CONTRACT CONDITIONS
THE GENERAL CONDMONS SHALL BE AIA DOCUMENT A201 - 1987 EDITION,
ENTITLED "GENERAL CONDMONS OF THE CONTRACT FOR
CONSTRUCTION'. THIS DOCUMENT MAY BE OBSERVED IN THE OFFICE OF
THE ARCHITECT. INCLUDED IN THE GENERAL CONDITIONS ARE
RESPONS181LMES OF THE CONTRACTOR WHICH MAY BE PARAPHRASED
AS FOLLOWS:
3.2 STUDY THE CONTRACT DOCUMENTS, VERIFY DIMENSIONS AND
FIELD CONDITIONS AND REPORT DISCREPANCIES BEFORE
PROCEEDING WITH CONSTRUCTION.
3.3 SUPERVISE, DIRECT AND COORDINATE THE WORK, WITH SOLE
RESPONSIBILITY AND CONTROL OVER CONSTRUCTION MEANS,
METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES.
3.7 OBTAIN AND PAY FOR THE BUILDING PERMIT AND NECESSARY
GOVERNMENTAL FEES, LICENSES AND INSPECTIONS.
3.14 CUT AND PATCH EXISTING SURFACES TO MATCH EXISTING
ADJACENT SURFACES, USING EQUAL QUALITY MATERIALS AND
WORKMANSHIP.
10.1 INMATE, MAINTAIN AND SUPERVISE PROJECT SAFETY
PRECAUTIONS AND PROGRAMS, WHICH ARE SOLELY THE
CONTRACTOR'S RESPONSIBILITY.
WORK MUST COMPLY WITH APPLICABLE LAWS, CODES, ORDINANCES,
RULES AND REGULATIONS.
ALL MATERIALS AND EQUIPMENT SHALL BE OF INDUSTRY STANDARD
QUALITY, WHETHER SPECIFIED OR NOT, AND WITHIN THE LIMITATIONS OF
THE CONTRACT DOCUMENTS, TO CAUSE THE INSTALLATION TO FUNCTION
IN ACCORDANCE WITH THE INTENTION AND OBJECTIVE OF THE FINISHED
PROJECT.
WHEN NOT INDICATED IN THE CONTRACT DOCUMENTS, PROVIDE THE
SIZING OF INTERCONNECTING FACILITIES, SUCH AS PIPING, DUCTS AND
WIRING, BETWEEN PIECES OF EQUIPMENT IN ORDER TO UTILIZE THE
SPECIFIED CAPACITIES OF THE EQUIPMENT.
WHEN NOT INDICATED IN THE CONTRACT DOCUMENTS, THE STANDARDS
ESTABLISHED BY THE RECOGNIZED TRADE ASSOCIATION HAVING
JURISDICTION FOR THE PRODUCT INCLUDED IN THE PROJECT SHALL
GOVERN THE WORK.
NOT ALL ITEMS INDICATED ON THE DRAWINGS ARE INCLUDED IN THESE
SPECIFICATIONS. IN THE CASE OF AN INCONSISTENCY BETWEEN
DRAWINGS AND SPECIFICATIONS OR WITHIN EITHER ELEMENT NOT
CLARIFIED BY ADDENDUM, THE BETTER QUALITY OR GREATER QUANTITY
OF WORK SHALL BE PROVIDED IN ACCORDANCE WITH THE ARCHITECT'S
INTERPRETATION.
INSTALL EQUIPMENT AND MATERIALS IN ACCORDANCE WITH
MANUFACTURER'S RECOMMENDATIONS.
GENERAL REQUIREMENTS
WORK SHALL BE PERFORMED DURING REGULAR BUSINESS HOURS
WHENEVER POSSIBLE. WORK INVOLVING OVERTIME, NON -REGULAR
BUSINESS HOURS SHALL BE COORDINATED WITH BUILDING MANAGEMENT.
THE CONTRACTOR SHALL COORDINATE AND SCHEDULE WORK BY OTHERS
INCLUDING BUT NOT LIMITED TO TELEPHONE/DATA, SECURITY, FURNITURE
AND 'FURNISHED AND/OR INSTALLED' ITEMS. CONTRACTOR SHALL
COORDINATE EXACT LOCATIONS AND SHALL DO THE CUTTING, FITTING,
AND PATCHING THAT MAY BE REQUIRED TO MAKE THE PARTS OF THE
WORK WHICH WILL RECEIVE THE WORK OF OTHERS AS SHOWN OR
REASONABLY IMPLIED BY THE DRAWINGS AND SPECIFICATIONS.
