CU I NG AN P PATCHING
CUTTING AND PATCHING/FINISHING:
ALL COST TO BE INCLUDED IN BASE BID.
CUTTING AND PATCHING/FINISHING, SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR FOR WHOM THE WORK IS REQUIRED. THE ACTUAL
WORK SHALL BE EXECUTED BY THE TRADE AND/OR CONTRACTOR EXPERIENCED AND SKILLED IN SUCH WORK. EACH CONTRACTOR MUST
REVIEW THE CONTRACT DRAWINGS FOR ALL TRADES TO CONFIRM SPECIAL SITUATIONS/CONDITIONS, WHERE CUTTING AND PATCHING WORK
ASSIGNMENTS HAVE BEEN MADE WHICH COULD VARY FROM THIS GENERALIZED ASSIGNMENT OF RESPONSIBILITY. COST OF SUCH CUTTING AND
PATCHING/FINISHING SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR FOR WHOM THE WORK IS REQUIRED.
PATCHING/FLASHING AT ROOF PENETRATIONS SHALL BE ACCOMPLISHED BY THE TRADE SKILLED IN THAT WORK. THE COST OF SAID
PATCHING/FLASHING SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR, WHICH INSTALLED THE PENETRATING MATERIAL. REWORK OF THE
EXISTING ROOF SURFACES SHALL BE PERFORMED BY A CONTRACTOR CERTIFIED TO PERFORM THE WORK (OWNER'S WARRANTY SHALL BE
MAINTAINED).
HOLES THROUGH FIRE AND FIRE/SMOKE WALLS REMAINING AFTER DEMOLITION AND/OR RELOCATION OF EXISTING SERVICES SHALL BE CLOSED
WITH MATERIALS TO MATCH ADJACENT AREAS AND INSURE RESTORATION OF FIRE AND FIRE/SMOKE WALL INTEGRITY.
PATCHING: RESTORE WORK WHICH HAS BEEN CUT OR REMOVED AND INSTALL NEW PRODUCTS TO PROVIDE COMPLETED WORK IN
ACCORDANCE WITH REQUIREMENTS OF CONTRACT DOCUMENTS.
PATCHING OF ALL OPENINGS FOR NEW INSTALLATIONS AND ALL OPENINGS RESULTING FROM THE REMOVAL OR RELOCATION OF ANY
INSTALLATIONS OF EQUIPMENT SHALL BE DONE BY CRAFTSMAN SKILLED IN WORKING WITH THE MATERIALS INVOLVED IN THE PATCHING WORK,
I.E. THE TRADE NORMALLY RESPONSIBLE FOR SUCH WORK SHALL BE EMPLOYED BY THE CONTRACTOR RESPONSIBLE FOR THE WORK.
REFINISH ENTIRE SURFACE AS NECESSARY TO PROVIDE AN EVEN FINISH. REFINISH THE SURFACES WHICH HAVE BEEN PATCHED TO MATCH
EXISTING FINISH IN COLOR, TEXTURE, AND PATTERN TO COVER THE ENTIRE SURFACE AREA TO THE NEAREST INSIDE CORNER, OFFSET, OR
INTERSECTION.
PROVIDE SMOOTH TRANSITIONS BETWEEN FLOOR, WALL AND CEILING SURFACES PRIOR TO INSTALLING NEW FINISHES WHERE WALLS OR OTHER
ITEMS ARE REMOVED. FILL FLOOR VOIDS WITH CONCRETE, LATEX GROUT, AND/OR EPDXY GROUT, OR MATERIAL MATCHING ADJACENT
MATERIALS AND LEVEL FLOOR SURFACES TO PROVIDE A SMOOTH TRANSITION FROM ONE SIDE OF WALL TO THE OTHER WHERE PORTIONS OF
WALL ARE REMOVED.
PROTECTION OF EXISTING RATED ASSEMBLIES:
PENETRATIONS/ DAMAGE RESULTING FROM PRO) ECT SCOPE
ALL COST TO BE INCLUDED IN BASE BID.
1. WORK OUTLINED SPECIFICALLY INCLUDES, BUT IS NOT LIMITED TO, ALL NEW PENETRATIONS/
DAMAGE ABOVE AND BELOW CEILING LINES AND THROUGH FLOORS/ DECKS IN AREAS OF WORK.
CONTRACTOR SHALL INCLUDE ALL ASSOCIATED COSTS AS PART OF BASE BID AGREEMENT.
2. NEW OPENINGS AROUND DUCTS, PIPING, CONDUITS, ETC., AS WELL AS GENERAL PENETRATIONS,
THAT PENETRATE FIRE OR FIRE/SMOKE WALLS, FLOORS, AND OR CEILINGS SHALL BE CAULKED
AND SEALED SMOKE TIGHT WITH PLASTER, CONCRETE, OR OTHER APPROVED MATERIAL TO
MAINTAIN THE RATED ASSEMBLY AND INTEGRITY OF THE STRUCTURE.
3. CONTRACTOR IS RESPONSIBLE TO MAINTAIN PARTITION RATING WHEREVER NEW CONSTRUCTION
INTERFACES WITH EXISTING CONSTRUCTION.
