Meridian Technology Center
Presentation on Architectural Design, Lighting, Landscaping and Signage for Phase 5
of Meridian Technology Center. Site is located at the N.E. corner of Pennsylvania
Street and College Drive. Project to include one (60 ft. high) 4-story (40,000 sq. ft.)
building and one 2-story building for Conseco, Inc.
PETITIONERS PRESENT: Kevin Miller, Bruce Nickolson
. Building has 3 ft. parapet wall: mechanical equipment will be
on roof will be screened an placed in middle of building.
. Parking lot to north either curb east side or provide note that
it will be extended in the future.
. May be temporary sewer to Carmel sewer per Board of Public Works.
Also need verification of Clay Regional Sewer Capacity.
. No signage at this time; petitioners wfll return later with overall
sign plan.
. Landscaping plan looks good.
. Trash will be stored in building.
. Both buildings sprinkled.
. Recommend foundation drainage tile, soil is poorly drained and
holds water.
. Need additional fire hydrant on east side of 2-story building and
west and north side of 4-story building.
. Need flow rate of existing fire hydrant in this area per Carmel
Fire Chief.
TAC RECOMMENDS APPROVAL OF PROJECT PER ABOVE COMMENTS.

Docket No. V 40-86, A Development Standards Variance for St. Peter's United Church
of Christ, 3106 E. Carmel Drive in R-1 zoning. Petitioner seeks one additional ident-
ification sign. Sign Ordinance allows one identification sign (sec. 25.7.03-2a-Insti-
tutional Uses). Proposed sign is 30 sq. ft. , 5 ft. in height.
PETITIONERS PRESENT: None
. Sign meets ordinance requirement for size and height.
. Second sign on second road frontage.

Docket No. V 41-86, A Developmental Standards Variance for George Gnatovich, 4972
Limberlost Trace, lot 122 Mohawk Crossing, Section Four, located in S-1 zoning. Swimming
pool deck encroached a 10 ft. side yard line.
PETITIONERS PRESENT: None
. Recommend installation of a drainage swale 8 inches to 1 ft. deep between
lots 121 & 122 after construction of pool and fence etc. , is completed.
Side yard swale to drain to existing rear yard swale.

• TAC further recommends that drainage pipes and head wall be
reinstalled by developer per plans on file for subdivision.

Docket No. V 42-86, A Developmental Standards Variance for Timothy and Sharon Pettygrove,
3352 Eden Hollow Place, lot 120 Eden Estates, located in R-1 zoning. Petitioner seeks
to install inground swimming pool which will encroach rear yard drainage and utility
easement.
PETITIONER PRESENT: Jerry Faust
• Six feet of earth fill proposed in easement.
. Shorten deck on east end in order to extend deck distance
from water course.
. Has been approved by Carmel Board of Public Works on October
15, 1986.
. Have letters on file from all utilities, expressing no objection
to easement encroachment.

Docket No. S. 43-86, A Special Exception Application for Bauer Drive East Partnership.
Site is located on Bauer Drive, Bauer Commercial Park and is zoned B-3. Petitioner
proposes to construct 15,372 sq. ft. office and storage warehouse to be known as Keeler
Webb Building.
PETITIONERS PRESENT: -None
. Water - well; will need well permit from Jim Daugherty, Carmel
Utility Manager.
. Carmel Sewer and encroachment in drainage easement per Carmel Board
of Public Works.
. Need to show 20 ft. perimeter drainage easement along west property line and
18 ft. easement on east property line.
• Have revised plans by Monday, October 27, 1986.
. Send set of drainage plans to Kent Ward.
• Show sanitary sewer connection on plan.
• Will need to record perimeter drainage easement prior to getting a
building permit.