CUTTING OF EXISTING SURFACES SHALL BE PATCHED TO MATCH EXISTING
ADJACENT SURFACES, INCLUDING WITH REGARD TO MATERIALS AND
WORKMANSHIP.
SUBMIT SHOP DRAWINGS ( OR SUBMITTALS ) TO THE ARCHITECT FOR THE
FOLLOWING ITEMS:
.1 METAL FABRICATIONS.
.2 ARCHITECTURAL WOODWORK, INCLUDING TRIM AND CABINETS.
.3 DOORS, FRAMES AND HARDWARE.
.4 SUSPENDED ACOUSTICAL CEILING SYSTEMS ( 6' X 6' ACOUSTICAL
PANEL ).
.5 VCT FLOORING AND BASE ( COLOR SAMPLES ).
.6 CARPET ( DYE LOT CUTTING AND SEAMING DIAGRAMS ).
.7 PAINT ( 6' X 6' ON ACTUAL SURFACE ).
.8 WALLCOVERINGS ( 9' X 9' DYE LOT CUTTING ).
.9 SIGNAGE ( SAMPLE SIGN ).
.10 LIGHT FIXTURES ( CATALOG CUTS ).
TEMPORARY UTILITIES, INCLUDING WATER, SANITARY FACILITIES,
TEMPORARY ENCLOSURES, FIRE PROTECTION, HEAT AND POWER
WILL BE PROVIDED BY THE OWNER, SUBJECT TO THE OWNER OR
THE OWNER'S AGENT'S DIRECTION. COMPLY WITH SPECIFIC BUILDING
CONSTRUCTION RULES PUBUSHED BY THE OWNER OR THE OWNER'S
AGENT.
THE CONTRACTOR SHALL PROTECT THE BUILDING PREMISES AND
OCCUPANTS ON THE PROJECT SITE FROM DAMAGE. THE CONTRACTOR
SHALL PROVIDE AND MAINTAIN NECESSARY COVERINGS, BOARDS,
TEMPORARY PARTITIONS, AND DOORS AS REQUIRED TO PROTECT
EXISTING WORK, MATERIALS, AND FINISHES TO REMAIN AT THE JOB SITE.
THE CONTRACTOR SHALL BE HELD RESPONSIBLE FOR DAMAGES
ATTRIBUTABLE TO HIS OPERATION, REPAIRS, OR REPLACEMENT WITHOUT
ADDITIONAL CHARGE TO THE PARTY AFFECTED.
THE CONTRACTOR SHALL MAINTAIN FOR THE ENTIRE LENGTH OF HIS
CONTRACT EXITS, EXIT LIGHTING, FIRE PROTECTIVE DEVICES AND ALARMS
TO CONFORM TO LOCAL BUILDING CODE REQUIREMENTS.
SUBSTITUTION FOR NAMED PRODUCTS WILL NOT BE ALLOWED WITHOUT
PRIOR APPROVAL OF THE ARCHITECT. IF A SUBSTITUTION IS PROPOSED,
SUBMIT THE FOLLOWING INFORMATION:
.1 PROVIDE COMPLETE PRODUCT DATA, DRAWINGS AND DESCRIPTIONS OF
PRODUCTS, AND FABRICATION AND INSTALLATION PROCEDURES.
.2 PROVIDE SAMPLES WHERE APPLICABLE OR REQUESTED.
.3 PROVIDE COMPLETE COORDINATION INFORMATION, INCLUDING ALL
CHANGES REQUIRED IN OTHER ELEMENTS OF THE WORK TO
ACCOMMODATE THE SUBSTITUTION.
.4 PROVIDE A STATEMENT INDICATING HOW THE SUBSTMAON WILL
AFFECT THE CONTRACT SUM AND CONTRACT TIME.
STORE MATERIALS ON SITE PRIOR TO INSTALLATION, AND ALLOW TIME
FOR THEIR ADJUSTMENT TO AVOID SHRINKAGE OR SWELUNG.
THE CONTRACTOR SHALL INCLUDE IN HIS BID AND SHALL ARRANGE FOR
HOISTING, CARTING, STANDARD AND OVERTIME SERVICES BY THE
BUILDING MANAGEMENT AND OVERTIME CHARGES AND EXPENSES WHEN
REQUIRED DUE TO BUILDING MANAGEMENT REQUIREMENTS.

CLEANERS. CLEAN EACH SURFACE OR UNIT OF WORK TO THE CONDITION
EXPECTED FROM A COMMERCIAL BUILDING CLEANING AND MAINTENANCE
PROGRAM IN ACCORDANCE WITH THE MANUFACTURER'S INSTRUCTIONS.
