Dear Sir:
Enclosed please find a revised preliminary plan for the
Maples of Carmel. This plan was reviewed by the technical
advisory committee on Wednesday, February 16 , 1983 . The
following items have been revised as discussed at the
meeting.
1 . A four foot sidewalk has been added along the frontage
of 116th Street. No sidewalks are required along the
interior streets .
2 . Curbing and taper lanes have been revised at the
entrance to conform with Carmel standards.
3 . Riprap has been added at the outfall pipe from Keystone
Avenue and along the drainage ditch at required areas.
4 . A siltation trap has been added at the outfall of the
ditch from our property.
5 . An erosion control note and seeding specification has
been added.
6 . Underdrain pipes have been added in the retention pond
areas .
7 . A twenty foot access easement has been added to provide
access to drainage ditch and retention areas . All
utility, drainage, and access easements shall be covered
by a blanket easement.
8 . Elevations have been added to all storm drainage pipes .
9 . Approximate finished floor elevations have been added.
10 . A note has been added to specify the cleaning, repair

and removal of fence along the existing ditch and
retention area.
11 . All of the proposed units along the existing retention
area have been located a minimum of 15 feet from the
high water level of 812 . 0 . The finish floor of these
units will be a minimum of two feet above this high
water level .
12 . The drainage from the Marathon Oil station has been
routed into our drainage system.
13 . A sanitary connection shall be provided for the existing
Marathon Oil station. The existing sanitary line shall
be removed.
14 . An extra fire hydrant has been added near the entrance
as requested by the Fire Department.
15 . No parking along all interior streets shall be strictly
covented in the homeowners ' documents .
16 . Permission for the Police Department , Fire Department,
and emergency vehicles to have access throughout the
project shall be added to the covenants .
17 . A landscaping plan shall be available at a later date.
Please review the enclosed plan as soon as possible. If
you have any comments on the enclosed plan, please contact
Charles Kiphart and myself prior to the Plan Commission
hearing on March 15 , 1983 .
The B. Z.A. has approved the requested variances of
construction within thirty feet from Keystone Avenue
right-of-way and more than one principal structure per lot in
a meeting held on February 28 , 1983 . Water and sewer
availability has also been approved by the Board of Public
Works on February 28 , 1983 .

I have received the revised drainage and erosion control
plan - Maples of Carmel Condominums.
To briefly recap:
I . The storm pipes, inlets, etc. are acceptable.
2. The two small detention areas are acceptable.
3. The relocating of the channel , silt basin and rip-
rapping is acceptable.
4. The plan shows that the existing fence in the large de-
tention pond will be removed.
5. The large detention area, on their property, will be
reshaped, fertilized and seeded.
6. Underdrains will be installed in the bottom of de-
tention areas to keep them dry.
7. An easement should be placed around the detention areas
and channel for future maintenance.
8. The plan shows erosion control protection devices to
control erosion during construction and finish grading
and seeding.
9. Typical sections are shown for most apprutences.
A good set of erosion control plans.

In reference to the meeting held in my office April 7 ,
1983, in which we. we reviewed the plans for the above
mentioned project.
I have no problems with what has . been proposed. Please
be aware that at the time of final review and before
permits are issued, . from this office we will need four
copies of the finished plans, storm drainage calculations,
recorded copies of the necessary easements , and sewer
and water availability fees are to be satisfied . Please
give us a minimum of three days for this review.
