Re: Proposed Linkside Primary Plat
Dear Dave:
Since our last meeting before the Carmel Plan Commission, we have
continued to look at the plan for our Linkside project to see if
there are any additional changes we could make to further alleviate
some of the questions being raised by surrounding landowners. With
respect to such questions, I have attached a copy of a notice which
was recently distributed by someone to surrounding neighbors which,
to us, illustrates that certain of the active neighbors might never
be truly satisfied with any development plan for this parcel.
In any event, one item that has been brought to our attention
repeatedly by the Ashbrooke homeowners is the close proximity of
our proposed Village Series lots, which extend from the entrance
directly across from Ashbrooke south to the southwest corner of our
site. We have met with Mr. Ken Brown, owner of the Twin Lakes Golf
Course, to see if he would be open to a possible change to the golf
course which would further benefit the land plan. In working with
Mr. Brown, we have been able to revise the land plan by relocating
the tees for hole #12 to the west along the frontage of Shelbourne
Road creating a separation of the Village series lots from the
Ashbrooke residents. This change will totally separate our Estate
series lots from our Village series lots and create a very
attractive buffer featuring the golf course hole along Shelbourne
Road.
Enclosed is a revised primary plat, a reduced copy of the colored
rendering of the revised site plan and a revised Shelbourne Road
landscaping plan. This revision eliminates approximately eleven
Village series lots and adds five Estate series lots for a total
loss of six lots in the subdivision. The total number of lots in
the community would now be 324 .
We have presented this revised plan to Mr. Greg Sawyer of the
Ashbrooke subdivision who has been our contact with the Ashbrooke
residents throughout the platting process. He is presently showing

the revised plan to his interested neighbors and has stated that he
would provide us with their comments by the end of the week. We
hope that this revised plan will help alleviate some questions in
the minds of the surrounding residents.
We will be prepared to present this revision at the next Plan
Commission meeting on May 17, 1994 .

ATTENTION NEIGHBORS
If you have not already heard by now, we were able to table the proposed
Davis Development at the last meeting of the Cannel Planning Commission. The
next meeting is scheduled for Tuesday, May 17, 1994 at 7:00 P.M.
NOTE: There are several things we all must do
in order to prevent Davis from being able to
develop this land.
Attached is a complete list of all those sitting on the Cannel Planning
Commission along with their addresses. We urgently need for everyone to write to
each of these individuals and express our opinion on why this development is not
in the best interests of our neighborhood. There are several issues which need to
be mentioned:
Traffic - Roads will not and are not able to handle the peak
traffic now. With the proposed additional homes, it would
be even worse.
Schools are overcrowded now. They cannot handle additional
children.
We have serious drainage problems and this would only increase
our problems.
We want our community to remain a single family home
community of less density per acre,
