HomeMy WebLinkAboutStaff Report for a Special Use Application STAFF REPORT FOR A SPECIAL USE APPLICATION CARMEL DEPARTMENT OF COMMUNITY DEVELOPMENT MEETING DATE: March 22, 1993 PROJECT NAME: Waterstone Community Area DOCKET NUMBERS: SU-12-93 APPLICANT/CONTACT: Waterstone Land Co., LP LOCATION: Centrally located within the Waterstone residential subdivision -- more specifically approx. 2000' east of Gray Road on the proposed Waterstone Way. ZONING: S-1 PARCEL AND PROJECT SIZE: Approx. 8.068 acres CURRENT LAND-USE OF SUBJECT PROPERTY: Single family residential subdivision under construction -- Waterstone CURRENT LAND-USE ADJACENT PROPERTIES: This recreational facility is an amenity of the Waterstone residential subdivision, therefore it is centrally located within the subdivision. COMPREHENSIVE PLAN ANALYSIS: Medium Density Residential EXISTING TRAFFIC CONDITIONS: The proposed facility will be located on one of the primary thoroughfares of the Waterstone subdivision. UTILITIES: The appropriate agencies have reviewed this project and utilities are available for this project. STORM WATER MANAGEMENT (Drainage Plan): The site development plan on file was designed by a professional engineering company and reviewed by technical agencies (Hamilton County Surveyor's Office and the Hamilton County Soil and Water Conservation District). Page 2 of 2 Staff Report (SU) Continued PROJECT NAME: Waterstone Community Area DOCKET NUMBERS: SU-12-93 PUBLIC CONTACT & COMMENTS (Organizations/People): None PLANS (Site Design/Layout, Landscaping, Lighting,Signage, & Elevations): -The site development plan on file was designed by a professional engineering company and reviewed by the technical agencies responsible. -DOCD reviewed the landscape plan submitted and requested additional planting islands within the parking area, otherwise it was deem to be a satisfactory plan. -A lighting plan was not a part of this request, it is the intention of the developer to not encourage night usage of the facility. -A signage package is proposed, once it is formalized it will be submitted to DOCD for review. -Elevations of the proposed structure are a part of the Board's packets.
