Suite 250 Indianapolis, IN 46240 RE: Wood Park Subdivision Primary Plat 116th and Guilford . Dear Mr. Ziegler: A review of submittals to this office reveals a need for the following items: 1. Complete the application, including name of subdivision and indication that it is for cluster housing project. 2. We need a second copy of application, site location map, land description, subdivider's agreement form. Please staple these materials together. 3. Show off-site drainage facilities on aerial photo from County tax map office. 4. Water shed drainage maps are hard to read. (5.3.1-5) 5. Actual primary plat page should have title, etc. (5.2.1) Other pages are support only, not part of the official primary plat. 6. Future street stub pavement should be 30' to match other streets in subdivision. 7. Name of streets on primary plat.(5.2.3) 8. Note any proposed improvements to College on 116th St. 9. Re: lots 48-51, the entire rear yard is a drainage easement. No structures, etc. are allowed in this area. 10. Lot 93, foot bridge drainage easement and access easement. .2 11. Covenants need to specify no fences in drainage easements. 12. Include a statement on how the proposed subdivision is co- ordinated with the Carmel/Clay Township Comprehensive Plan. (5.3.2) 13. Cut and fill map, show areas exceeding 2 (two) feet. 14. Include report from soil and water conservation district. (5.3.6) 15. Preliminary erosion control plan and statement (5.3.9). 16. Statement on road system on-site and off-site. 17. Letter of non opposition to annexation to the City of Carmel. 18. As yet, we have not received any comments from TAG members. Your comments from your letter dated June 30, 1987 have been addressed as follows: 1 . Application form has been updated to include name of subdivision and indication that it is for cluster housing. 2. Two copies of the application, site location map, land description and subdivider agreement form. 3. Offsite drainage facilities have been shown on an enclosed photo of county tax map. 4. Watershed map has been amended to be easier to read. 5. Primary plat sheet has been labeled as primary plat of Wood Park for Sheets 7 and 8. 6. Future stub street to east has been revised from 26 feet to 30 feet. 7. Street names have been added to plat Sheets 7 and 8. 8. A street improvement statement has been added to Sheet #7. 9. Lots 48-51 is all drainage easement area as shown. 10. Drainage easement and access easement for footbridge has been noted on common area adjacent to Lot 93. 11 . A covenant prohibiting fences has been added to covenants. 12. A statement on how subdivision relates to Comprehensive Plan is enclosed. 13. A cut and fill plan is enclosed. 14. Plans have been sent to the soil and water conservation district for review and comments. Enclosed please find a copy of their comment letter. 15. Soil erosion control statement is noted on Sheet 9 and referenced on Sheet 7. 16. Statement on road system has been added to Sheet 7. Check with Fire chief Couts and the Carmel Post Office. o Show how the proposed project coordinates with the Comprehensive Plan. o Letter of non-opposition to annexation to the City of Carmel. o Letters or stamped plans by the County Engineer, Jim Hufford and Fire Chief Couts. In order for this project to be placed on the agenda for the August 18, 1987 Carmel Plan Commission meeting, we will need all the above-listed materials in the Office of Community Development no later than noon on Monday, August 10.
