DEMO PLAN NOTES
Refer to supplemental drawing DP1 for demolition of walls, doors, lights, and electrical outlets.
DP1. Remove existing drywall furring back to demising wall -.
DP2. Remove existing sink, cabinets and counter. Save counter and cabinets for reuse. Cap water lines and
drain beyond finished surface.
DP3. Remove light fixtures shown dashed. Save light fixtures for reuse.
DP4. Remove existing Exit sign. Save for reuse.
CONSTRUCTION PLAN NOTES
Refer to supplemental drawing CP1 for finishes, casework, and walls.
FP1. Partial height wall with an angled hatch 5 gauge metal stud with drywall on (2) sides
unless noted otherwise. -Walls to extend to 42
with bar top provided and installed by tenant. Provide blocking at the top of the wall. Coordinate
installation date with tenant for bar top and bar front.
FP2. - Rework façade as needed.
FP3. Add hot water line and install 3-compartment sink provided by tenant. Tie into existing grease trap.
FP4. Existing plumbing lines to be reconnected to tenant provided sinks and ice machine, G.C. to install.
FP5. All walls to be patched and painted unless noted otherwise.
FP6. All base is to remain. Match vinyl cove base at new wall locations.
FP7. All flooring is to remain. Floor to be cleaned and resealed.
FP8. All furniture, fixtures, and equipment to be supplied by tenant unless noted otherwise.
FP9. Existing water heater to remain.
FP10. Existing mop sink to remain.
FP11. Existing bar counter along the north windows is to remain. Clean counter and check that in-counter
outlets are in working order.
FP12. Run new plumbing lines to the bar for tenant provided 4-compartment glass washing sink. G.C. to
install. Check for drain and cold-water line from previous tenant located in existing wall. If existing, add
cost for hot water line.
FP13. Finish drywall setback -
FP14. Remove and cap existing reverse osmosis system on south wall of Mechanical Room.
FP15. Clean out the (2) existing grease traps.
REFLECTED CEILING PLAN NOTES
Refer to supplemental drawings RCP1 for light fixtures and ceilings.
CP1. Existing open ceiling to remain. Touch up ceiling paint as needed. Touch up paint on all exposed
mechanical and electrical items as needed.
CP2. Existing ceiling tiles to remain. Replace any stained or damaged tiles. Clean diffusers and grills. Paint
existing ceiling tiles and grid in bulkhead above Family Dining only.
CP3. Existing light fixtures to remain. Replace any non-working lamps. All lamps to be the same color
temperature.
CP4. NOT USED.
CP5. Replace 2x4 light fixtures with 2x2 fixtures Mercury #LR34-22G-4800-35K-9A-U55-UNI.
CP6. Cap junction boxes not re-used above the ceiling.
CP7. Existing hood to remain. Service the hood to make sure it is in good working condition.
CP8. NOT USED.
CP9. Relocated Exit sign removed during demo to this location.
ELECTRICAL PLAN NOTES
Refer to supplemental drawing EP1 for electrical/data locations.
EP1. All furniture, fixtures, and equipment to be supplied by tenant unless noted otherwise.
EP2. Provide new electrical and data outlets
equipment. Include (3) duplex outlets with USB ports along public side of Bar. Pull electrical supply from
the existing wiring above the ceiling.
EP3. NOT USED.
EP4. 220V Outlet to be switched to quad outlet.
EP5. Existing outlet to be raised and reconfigured for new tenant provided walk-in cooler. Cooler to be
hardwired by G.C., verify requirements with tenant.
EP6. Existing floor outlet to be removed and patched.
FINISH PLAN NOTES
Refer to supplemental drawing FN1 for paint locations. Behr can be purchased at Home Depot stores.
FN1. General wall color to be P1: Behr, custom color #201417265488, eggshell finish.
FN2. Bulkhead, drop ceiling, ceiling grid, accent wall color to be P2: Behr, Limousine Leather MQ5-5,
matte finish.
