The grant of this variance will not be contrary to the public interest, due to the ,existence of special conditions) such that enforcement of the zoning ordinance will • result in unnecessary hardship because: thesign ordinance provides that businesses located on double frontage lots are permitted two identification signs, but • only one sign shall face any particular property frontage. Applicant has a .wall si.gn .which can be seen from the same direction as the proposed ground 2. The grant of this variance will not be injurious to the public health, safety, trorals sign and general welfare of the community because: the requested variance is a slight deviation from sign ordinance 25. 7. 04-1 (b) 3. The use or value of the area adjacent to the subject property will not be substan- tially affected in any adverse manner because: thesign is unob s trus ive and complements the general character of the area. • 4. The need for the variance arises from a natural condition peculiar to the subject because: the office building sits on a curve in the street and applicant currently has a small wall sign near the door of his office building. 5. (PETITIONER OR HIS (HER) REPRESENTATIVE SIGN) 1/17/84 STATEMENT OF VARIANCE APPLIED FOR Applicant seeks a variance from Carmel Sign Ordinance 25.7.04-J(b) which provides that businesses located in buildings on double frontage lots are permitted two (2) indentification signs; only one (1) sign shall face on any particular property frontage with a maximum of two (2) signs. Applicant has a small existing identification sign on the wall of his building near the door to his office. The proposed ground identification sign will be visible from the same direction as the wall sign by reason of the proposed location of the ground sign. The placement of the ground sign at the curve of the street is preferred because it can be seen from both directions without having to erect two (2) signs. The ordinance does provide that a business with double frontage is entitled to two signs visible from both directions.
