re: Anderson Acres Subdivision Primary and Secondary Plat Applications
Dear Mr. Anderson:
Our office has reviewed the Primary and Secondary Plat applications filed for the proposed
Anderson Acres Subdivision. The following are comments that need to be addressed and plans
updated accordingly:
Application:
• The filing fee for the Primary Plat petition is$525.00.
• The total filing fee for the two Subdivision Waivers is $500.00 ($450.00 for the first+ $50.00
for the second).
• The filing fee for the Secondary Plat application is$500.00.
Primary Plat:
• The Primary Plat documents submitted with the application will suffice for this project.
Secondary Plat:
• As a minor subdivision within an S-1/Residential Estate district, this subdivision is exempt
from the provisions of the Residential Open Space Ordinance(ROSO).
•Please delete the zoning classification from the Secondary Plat.
•Please label the property"Lot 1."
•Please change the year on all certificates from"1999"to"2000."
• The newly-adopted Thoroughfare Plan for the Township calls for a 20-foot half on Six Points
Road, which is now designated a Residential Street. This appears to be accurately shown on
the documents submitted.
• All correspondence from the Technical Advisory Committee will need to be submitted to
this Department.
Given the nature of this project, you will not be required to attend a TAC meeting; however,
copies of any correspondence received from members of the Committee should be forwarded to this
Department.

Docket numbers have been assigned to the various aspects of this project, and you will be
given them at the time the filing fees outlined above are paid.
I have enclosed examples of public notice for Primary Plats, as you requested. The public
notice for this project should be published in the Noblesville Daily Ledger no later than January 21 in
order to meet the notice requirements for the February 15, 2000, Plan Commission meeting. You
should have your advertisement to the newspaper no later than January 17 to ensure you meet this
deadline.
Thirty (30) days after the Primary Plat has been approved by the Commission, the Secondary
Plat is eligible for approval. Assuming the Primary Plat is approved at the February 15, 2000, Plan
Commission meeting, the Secondary could be considered as early as March 16, 2000.
Once our office has received revised plans, further comments will be forthcoming. If you have