4. TYPICAL: PACK SAFING INSULATION AND FIRE STOPPING IN VOID SPACE BETWEEN METAL DECK
FLUTES, CONCRETE DECK, AND TOP OF ALL FIRE AND SMOKE PARTITIONS INCLUDING BOTH METAL
STUD AND MASONRY PARTITIONS. INSTALL SEALANT AT TOP AND BASE OF SMOKE PARTITIONS
AND CORRIDOR WALLS.
5. FURNISH AND INSTALL FIRE STOP SEALANT WHERE GYPSUM DRYWALL MEETS FIREPROOFING ON
COLUMNS, BEAMS, AND METAL DECK.
6. CONTRACTOR SHALL BE RESPONSIBLE FOR THE PATCH, REPAIR, AND SEALING OF ALL KNOWN AND
OR IDENTIFIED DEFICIENCIES IN NEW WORK.
7. REFER TO CUTTING & PATCHING/FINISHING NOTES FOR ADDITIONAL INFORMATION.

BY THE CONTRACTOR(S) RESPONSIBLE FOR THE AFFECTED PORTION OF WORK.
4. ALL WORK SHALL BE WARRANTED SATISFACTORY, IN MATERIALS AND WORKMANSHIP, FOR A MINIMUM PERIOD OF ONE (1) YEAR, OR FOR THE
PERIOD OF WARRANTY CUSTOMARY, OR STIPULATED FOR, THE TRADE, CRAFT, OR PRODUCT, WHICHEVER IS LONGER. THEREFORE, ONLY COMPETENT
MECHANICS CAPABLE OF PRODUCING GOOD WORKMANSHIP CUSTOMARY TO THE TRADE SHOULD BE USED.
5. THE CONTRACTOR SHALL COORDINATE WITH THE OWNER, OR THEIR AUTHORIZED AGENT, TO DETERMINE ALL EXISTING MATERIALS TO BE SALVAGED
AND RETAINED BY THE OWNER. THE CONTRACTOR SHALL REMOVE SALVAGEABLE MATERIALS FROM THE SPACE AND STORE IN A LOCATION AS
DIRECTED BY THE OWNER. ALL OTHER MATERIALS, RUBBISH, AND DEBRIS ,SHALL BE REMOVED AND PROMPTLY DISPOSED OF BY THE CONTRACTOR
AT AN OFFSITE LOCATION. THE CONTRACTOR SHALL TAKE ALL NECESSARY PRECAUTIONS TO ASSURE THAT ALL PROPERTY IMPROVEMENTS (I.E.
PARTITIONS, DOORS, FRAMES, CABINETS, CEILING GRID, CEILING TILE, AND THE ELECTRICAL AND MECHANICAL DEVICES, ETC.) WHICH ARE TO REMAIN,
ARE PROTECTED FROM DAMAGE OF ANY KIND.
6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR FIELD VERIFYING ALL EXISTING WORK WHICH IS TO REMAIN, AND DETERMINING WHETHER OR NOT IT
CAN BE REPAIRED AND/OR RECONDITIONED TO MATCH AND BLEND WITH NEW MATERIALS AND COMPONENTS. HE SHALL OBTAIN THE OWNER'S
APPROVAL OF THE SCOPE AND LIMIT OF SAID WORK PRIOR TO STARTING CONSTRUCTION AND RECOMMEND AN ALLOWANCE IF NECESSARY. NO
CHANGE ORDERS SHALL BE ACCEPTED FOR COMPLETED WORK THAT DOES NOT CONFORM TO THE STANDARDS ESTABLISHED AT THE TIME OF BID
ACCEPTANCE.
7. THE CONTRACTOR SHALL BE RESPONSIBLE FOR FAMILIARIZING HIMSELF WITH THE PROJECT SCOPE OF WORK, BUILDING STANDARDS, SCHEDULE AND
DEADLINES. THE CONTRACTOR SHALL FURTHER BE RESPONSIBLE FOR ADVISING THE OWNER OF ALL LONG LEAD TIME ITEMS AFFECTING THE
PROJECT SCHEDULE AND SHALL, UPON REQUEST FROM THE OWNER, SUBMIT ORDER CONFIRMATIONS AND DELIVERY DATES FOR SUCH LONG LEAD
TIME ITEMS TO THE OWNER.
8. THE CONTRACTOR SHALL COORDINATE WITH THE BUILDING OWNER ACCESS TO THE SPACE AND THE ONGOING CONSTRUCTION WORK. DISRUPTIVE
OR POTENTIALLY HAZARDOUS CONSTRUCTION ACTIVITIES OCCURRING WITH IN OR ADJACENT TO OCCUPIED SPACE SHALL BE COORDINATED TO OCCUR
AFTER NORMAL OFFICE HOURS, SO AS TO MINIMIZE DISTURBANCE TO BUILDING OCCUPANTS.
