4000 EAST 96TH STREET
DEVELOPMENT CONCEPT
4000 East 96th Street is a 35,420 square foot development
which will house Marbaugh Engineering Company's new retail
office and production facilities to serve the rapidly expand-
ing northside Indianapolis industrial and commercial develop-
ment . In addition to the Marbaugh Building (17,820 S. F.
on two levels) there will be an additional 17,600 S. P. .of
attached office-warehouse space to . e leased to Tenants on
an as needed basis. The Tenant areas will be finished to a
5% - 50% office level, depending upon needs of the Tenant.
Because the location offers several important amenities in
commercial and office developments (see location section),
the owners feel that demand will be high for a variety of
commercial uses including technical, distribution, research
and office services.
The development will offer 16 foot ceilings, in 3200
square foot units, each with 80 foot depths. Each unit will
be served by either an overhead door or loading dock. Each
Tenant space will use the address of the project - 4000 East
96th Street, a readily identifiable address to most of the
metropolitan Indianapolis area. Each unit will have signage
available which will be seen from 96th Street.
