All interior streets shall be 301 feet of pavement with 501 of right of way except for cul -de-sacs which shall be 261 of pavement. A stub street is proposed to the east and one to the south with existing right of way. Sanitary - Sanitary service shal I be provided by the Clay Regional Waste District. A conditional permit is enclosed for review. Sewers presently exist along 116th Street and 01 be utilized for this project. The completion of the Clay Waste sewers is anticipated to be this fall which should be prior to the completion of any houses on this site. The distribution and size will also be determined with final plans. Sanitary Sewer - The sanitary sewer system within this project will be a gravity system. Clay Regional Waste District will provide sanitary sewer service to the project. An average daily flow from this project will be 93 lots at 256 gal /day = 23,808 gal/day. A sketch of the off-site drainage pattern through the Indiana Seal project has been enclosed for you. 2. We will work with you on the street name changes required for addressing at the next T.A.C. meeting. 3. The Comprehensive Plans show this area to be moderate intensity residential suburban. Our intended use is a cluster housing project under the R-1 zoning classification. The density for this project is 2.97 units per acre which is less than the R-1 which permits which is 3.5 units/acre and less than S-2 which permits which is 3.0 units/acre. The areas to the south, east and west are all designated moderate intensity residential suburban. The area north of 116th Street is designated business use per the Comprehensive Plan. We feel that this project is consistent with the intent of the Comprehensive Plan. 4. A letter of non opposition to annexation from Davis Development is enclosed. 5. We have had a preliminary meeting with Jim Hufford relative to the street improvements for this project. Jim has stated that the acceleration, decelleration lanes appear to be acceptable. The improvements required along 116th and College were also discussed. Until the Clay Waste District has completed their sewer installation and street repairs, Jim is not sure where the improvements could be best placed. We propose to put the impact fee fund into escrow until these improvements by the Clay Waste District are complete and the commissioners agree on where the funds should be utilized. We are also checking into what improvements are being proposed along 116th Street by Carmel to determine if this can be coordinated with our improvements. 6. I have contacted the Fire Chief. He has reviewed the plan and will be getting a stamped approved plan to you.