9. THE CONTRACTOR SHALL COORDINATE WITH THE BUILDING OWNER FOR DELIVERY TO THE SPACE OF ALL BUILDING MATERIALS, AND SHALL ARRANGE
FOR USAGE OF THE FREIGHT ELEVATOR (OR SUCH ELEVATOR DESIGNATED). IF DELIVERY OF BUILDING MATERIALS INVOLVES THE USE OF FACILITIES
OTHER THAN THE AVAILABLE ELEVATORS, THE CONTRACTOR SHALL COORDINATE SUCH ACTIVITIES IN SUCH A MANNER WHICH POSES NO HAZARD TO
ANY PERSONNEL WITHIN OR AROUND THE BUILDING OR BUILDING SITE.
10. ALL CONTRACTOR OR SUPPLIER REQUESTS FOR SUBSTITUTIONS OF SPECIFIED ITEMS SHALL BE SUBMITTED IN WRITING, ACCOMPANIED BY THE
ALTERNATIVE PRODUCT INFORMATION TO THE ARCHITECT. ALL SUBSTITUTIONS SHALL BE SUBMITTED TO THE ARCHITECT, NO LATER THAN (10)
WORKING DAYS PRIOR TO BID OPENING DATE. SUBSTITUTIONS SHALL ONLY BE CONSIDERED ONLY IF THEY DO NOT SACRIFICE QUALITY,
APPEARANCE, AND FUNCTION. UNDER NO CIRCUMSTANCES WILL THE OWNER BE REQUIRED TO PROVE THAT A PRODUCT PROPOSED FOR
SUBSTITUTION IS OR IS NOT EQUAL QUALITY TO THE PRODUCT SPECIFIED.
11. UNDER NO CIRCUMSTANCES SHALL THE CONTRACTOR SCALE THE DRAWINGS TO DETERMINE THE DIMENSIONS. SEE FLOOR PLAN FOR DIMENSION
LOCATIONS.

THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE INSTALLATION OF ALL SELECTED MATERIALS WHICH SHALL BE COMPLETE IN ALL RESPECTS
PRIOR TO THE FINAL ACCEPTANCE, UNLESS OTHERWISE NOTED.
13. THE CONTRACTOR SHALL PRESERVE ALL PRINTED INSTRUCTIONS AND WARRANTIES THAT ARE PROVIDED WITH EQUIPMENT OR MATERIALS USED, AND
DELIVER SAID PRINTED MATTER TO THE OWNER AT THE TIME(S) DESIGNATED FOR 0 & M MANUAL DISPERSEMENT. THE CONTRACTOR SHALL
INSTRUCT THE OWNER OR OWNER'S REPRESENTATIVE IN THE PROPER USE OF THE EQUIPMENT FURNISHED BY THEIR TRADE.
14. GENERAL CONTRACTOR IS TO PROVIDE A THOROUGH CONSTRUCTION CLEAN-UP AT CLOSE-OUT, INCLUDING VACUUMING AND CLEANING ALL
CARPETING. SEE SPECIFICATIONS FOR FINAL CLEANING.
15. THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS OF CUSTOM MILLWORK, CUSTOM FABRICATION OR MANUFACTURE, AND PHYSICAL SAMPLES OF ALL
FINISH MATERIALS SPECIFIED TO THE ARCHITECT FOR REVIEW AND APPROVAL BY THE OWNER.
16. REVIEWED SHOP DRAWINGS AND SCHEDULES PREPARED BY OTHERS SHALL NOT BE CONSTRUED TO BE PART OF THE CONTRACT DOCUMENTS, AS
THE ARCHITECT ASSUMES NO RESPONSIBILITY FOR DRAWINGS, SCHEDULES AND/OR SPECIFICATIONS FOR WORK ON THE PROJECT PREPARED OR
ACCOMPLISHED BY OTHERS.
17. THE ARCHITECT WILL REVIEW THE DRAWINGS AND SAMPLES SUBMITTED BY THE CONTRACTOR (FOLLOWING A REVIEW BY THE GENERAL CONTRACTOR)
FOR CONFORMITY WITH THE INFORMATION CONTAINED IN THE CONSTRUCTION DOCUMENTS.
18. CONTRACTOR TO FOLLOW ALL BUILDING STANDARDS, INTERIM LIFE SAFETY MEASURES AND COORDINATE SCHEDULING OF WORK WITH AFFECTED TENANTS
(IF APPLICABLE) PRIOR TO STARTING.
19. CONTRACTOR TO FIELD VERIFY ALL DIMENSIONS AND EXISTING CONDITIONS AND NOTIFY ARCHITECT, IN WRITING, OF ALL DISCREPANCIES. CONTRACTOR
TO REVIEW & RECORD EXISTING CEILING FIELD CONDITIONS, LIGHT FIXTURE AND MEP SUPPLY/RETURN LOCATIONS, SPRINKLER HEADS, AND ALL OTHER
CEILING ITEM LOCATIONS PRIOR TO CONSTRUCTION. DISCREPANCIES IN THIS INFORMATION SHALL BE RECORDED IN THE CONSTRUCTION FIELD SET.
20. THE GENERAL CONTRACTOR AND EACH TRADE IS RESPONSIBLE FOR REVIEWING AND COORDINATING ALL NEW WORK WITH ALL EXISTING CONDITIONS AND
WITH ALL OTHER TRADES.
