FRAMING FOR PARTITIONS A. Extend partition framing full height to structural supports, except where indicated otherwise. Cut studs 1/2 inch short of full height. Continue framing over frames for doors and openings and frame around ducts penetrating partitions above ceiling to provide support for gypsum board. 1. For fire -resistive -rated partitions required to extend to the underside of floor/roof decks, install framing as needed to support gypsum board closures needed to make partitions continuous. B. Install studs in sizes and at spacings indicated, but not less than that required by the referenced standard to comply with max. deflection and min, loading requirements. C. Frame door opening to comply with GA -219, and recommendations of manufacturer. Attach vertical studs at jambs with screws either directly to frame or to jamb anchor clips on DWAYNE A.