PROVIDE OPERATING AND MAINTENANCE MANUALS WITH INFORMATION
NECESSARY FOR THE SAFE AND EFFICIENT OPERATION AND
MAINTENANCE OF EQUIPMENT AND OPERATING SYSTEMS CALLED FOR IN
THE CONTRACT DOCUMENTS, AND INFORMATION RELATIVE TO THE
INSPECTION, CARE AND MAINTENANCE OR REPAIR OF ARCHITECTURAL
PRODUCTS AND FINISHES WHICH ARE OTHER THAN BUILDING STANDARD.
COORDINATE DEMOLITION WITH CONSTRUCTION PLANS TO DETERMINE
EXTENT OF WORK. PROVIDE DEMOLITION SUFFICIENT FOR SUITABLE
BONDING/PATCHING OF EXISTING CONSTRUCTION TO REMAIN WITH NEW
WORK.
WHERE WORK INCLUDES REMOVAL OF EXISTING CONSTRUCTION OR
EQUIPMENT, OR REMOVAL AND PATCHING, REMOVAL AND REPLPCEMENT,
OR REMOVAL AND RELOCATION, SURFACES LEFT EXPOSED IN RELATION
TO SUCH WORK SHALL HAVE ANY EXCESS MATERIALS REMOVED, AND
SURFACES SHALL BE PREPPED AND FINISHED TO MATCH EXISTING
ADJACENT SURFACES, INCLUDING WITH REGARD TO MATERIALS AND
WORKMANSHIP. ADJACENT ITEMS SHALL BE REMOVED AND RELOCATED
TO ALLOW SUCH WORK. NO CHANGE ORDER WILL BE ISSUED FOR
ADDITIONAL WORK RELATED TO SUCH ACTIVITIES.
WHERE WORK INCLUDES REMOVAL AND RELOCATION, RELATED
MECHANICAL AND ELECTRICAL CONNECTIONS AND TERMINATIONS SHALL
BE INCLUDED.
REPAIR DEMOLITION PERFORMED IN EXCESS OF THAT REQUIRED BY THE
DRAWINGS.
ON EXISTING -CONSTRUCTION -TO -REMAIN, THOROUGHLY REMOVE
ADHESIVE RESULTING FROM THE REMOVAL OF SURFACE APPLIED
FINISHES, INCLUDING VINYL BASE, CARPET TILES, ETC. CHEMICALS AND
METHODS TO REMOVE THE ADHESIVE SHALL BE COMPATIBLE WITH NEW
FINISHES.
EXISTING ACOUSTICAL CEILING GRID, SUPPORT SYSTEM AND TILES SHALL
REMAIN, EXCEPT IN THOSE AREAS DAMAGED DURING CONSTRUCTION OR
NOTED TO BE REPAIRED.
SALVAGE AND TURN OVER TO THE OWNER ALL REMOVED ITEMS.
REPAIR AND RESTORE DESIGNATED REUSED EXISTING PRODUCTS AS
REQUIRED TO MEET IN FINISHED FORM THE TYPE AND QUALITY OF WORK
IN SCOPE OF CONTRACT.
PROVIDE AND MAINTAIN CARPET MATS IN FRONT OF ALL BUILDING
DOORWAYS USED BY CONSTRUCTION WORKERS FOR ACCESS SUCH AS
ELEVATOR DOORWAYS, EXIT STAIR DOORWAYS, ETC, CARPET MATS
SHALL BE LARGE ENOUGH TO PREVENT THE HAUUNG/SPREADING OF DIRT
THROUGH THE BASE BUILDING PREMISES AND ELEVATOR CABS.
CONTRACTOR SHALL INSPECT, TEST AND DISCONNECT UTILITY SERVICES
AT MAIN SOURCE OR MAIN BRANCH WITHOUT DISRUPTING UTILITY
SERVICES IN USE. CONTRACTOR SHALL SECURELY CAP AND/OR VALVE -
OFF LMUTY SERVICE BEHIND FINAL FINISHED SURFACES OF INTENDED
CONSTRUCTION OR, ONLY WHEN NOTED, AT FINISHED FACE PRIOR TO
DEMOLITION OPERATIONS. UTILITY SERVICE SHALL BE DEFINED AS
PLUMBING, HVAC, ELECTRICAL, AND FIRE PROTECTION SYSTEMS.
CONTRACTOR SHALL INDICATE PERMANENTLY ABANDONED UTILITIES ON A
RECORD SEPIA TO SERVE AS PART OF THE "AS -BUILT' SET.
PROVIDE SHORING AND BRACING, OR SUPPORT TO PREVENT MOVEMENT,
SETTLEMENT OR COLLAPSE OF STRUCTURE OR ELEMENT TO BE
DEMOLISHED, AND ADJACENT FACILITIES OR WORK TO REMAIN.
