Ch 7.01.01& Appendix A: Schedule of Uses: st Street to the north, a o The property is zoned R-1 Residential, but is bound by 101 SFR to the east, I-465 to the south, and College Ave to the West. st o North of 101Street and east of the adjacent SFR lies the College Hills subdivision which dates back to the 1950s. o South of I-465 lies Parkwood Crossing Office Park and other office/business uses. o West of College Ave lies the Meridian Corporate Plaza Office Park. o The Future Land Use Map designates the site and immediate area as Employment Node. o The Financial Plans & Services office will have minimal impact on the neighbors as it will generate little traffic. o The firm currently operates in Greenwood, but has many clients in Carmel and wishes to invest into a local community to serve those clients. Findings of Fact Sheets will be submitted with BZA Packet Development StandardsVariance: 7) State explanation of requested Development Standards Variance: (State what you want to do and cite the section number(s) of the Carmel/Clay Zoning Ordinance that applies and/or creates the need for this request). In conjunction with the applicant's requested variance of use to allow the general office uses on property zoned R-1 Residential, the applicant respectfully requests a variance from the following standards: o(Ch 27.03.02) to not provide required curbing around the perimeter of the parking lot. o(Ch 33.05(A)) to reduce the required buffer yards as follows: North Buffer Yard Required: Type D Requested: Type A East Buffer Yard Required: Type D Requested: No Buffer (no improvements being made east of the existing structure; existing fence vegetation shall remain) South Buffer Yard Required: C Requested: No Buffer (Interstate abuts project site and is elevated; no need to buffer) West Buffer Required: Type C Requested: No reduction (Type C proposed) 8) State reasons supporting the Development Standards Variance: (Additionally, complete the attached question sheet entitled “Findings of Fact-Development Standards Variance”). Ch 27.03.02: o The parking lot is designed to sheet drain, instead of being collected within a drainage system. o Perimeter parking lot plantings and existing landscaping will help mitigate the minimal impact of the relocated impervious surface. Ch 33.05(A): o The proposed use will maintain the existing structure and will have minimal impact on the adjacent properties. Reduced buffers will still provide screening.
