Carmel Office Court
1. When Phase 2 is approved, Staff would recommend discouraging spm APs
through traffic by .using information signs (No through traffic), stop sign,
2. Recommend angled parking on through street .
3. Recommend number of buildings be reduced to allow for off
through street parking, could in two story buildings.
4. Directory sign needs BZA Variance.
5. Meet all Technical Advisory Committee requirements.
Lake Forest
1. Does not: meet the strictest interpretation of the Purpose and
Intent of the Cluster Housing Ordinance.
2. • Concerned with mining operations to the east.
3. Recommend petitioner work with staff on maximum impervious
lot coverage (50-60%).
4. Meet all Technical Advisory Committee requirements.
Laurelwood
1. Staff feels that Ordinance requirements should be upheld or
changed if not enforced by the Plan Commission, in that the Plan
Commission allowed similar variances be approved for Barrett
Woods Subdivision, and in that Mr. Klein has a subdivision
with all lots exceeding 1.5 acres, commits to private streets,
provided for a minimum of ten (10) parking spaces on each lot,
and will not allow parking on any street or cul-de-loop, and
if Mr. Klein provides a second access point to 106th St. and
stubs road to property to the west and provides a sidewalk
or pedestrian path. system within the subdivision itself and
along 106th St. Staff has no significant problem with variance
for this project or other projects like this one.
