STATEMENT OF VARIANCE & SUPPORT
CLAY TERRACE SIGN VARIANCE

/ tğƩƷƓĻƩƭͲ \[\[/ Λͻ/ͼΜ is the owner of the 0.78 +/- acre parcel located generally northwest of Clay Terrace,
and more par cularly located at 295 W 146th Street (the "Real Estate"). Please see the Aerial Loca on Map
at Tab 3. The Real Estate is currently zoned R-1 and is part of the Rolling Meadows subdivision adjacent to
Clay Terrace.

In conjunc on with modi ŋ ca ons of the west entrance to Clay Terrace improving access for eastbound 146
Street vehicular tra c, including the installa on of a new right-turn lane and other access improvements,
CT respec ully requests BZA approval of an o -premise ground sign to improve guest/visitor access and
way ŋ nding and also improve overall tra c movement and pedestrian safety within the Clay Terrace
transporta on network.
The proposed Site Plan, Sign Details, and sign easement may be found at Tabs 4 and 5, respec vely. A
detailed explana on of the above requested variance can be found at Tab 6.
